Flat roof surveys for Wittersham homes and businesses

Different roofs, different checks

Mastic asphalt

Asphalt has no laps, so its weak points are cracks and the skirtings at walls and upstands. Our report notes crazing, cracks and any likely entry points.

Rooflights and upstands

Rooflights, lanterns and upstands are where many flat roof leaks begin. We check the seals and the covering around each one.

About our flat roof survey in Wittersham

A flat roof survey looks at the covering, the edges, the outlets and the details where the roof meets walls and rooflights. Felt, asphalt, EPDM, GRP and single-ply PVC or TPO roofs are all part of the work. It suits a small roof over an extension or garage as well as a large one over flats, offices or units. You get a photo-illustrated written report and our recommendations. If you’re worried about loose or cracked edge trims and splits, cracks and crazing, a survey will tell you what’s going on.

Somewhere as small as Wittersham, flat roofs tend to be on extensions, garages and converted outbuildings. The checks are the same as anywhere: the covering, the edges, the upstands and where water drains away. We simply plan the journey and access beforehand. If there are outbuildings or garages with flat roofs, mention them when you book.

We keep jargon out of it: where something needs attention, it says so plainly, and where it can wait, that is said too.

Flat and commercial roofs around Wittersham

Older houses across Kent often have handmade clay or peg tiles, and many have tile-hung walls. You will also find oast houses and timber-framed Wealden hall houses among the county’s older buildings. Flat roofs fill the gaps in between, on extensions, garages, dormers and business premises. Smallhythe Place, about 1.6 miles north, is one of the historic houses in the wider area around Wittersham. If your house is among the older ones, expect a mix of original materials and later repairs on the roof.

If you own a rental within reach of Rye station, the flat roof over a let home is worth a look before it becomes a tenant complaint. If you look after a building such as Wittersham Church of England Primary School, large flat roofs, common on schools and other public buildings, need their outlets, upstands and coverings checked regularly.

Wittersham is about 11 miles south-west of Ashford, in Kent. If you are in Wittersham, booking works exactly as it does anywhere else: a call or an email, a price, then a date. Wittersham is one of the places in Kent we cover for flat roof surveys. Maidstone is in our area too.

How the survey works

Every roof is different, but as a rough guide the survey takes about 1–2 hours for a house, with bigger or more complicated roofs taking longer. If you have questions on the day, just ask. In a hamlet or village like Wittersham, a postcode does not always lead to the right gate, so a few directions are welcome. The visit itself is the same as anywhere else.

  1. First you give us the address, what the roof covers and any leaks you’ve noticed.
  2. We view the roof from ground level, from windows and from the roof where it is safe to do so.
  3. We check and photograph the covering, the falls, the upstands, the outlets, the trims and any rooflights.
  4. Where there’s safe access, we look at the ceilings and spaces below for signs of water.
  5. We send a written report with photos, the defects we found and what we recommend.

How to prepare

  • If you’re buying, let the agent know when we are coming
  • Unlock side gates and any roof access doors
  • For flats, check roof access has been agreed

Related advice

Do you need a flat roof survey in Wittersham?

Water that does not drain sits on the roof and speeds up wear. It typically comes from poor falls, a blocked outlet or a deck that has dipped. Leaves and silt from nearby trees can soon choke an outlet.

Common reasons to book include:

  • Edge trims that have lifted or split
  • Blistering in felt or asphalt
  • Leaks around rooflights
  • Standing water left after rain

Take an older house close to Parish Church of St John the Baptist: later flat-roofed additions are common on older houses, and their edges and upstands frequently show the first signs of wear.

Choosing a roof surveyor

  • How long the report takes to arrive
  • Whether they hold professional indemnity and public liability insurance
  • Will the report include photos?
  • What follow-up you get after the report

What a roof survey includes

What affects the price in Wittersham

Several things affect the price of a survey:

  • Chimneys, valleys, parapets and other details
  • The type of building, from a house to a block or an office
  • Whether thermal imaging or a drone is needed
  • The height of the building and how the roof can be seen safely

Flat roof survey starts from £150, including VAT. The final price depends on how big and how high the roof is, how it can safely be seen and which survey you book.

What we need to know

When you call or email, these details help:

  • Pictures of the roof from a safe spot, if you have them
  • Any deadline, such as an exchange date
  • What made you get in touch
  • The property’s address and postcode

Unsure which package suits your roof? The easiest way is to ring 07833 053749 or drop us an email and describe the roof and why you want it surveyed. We will explain the options and the price.

What happens if roof problems are left?

Standing water on a flat roof rarely sorts itself out. Most often it means blocked outlets, poor falls or a deck that is dipping, and every wet spell adds to the wear. Knowing the cause early gives you more choice over what to do. Older and listed buildings around Wittersham may need consent and matching materials for repairs, so a defect found early gives time to plan the work properly.

Price depends partly on the package: from £150 for Basic, £250 for Standard and £400 for Premium, with VAT included. Size, height and access can affect the price too.

Wittersham questions

Is Wittersham in the area you cover?

We do. The survey and report are the same in Wittersham as anywhere else, and visits run on weekdays and weekends.

Will you come out to Wittersham?

We do. A small place gets exactly the same survey as a big one.

Do you survey commercial flat roofs?

Yes. We survey flat roofs on commercial buildings as well as homes. Expect about 3 to 4 hours on site for most commercial roofs, and larger roofs are quoted for their size.

Which flat roof coverings do you cover?

Felt, mastic asphalt, EPDM rubber, GRP fibreglass and single-ply membranes are all part of the work. The report names the covering and explains its condition.

Can you give me structural calculations?

No. We are roof surveyors, not structural engineers, and it does not include calculations. If we see signs that need an engineer’s opinion, we’ll recommend one.

Can you survey in bad weather?

A survey can normally go ahead in light rain. Heavy rain or strong wind can ground a drone and make the roof unsafe, so we will agree a new date if the weather isn’t suitable.

Do you look in the loft space?

If there is a loft and safe access to it, yes. The loft space can show things the outside can’t, like damp timbers, staining or daylight.

What you can safely check yourself

After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.

A DIY look is useful, but it isn’t a survey. You will not see flashings, valleys or the backs of chimneys properly from ground level, and those are details a survey looks at closely.
