Electronic leak detection around Greenhithe

Greenhithe lies within about 5 miles of the sea, and places near the sea get more salt in the air and more wind than inland. Salt in the air is hard on metal flashings and fixings, and wind catches any loose edge on a flat roof. Older houses across Kent often have handmade clay or peg tiles, and many have tile-hung walls. Kent’s older buildings take in oast houses and timber-framed Wealden hall houses as well. Mixed in with those pitched roofs are a good many flat ones, over rear extensions, dormers, garages and shops.

Anyone responsible for a site like Knockhall Primary School will know that schools and public buildings frequently have big flat roofs, and their outlets and upstands need regular checks. Landlords with a home close to Greenhithe for Bluewater station may find that the flat roof over a let home is worth a look before it becomes a tenant complaint. Take an older house close to Church of St Mary: any flat roof added at the back or on a dormer is likely to be far younger, and less durable, than the main roof.

Electronic leak detection for homes and businesses in Greenhithe

ELD is a way of pinpointing breaches in a flat roof’s waterproofing membrane. It works with an electrical current which can only get through the membrane at a breach. It can find holes too small to spot by eye, so your roofer can repair them. You get a written report with photos of each breach found. Common reasons to book are leaking laps in the waterproofing and breaches around outlets and penetrations, on liquid-applied waterproofing, flat roof membranes and single-ply roofs.

In a smaller place like Greenhithe, some flat roofs sit in the open, where wind can catch loose edges and trims. Sun on a flat roof also ages felt and bitumen. Splits, blisters and lifting edges are what to look out for. Standing water that lingers for days after rain is another sign worth watching for.

Every survey ends with a written report, with photos, emailed to you. It sets out the condition of the flat roof membrane, any defects and our written recommendations.

What electronic leak detection doesn’t cover

No survey can tell you everything, and it’s better to know them up front. Keep these in mind:

  • Moisture spread under the membrane
  • Build-ups without a suitable layer below
  • Carrying out the repair work

If in doubt, ring 07833 053749 or send us an email and we will recommend the right survey before booking. What a survey covers and does not.

Greenhithe: your questions answered

Is the coastal weather around Greenhithe hard on roofs?

Places near the sea get more wind and more salt in the air than inland, and both are hard on roofs. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces.

Is my home in Greenhithe listed or in a conservation area?

For listing, use Historic England’s list; for conservation areas, ask the council. It matters most if you are planning to re-roof in a different material.

Do you test for asbestos?

No. We do not sample or test for asbestos. Where a material might contain it, such as old cement sheets on a building from before 2000, the report flags it, with a recommendation to have a specialist asbestos surveyor check before it’s disturbed.

When does the report arrive?

That depends on the survey you book: Basic within 48 hours, Standard in 24–48 hours and Premium the same day. The report is emailed to you.

Do you survey roofs on blocks of flats?

Yes, as long as access is agreed. The roof of a block or converted house is often shared, so the building owner or managing agent needs to agree access. We inspect only the parts we’re allowed to reach.

How many surveys have you done?

We have been surveying roofs for over 20 years and have carried out more than 5,000 surveys across London and South East England.

How do you choose the testing method?

We choose the method that suits the roof. We’ll explain why when we quote.

The survey, step by step

Every roof is different, but as a rough guide the survey takes a length of time set by the size of the roof and how it’s built, which we’ll explain when we quote. You’re welcome to ask questions while we’re there. In a smaller place like Greenhithe, parking is seldom the issue; lanes, gates and long drives are worth mentioning. On bungalows and lower roofs, much can be seen from ground level, with the loft showing the underside.

  1. We agree the area to be tested.
  2. We get the roof ready for testing.
  3. Testing runs across the agreed area.
  4. Each breach found is located and recorded.
  5. You receive the results to pass to your roofer.

Before we arrive

  • Keep pets out of the way during the survey
  • Buyers: confirm access with the estate agent or seller
  • Find any records of previous roof work

Booking a survey

Buyers should book once an offer has been accepted, so you have the findings in time to act on them before you exchange. For any other survey, just ring 07833 053749 or email us when you are ready.

Rented homes, blocks and businesses

Freeholders and residents’ companies use a roof report to plan and budget, putting the urgent items at the top.

Roof problems in a rented home affect tenants as well as the building. A survey shows what needs attention, so you can plan the work around your tenants.

Different roofs, different checks

Liquid-applied waterproofing

Liquid-applied coatings form a seamless layer but holes and thin areas can occur. Suitability for ELD depends on the system.

EPDM rubber roofs

EPDM is a long-lasting flat roof membrane, but punctures and seam failures still happen.

How we price electronic leak detection

Prices vary from roof to roof, and it comes down to:

  • Building height and the viewpoints available
  • Features like valleys, chimneys, dormers and parapets
  • The type of building, from a house to a block or an office
  • Extensions, dormers and garages with roofs of their own

Bigger, taller and commercial roofs take more time to survey, so they’re priced to match. You will know the figure before booking.

What to let us know when you contact us

When you call or email, these details help:

  • Where water is showing inside, if it is
  • Why you want a survey: buying, a leak, a storm or new work
  • How the loft is reached, if there is one
  • Photos of the roof, taken safely from the ground or a window

To book a survey, phone 07833 053749 or drop us an email and let us know the address and what’s prompted the survey. You’ll know the price before anything is booked.

DIY checks: what’s safe

A DIY look is useful, but it is not a survey. From ground level, valleys, flashings and the backs of chimneys are frequently out of sight, and those are details a survey looks at closely.

Keep a simple record: when leaks happen, ground-level photos and any past roof work. Share it with us as you book and it will help the survey.
