Pre-purchase roof surveys for Greenhithe homes and businesses

Pre-purchase roof surveys for homes and businesses in Greenhithe

A RICS Level 2 or Level 3 survey covers the whole building, and the roof is only one part of it. We don’t offer a RICS home survey, and ours isn’t a substitute for one. It adds a focused look at the roof on its own, with photos of what we find and written recommendations. You can have both. We survey lead flashings and valleys, the roof space and flat-roofed extensions and dormers, and common reasons people get in touch are sagging ridge lines or uneven roof slopes and signs of past leaks inside the loft.

In a smaller place like Greenhithe, some houses face open ground, which can mean more wind and rain on the roof. Ridges, verges and flashings are where that weather usually shows first. Whether you are buying or signing off new work, those edges deserve a proper look. Wind lifts anything already loose, so a small fault on an exposed roof does not stay small for long.

Findings are set out part by part, from the coverings down to the gutters. It records what’s sound as well as what is not.

Do you need a pre-purchase roof survey in Greenhithe?

Blocked or leaking gutters do damage that isn’t obvious at first. Water spilling over a gutter soaks brickwork and can rot fascias and rafter ends. Valley and parapet gutters can overflow inside the house. They’re part of what we look at.

A survey makes sense if you’ve noticed:

  • Worn or lifted lead flashings
  • Gutters choked with leaves and moss
  • Cracked flaunching or crumbling chimney pointing
  • Sagging ridge lines or uneven roof slopes

Landlords with a home close to Greenhithe for Bluewater station may find that a written report helps before buying a rental or paying for a new roof on one.

Greenhithe questions

Is Greenhithe within the area you cover?

Yes, Greenhithe is on our map. Villages and rural addresses get the same survey as a town house.

Does being near the coast affect roofs in Greenhithe?

Places near the sea get more wind and more salt in the air than inland, and both are hard on roofs. Salt is hard on nails, clips and metal flashings, while strong wind lifts anything already loose.

Is your roof survey a RICS survey?

No. Our survey looks at the roof only, and it isn’t a RICS home survey. It works alongside a home survey.

Do you use drones?

Where it helps and the rules allow, yes. We hold a CAA Flyer ID and Operator ID and fly a drone under 250g, and every flight depends on the airspace and the weather.

Is this an asbestos survey?

No. We can flag materials that might contain asbestos, but confirming it is a job for a specialist asbestos surveyor. Buildings built or refurbished before 2000 may contain it.

How many surveys have you done?

We have more than 20 years’ experience and have completed over 5,000 surveys across London and the South East.

Does someone need to be in?

Not always. An outside-only look can be arranged beforehand, but anything inside needs someone there to give access.

What we cannot see

It’s a careful look at the roof, not the whole story. The main limits are:

  • The condition of the rest of the house (that’s a RICS home survey)
  • What’s under the slates, tiles or felt
  • Whether timbers meet design loads

If in doubt, ring 07833 053749 or use the contact form and we will point you to the right survey. What our survey covers.

Roof types and parts we check

  • Chimney stacks
  • Natural slate
  • The roof space
  • Gutters and downpipes
  • Flat-roofed extensions and dormers
  • Lead flashings and valleys
  • Clay and concrete tiles

Greenhithe homes and their roofs

Greenhithe lies within about 5 miles of the sea, and wind near the sea can be strong. The weather on the day decides whether a flight goes ahead, as a small drone cannot fly safely in strong wind or heavy rain. Listing and conservation areas can both shape what roof work is allowed on an older home. Your council and Historic England’s list will tell you where you stand, before anyone quotes for re-roofing.

If you live in an older home near Church of St Mary, the roof may have had decades of patch repairs, and the survey shows where they are.

Greenhithe is about 3 miles east of Dartford, in Kent. In Greenhithe, as across Kent, every roof gets the same careful survey. We cover towns and villages across Kent, large and small. Our London page covers surveys nearby.

We work across DA9 and DA10 for pre-purchase roof surveys. We offer pre-purchase roof surveys to properties on Bean Road, The Avenue and Abbey Road. Greenhithe sits on or near the A206, which makes travel easy. Close by, we survey roofs in Swanscombe (1 mile south-east), Stone (1 mile south-west), Bean (2 miles south), West Thurrock (2 miles north) and Darenth (2 miles south-west). Further out, we also cover Dartford (3 miles west), Sevenoaks (12 miles south), Gravesend (4 miles east), Northfleet (3 miles south-east), Swanley (6 miles south-west) and Kings Hill (13 miles south-east).

What’s near Greenhithe

We work in homes and buildings around Castle Hill Park, The Ebbsfleet Academy and The White Hart Public House and the streets around them. DIY checks: what’s safe

A DIY look is useful, but it is not a survey. From the ground, valleys, flashings and the backs of chimneys are frequently out of sight, and those are details a survey looks at closely.

After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date.

How the survey works

We’ll ask a few questions first, like when any problem began and what work has been done before. The inspection then takes about 1–2 hours on an ordinary house, with bigger or more complicated roofs taking longer. A visit to Greenhithe is planned like any other: the time, the access and where to park are agreed in advance. Weekday and weekend visits are both possible. If there are outbuildings or garages you want looked at, mention them.

  1. We help you pick the package that suits the property.
  2. A date is booked on a weekday, Saturday or Sunday.
  3. We inspect and photograph every part of the roof we can safely see.
  4. Standard and Premium surveys add the extra checks they include.
  5. You receive the report, with findings prioritised by urgency, so you can raise them with the seller.

Before the survey

  • Have any questions written down, so nothing gets missed
  • Check we can get to the back of the property
  • If you are buying, check with the agent that we can get in

Advice

Why act early in Greenhithe

Leaving it means judging the roof from the street. That will not show slipped slates on the rear slope, a worn valley or cracked flaunching. We fill that gap before you’re tied in, with photos of anything that needs attention. In a smaller place like Greenhithe, wherever a roof is exposed, a loose ridge or flashing does not stay loose for long. Wind gets under it and lifts more, and water follows.

What affects the cost of pre-purchase roof surveys

Survey packages start from £150, with VAT included. The price for your roof depends on:

  • The height of the building and how the roof can be seen safely
  • The size of the roof
  • How complicated the roof is, with its valleys, chimneys and parapets
  • Commercial roofs and larger buildings

A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package matters as well. The price is always agreed first.

What we need to know

A few details help us point you to the right survey and price. When you contact us, tell us:

  • Any marks or damp showing indoors
  • Where the property is, with the postcode
  • Any photos you have, taken from ground level or a window
  • What made you get in touch

To arrange a survey, ring 07833 053749 or email us with the address and what you’d like to know about the roof. You’ll know the price before anything is booked.
