- Gutters choked with leaves and moss
What you can safely check yourself
Look up at the roof after a storm, from the ground: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.
It helps to keep a record: when leaks happen, ground-level photos and any past roof work. Share it with us as you book.
Pre-purchase roof survey in West Thurrock
The roof is one of the most expensive parts of a home to repair, and one of the hardest for a buyer to see. A pre-purchase roof survey looks at it closely before you’re tied in. We check the coverings, ridges, valleys, flashings, chimneys and gutters, and the loft space where it is safe to get in. You get a photo-illustrated written report. We’re frequently asked to look into flashings that have lifted or split and old water stains in the roof space, on lead flashings and valleys, natural slate and flat-roofed extensions and dormers.
Smaller places like West Thurrock often have bungalows and cottages as well as houses, many of them extended or given dormers over the years. Even on a low roof, dormers, valleys and flat-roofed additions need a careful look. The same goes for a purchase or a new roof around West Thurrock. Snags and wear both tend to show at dormer lead work and along flat-roof edges.
The report is written in plain words, so it makes sense without any roofing background. Each point is backed by a photo where possible.

Common questions in West Thurrock
Does being near the coast affect roofs in West Thurrock?
Often, yes. Within about 5 miles of the sea, as West Thurrock is, metal fixings wear faster and gales find any loose ridge or slate.
Is West Thurrock within the area you cover?
Yes, we do. Our area covers London and the South East, from towns to the smallest villages. The journey is planned ahead, so it helps to know about access.
How long have you been surveying roofs?
We have more than 20 years’ experience and have completed over 5,000 surveys across London and the South East.
I live in a flat. Can you survey the roof?
Yes, once access has been agreed. The roof of a block or converted house is often shared, so the freeholder or managing agent needs to agree access. We inspect only the parts we’re allowed to reach.
Is this an asbestos survey?
No. We do not carry out asbestos surveys or testing. If we see materials that could contain asbestos, such as cement roof sheets or soffits on buildings from before 2000, we flag them.
Is this the same as a RICS Level 2 or Level 3 survey?
No. It is a roof survey by an experienced roof surveyor, with a written report and photos. It is not a RICS survey and doesn’t cover the rest of the house.
How long will you be at the property?
Allow between one and two hours on an ordinary house, and more on a big or complicated roof. We’ll give you an idea of timing when booking.
What affects the cost of pre-purchase roof surveys
What a survey costs depends on the time and equipment it needs. The main factors are:
- Features like valleys, chimneys, dormers and parapets
- Roof area
- Whether it is a home or a commercial building
- If the survey needs thermal imaging or a drone
Our price is from £150, including VAT. The final price depends on how big and how high the roof is, how it can safely be seen and which survey you book.
What to let us know when you contact us
If you can, have these to hand when you get in touch:
- Access details, like a loft hatch or a shared roof
- Pictures from the garden or a window, if you have them

- When you need the report by
Prices start from £150, including VAT. What you pay depends on the roof’s size, access and the package, so ring 07833 053749 or drop us an email with the details.
Buying a home or a new roof in West Thurrock
West Thurrock is within about 5 miles of the coast, so there is more wind and more salt in the air than further inland. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces, so exposed details get a careful look whether you are buying or signing off new work. About 4.7 miles north-west lies Rainham Hall, a reminder of how long the area around West Thurrock has been built on. Older homes in the wider area frequently have features worth a closer look, like lead valleys, tall stacks and roofs that have been patched over the years.
Take an older house close to St Clement's Church: older patch repairs can hide behind a tidy front slope, and the survey looks past them. If you own a rental within reach of Chafford Hundred station, a roof report gives you a clear picture before you buy or settle up with a roofer.

When you need someone else
Every survey has limits, and we’d rather be clear about that before you book. Keep these in mind:
- Faults hidden behind ceilings, boards or coverings
- Whether materials contain asbestos (that needs a specialist asbestos surveyor)
- How a seller will respond, or what the house is worth
If you’re not sure which survey you need, ring 07833 053749 or email us and we will give you a straight answer. What our survey covers.
Roof types and parts we check
- Flat-roofed extensions and dormers
- Chimney stacks
- Lead flashings and valleys
- Clay and concrete tiles
- Gutters and downpipes
- Natural slate
- The roof space
What we look for on each type of roof
Flat roofs
Flat roofs on extensions, dormers and garages are easy to forget about. Felt roofs frequently last around 15 to 20 years, rubber longer and GRP up to about 30. We look for signs of age and failure.
Natural slate
Good slate is one of the longest-lasting roof coverings, but the nails holding it corrode long before that. Slipped or missing slates are a sign of ‘nail fatigue’.
Why act early in West Thurrock
A seller may honestly not know the state of the roof. The forms they complete only show what they’re aware of. An independent look tells you how the roof is now. Around West Thurrock, leaves and moss in gutters lead to overflowing water and damp walls. It’s easy to sort the cause early and slow to dry a damp wall.
Price depends partly on the package: from £150 for Basic, £250 for Standard and £400 for Premium, including VAT. The roof’s size, height and access matter as well.

What we do, step by step
We look at the roof from outside and, where it’s relevant and there is safe access, from inside the loft space too. In the loft, the signs we look for are staining, damp, daylight and sagging. The whole visit normally takes an hour or two at a typical house, with time for the loft where it can be reached. A visit to a smaller place like West Thurrock is no different on the day: outside, inside and from any safe vantage point, in that order. It is useful to show us anything you’ve already noticed.
- After your offer is agreed, you book and share your timetable.
- We arrange access with you, the agent or the seller, including the loft.
- We start outside, looking at the roof from ground level and from vantage points.
- Inside, we check the loft space and look at the roof from windows.
- The report is emailed with photos and recommendations, ready to use before exchange.
Getting ready for the survey
- Gather any invoices or paperwork from past roof work
- Agree roof access with the managing agent if it is shared
- Clear the way to the loft hatch
