Pre-purchase roof survey in Stone
Buying a home is a big commitment, and the roof is one of the costliest parts to put right. Our pre-purchase roof survey gives you a close look at it before you’re committed. We check the coverings, ridges, valleys, flashings, chimneys and gutters, and the loft space where it’s safe to get in. The findings come in a written report with photos. We survey chimney stacks, the roof space and flat-roofed extensions and dormers, and the problems we are asked to look at most are blocked or leaking gutters and sagging ridge lines or uneven roof slopes.
Bungalows, chalet bungalows and older cottages are common in smaller places like Stone, many of them extended or given dormers over the years. Low roofs are easier to see from ground level, but dormer cheeks, valleys and flat-roofed additions still need close attention. The same goes for a purchase or a new roof around Stone. Snags and wear both tend to show at dormer lead work and along flat-roof edges.
The written findings come by email, ready to forward to whoever needs them. Turnaround is within 48 hours for Basic, 24–48 hours for Standard and same day for Premium.

What a survey costs
Survey packages start from £150, including VAT. The price for your roof depends on:
- The type of building, from a house to a block or an office
- Extra roofs, like extensions, dormers or garages
- Any need for thermal images or a drone flight
- Which survey package you book
The Premium Survey includes thermal imaging and drone inspection where it applies, from £400 inc. VAT. We can help you choose the package that fits what you want to find out.
Getting in touch
If you can, have these to hand when you get in touch:
- Photos of the roof, taken safely from the ground or a window
- What made you get in touch
- When you need the report by
- The address and postcode of the property
To arrange a survey, call 07833 053749 or drop us an email with the address and what you’d like to know about the roof. We’ll confirm the price before you book.
Different roofs, different checks
Clay and concrete tiles
Older homes in the South East frequently have handmade clay tiles, including Kent peg tiles on some. Where pegs have rotted, tiles can slip, so we look for gaps along the courses.
Lead flashings and valleys
Many older houses have lead in their valleys and hidden gutters. Splits in a lead valley send water inside, and missing lead is not unknown, as it is a target for thieves.
Leave it or get it looked at?
A seller may honestly not know the state of the roof. Their answers on the property forms only cover what they know about. Our survey shows you the roof as it is today. Tradespeople may need to travel further to a smaller place like Stone, so it’s useful to plan roof work rather than call someone out in a hurry. A survey gives you that notice.
To find out what your survey will cost, phone 07833 053749 or send us an email with the address and a few details. We’ll confirm the figure before booking.

Stone homes and their roofs
Stone is within about 5 miles of the coast, and wind near the sea can be strong. A small drone cannot fly safely in strong wind or heavy rain, so the weather on the day decides whether a flight goes ahead. If your survey includes the drone, we check the Drone Safety Map for restrictions before flying.
If you let a flat or house near Stone Crossing station, the roof is worth checking before you add another property to a portfolio or pay a roofer in full. If you live in an older home near Church of St Mary, the roof may have had decades of patch repairs, and the survey shows where they are. Hall Place and Gardens, about 4.8 miles west, is one of the historic houses in the wider area around Stone. When you buy an older home, the roof’s age, past repairs and any listing all affect what you might spend later.

How it works
We photograph the roof as we go, so you can see in the report what we found and where. We take close-ups from wherever is safe. A typical visit takes about one to two hours at most homes, while a commercial roof takes nearer three to four hours. A visit to a smaller place like Stone is no different on the day: we look from the ground, from windows, from the loft and from the roof where it’s safe. It helps to show us anything you’ve already noticed.
- We help you pick the package that suits the property.
- A date is booked on a weekday, Saturday or Sunday.
- We inspect and photograph every part of the roof we can safely see.
- Standard and Premium surveys add the extra checks they include.
- You receive the report, with findings prioritised by urgency, so you can raise them with the seller.

Advice
Checking the roof from ground level
During heavy rain, look at the gutters from the ground or a window. Overflowing water can be a sign of a blockage or a gutter that has dropped.
Fresh stains on ceilings or walls after rain are worth noting. Take a photo and write down when you saw it.
Before and after the survey
A little preparation and a few simple habits help, both for the survey and for the roof itself. Our tips:
- Ask who repairs the roof under the lease
- Ask the seller about past roof repairs
- Ask the agent to make sure the loft hatch can be opened
- Ask whether there are papers for past roof work
It’s worth sharing the report with your solicitor so questions can go to the seller’s solicitor. It can prompt questions about past roof work and any paperwork for it, especially where we have found patch repairs.
Look in the loft now and then, with care and a good torch. Watch for stains, damp timbers and chinks of daylight. Photos help if you later need a roofer or another survey.
Questions from Stone
Does a conservation area affect roof work in Stone?
Start with Historic England’s list for listing and your council for conservation areas. It is worth checking before planning roof work, as both can affect what’s allowed.
Will you come out to Stone?
We do. A small place gets exactly the same survey as a big one, with the route planned beforehand.
How long does the survey visit take?
On site, it usually takes between one and two hours on an ordinary house, while a commercial roof takes nearer three to four hours. Report times depend on the package, from the same day for Premium to within 48 hours for Basic.
Does your survey replace a RICS home survey?
No. It’s a dedicated roof survey, and you get a written report with photos. It is not a RICS survey and does not cover the rest of the house.
What insurance do you have?
Our surveys are covered by professional indemnity and public liability insurance. Ask if you need details for a managing agent or building owner.
Do you need access inside the house?
Ideally, yes. The loft tells us a lot about the roof, and upstairs windows give useful views. Access is normally arranged through the agent or seller.
What if it rains on the day?
Light rain does not usually stop a survey. Heavy rain or strong wind can ground a drone and make the roof unsafe, so we’ll agree a new date if the weather isn’t suitable.
