What affects the cost of pre-purchase roof surveys

Not every roof costs the same to survey, for these reasons:

  • The type of building, from a house to a block or an office
  • If the survey needs thermal imaging or a drone
  • Extra roofs, like extensions, dormers or garages
  • Roof area

Bigger, taller and commercial roofs take more time to survey, so the price reflects that. You will know the figure before booking.

Helping us price your survey

If you can, have these to hand when you get in touch:

  • Pictures from the garden or a window, if you have them
  • Where water is showing inside, if it is
  • The property’s address and postcode
  • Your timetable, such as an exchange date

Buyers should book once an offer has been accepted, so you have the findings in time to act on them before you exchange. Otherwise, simply ring 07833 053749 or send us an email whenever suits you.

How a pre-purchase roof survey works in South Stifford

A RICS Level 2 or Level 3 survey covers the whole building, so the roof is one item among many. Our survey is not a RICS survey, and it does not replace one. What it adds is a closer look at the roof alone, with photographs of what we find and written recommendations. You can have both. If you are worried about chimney mortar that has eroded and blistered or split felt on a flat roof, a survey will tell you what’s going on.

Around South Stifford, you will mostly find houses and bungalows of different ages. In older homes, the slates or tiles can outlast the nails, battens and underlay holding them. For a purchase or a newly replaced roof, what’s under the coverings matters as much as what’s on top. Older roofs often have bitumen felt under the coverings, as breathable membranes only arrived in the late 1990s.

The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

What happens on the day

Expect us to ask a few questions before we start, about the roof’s history, any leaks and past repairs. Then the inspection itself takes about one to two hours at a typical house, with time for the loft where it can be reached. In a smaller place like South Stifford, parking is seldom the issue; lanes, gates and long drives are worth mentioning. On bungalows and lower roofs, much can be seen from the ground, with the loft showing the underside.

  1. Once your offer is accepted, you tell us the address and when you hope to exchange.
  2. Access to the house and the loft space is agreed ahead of time.
  3. We start outside, looking at the roof from the ground and from vantage points.
  4. Inside, we check the loft space and look at the roof from windows.
  5. The report is emailed with photos and recommendations, ready to use before exchange.

How to prepare

  • Agree roof access with the managing agent if it’s shared
  • Check we can get to the back of the property
  • Show us where any leaks or stains appear

Arrange a survey

If you have photos of the roof, send them over. Take them safely from ground level or a window, and please do not climb up for a closer look. To get started, ring 07833 053749 or email us.

What you can safely check yourself

Keep a simple record: when leaks happen, ground-level photos and any past roof work. Send it with your enquiry.

Your own check is a good start, but it isn’t a survey. From ground level, valleys, flashings and the backs of chimneys are frequently out of sight.

Before and after the survey

Nothing here needs a ladder. A few suggestions:

  • Find out whether the roof has been replaced or patched
  • Ask for loft access on the day
  • Share the report with your solicitor
  • Request records of any re-roofing

The report gives any roofer you ask to quote a clear brief. They’ll see exactly what we found, and where, so each quote covers the same ground.

Look in the loft now and then, with care and a good torch. Damp patches, daylight through the roof or water stains on timbers are worth noting. Photos help if you later need a roofer or another survey.

Why act early in South Stifford

Leaving it means judging the roof from the street. That won’t show slipped slates on the rear slope, a worn valley or cracked flaunching. We fill that gap before you’re tied in, with photos of anything that needs attention. On a bungalow or cottage around South Stifford, the roof sits close to the rooms below, so water can show inside quickly once it gets past the covering. Finding the cause first saves a second job inside.

One thing that affects the price is the package: from £150 for Basic, £250 for Standard and £400 for Premium, with VAT included. The roof’s size, height and access matter as well.

Why book us in South Stifford

  • Over 5,000 surveys carried out
  • A sub-250g drone, flown with a CAA Flyer ID and Operator ID
  • A written report with photos
  • Independent findings on the roof’s condition

South Stifford: your questions answered

Is my home in South Stifford listed or in a conservation area?

Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material.

Do roofs near the sea, like those around South Stifford, take more of a battering?

Generally, yes: wind and salt air take more of a toll near the sea. Exposed details such as ridges, verges, flashings and metal fixings are the ones to watch.

At what stage of buying should I get the roof surveyed?

After your offer is accepted and before you exchange contracts. That way you can still act on what we find, whether that means asking questions or negotiating.

How experienced are you?

Over 20 years and more than 5,000 surveys, across London and South East England.

Do I need a roof survey if I’m having a RICS survey?

It’s your choice, but the two do different jobs. A RICS home survey covers the whole building, and ours concentrates on the roof alone. Ours sits alongside a RICS survey rather than replacing it.

Will you fly a drone over my roof?

Where it helps and it’s safe, yes. Whether we can fly on the day depends on the weather and the airspace rules, and we check for restrictions near airports before flying. We’re a CAA-registered drone operator.

Can you survey a shared roof?

Yes. A shared roof needs access agreed first. Tell us about it when you book and we’ll plan the survey around it.

South Stifford homes and their roofs

South Stifford lies within about 5 miles of the sea, and being near the sea means more wind and salt than a roof inland would face. Salt is hard on nails, clips and metal flashings, and strong wind lifts anything already loose on a roof. In Essex, older buildings are often clay-tiled, many with weatherboarding, and plenty of post-war and modern estates besides. Each material has its own typical faults, which is what a buyer or the owner of a new roof needs to know about.

Take an older house close to All Saints' Church: older patch repairs can hide behind a tidy front slope, and the survey looks past them. Landlords with a home close to Chafford Hundred station may find that the roof is worth checking before you add another property to a portfolio or pay a roofer in full.

Lead flashings and valleys

Flashings close the gaps at chimneys, walls and abutments. We check whether they’ve lifted, split or been replaced with mortar or bitumen.

Flat roofs

Flat roofs on extensions, dormers and garages are easy to forget about. Felt roofs often last around 15 to 20 years, rubber longer and GRP up to about 30. We look for signs of age and failure.
