Pre-purchase roof survey in Balstonia

A roof report gives you something solid to take back to the seller or the agent. You might ask about past repairs, ask for work to be done before completion or think again about your offer. We cannot say how a seller will respond, but you’ll be negotiating from a clear picture rather than a hunch. It also helps you decide whether to go ahead at all. Typical surveys look at gaps where slates or tiles have come loose and blistered or split felt on a flat roof, across gutters and downpipes, lead flashings and valleys and clay and concrete tiles.

Bungalows, chalet bungalows and older cottages are common in smaller places like Balstonia, and many have been extended or had dormers added. Low roofs are easier to see from ground level, but dormer cheeks, valleys and flat-roofed additions still need close attention. The same goes for a purchase or a new roof around Balstonia. Lead around a dormer and the edges of a flat roof are common places for snags and wear alike.

You receive the findings by email, ready to forward to whoever needs them. Turnaround is within 48 hours for Basic, 24–48 hours for Standard and same day for Premium.

FAQs for Balstonia

Do you cover smaller places like Balstonia?

Yes. Balstonia is within the area we cover, which takes in towns, villages and rural addresses. We work right across London and South East England. Just mention lanes, gates or anything else about the route as you book.

Does being near the coast affect roofs in Balstonia?

Near the coast, roofs face more wind and more salt than further inland. Salt is hard on nails, clips and metal flashings, while strong wind lifts anything already loose.

Should I get a roof survey as well as a RICS home survey?

That depends on how much you want to know about the roof. A home survey may recommend further investigation of the roof, and that is where a roof survey helps. It does not stand in for a RICS survey.

How long does the survey visit take?

The visit typically takes about 1–2 hours at a typical house, with time for the loft where it can be reached. We will give you an idea of timing when booking.

When should I book a pre-purchase roof survey?

Once your offer has been accepted, and before exchange. That gives you time to use the findings, whether that means asking questions or negotiating.

How soon is the report ready?

The Premium Survey has a same-day report, Standard 24 to 48 hours and Basic within 48 hours. We send it by email with photos included.

Can you survey a shared roof?

Yes, as long as access is agreed. Roofs over flats are often shared, so we need permission from the freeholder or managing agent. We inspect only the parts we are allowed to reach.

Checking the roof from the ground

A DIY look is useful, but it isn’t a survey. You won’t see flashings, valleys or the backs of chimneys properly from the ground.

Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.

How the survey works

We’ll ask a few questions first, such as when any problem began and what work has been done before. Then the inspection itself takes about 1–2 hours at a typical house, with time for the loft where it can be reached. In a smaller place like Balstonia, parking is seldom the issue; lanes, gates and long drives are worth mentioning. On bungalows and lower roofs, much can be seen from the ground, with the loft showing the underside.

  1. We help you pick the package that suits the property.
  2. We agree a visit, including weekends if that helps.
  3. We inspect and photograph every part of the roof we can safely see.
  4. Standard and Premium surveys add the extra checks they include.
  5. You receive the report, with findings prioritised by urgency, so you can raise them with the seller.

Preparing for the visit

  • Make sure pets are kept safely away
  • Leave side gates unlocked
  • If the roof is shared, arrange access with whoever manages the building

Advice

For landlords and managing agents

Surveys can also be booked by buyers’ agents acting for a client. The report is emailed, so it can go straight to your client, photos included.

For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan, putting the urgent items at the top.

Do you need a pre-purchase roof survey in Balstonia?

Flat roofs turn up on extensions, dormers, porches and garages. A felt roof frequently lasts around 15 to 20 years, and standing water, blisters and splits are typical signs of ageing. A buyer can easily miss them, especially when they’re only visible from an upper floor.

It’s worth booking a survey if you’ve seen:

  • Damp timbers or stains in the loft
  • Slipped or missing slates and tiles
  • Worn or lifted lead flashings
  • Blistered or split felt on a flat roof

If you own a rental within reach of Stanford-Le-Hope station, a written report helps before buying a rental or paying for a new roof on one.

What to check before booking

  • Do they have a CAA Flyer ID and Operator ID for drone work?
  • Is VAT included in the price?
  • What the report includes, and whether it has photos
  • When you’ll get the report

Pre-purchase roof surveys in Balstonia: local notes

Balstonia lies within about 2 miles of the sea, where wind off the sea can be strong. The weather on the day decides whether a flight goes ahead, as a small drone cannot fly safely in strong wind or a downpour. In Essex, older buildings are often clay-tiled, many with weatherboarding, alongside a good many post-war and newer estates. Each material has its own typical faults, which is what a buyer or the owner of a new roof needs to know about.

If you own one of the older houses in the streets near Church of St Margaret of Antioch, ask the seller about past roof repairs, because older roofs frequently have patched valleys, replaced slates and reset ridges.
