Independent pre-purchase roof surveys in Fobbing

What happens if roof problems are left?

Even if you go ahead regardless, knowing the roof’s condition helps you plan. You will know which jobs are urgent and which can wait, and you can line up a roofer before small faults grow. Around Fobbing, older homes frequently have old roof timbers, and water through a failed covering can rot timber if it is left.

The cost of a survey depends on the roof: its size, its height, how many sections it has and how safely it can be seen. Our price is from £150, including VAT.

What you get with us

  • Visits on any day of the week
  • Independent findings on the roof’s condition
  • Over 20 years’ experience
  • Drone flown under a CAA Flyer ID and Operator ID

How a pre-purchase roof survey works in Fobbing

A Basic Survey starts from £150, with the Standard Survey from £250 and the Premium Survey from £400, all with VAT included. The Standard Survey adds moisture detection and a structural check. Premium goes further, with thermal imaging, a drone where applicable and a same-day report. Pick the one that fits the property. Every package comes with a written report, photos and recommendations. We survey chimney stacks, natural slate and lead flashings and valleys, and common reasons people get in touch are chimney mortar that has eroded and gutters choked with leaves and moss.

Older buildings in small places like Fobbing may be listed or in a conservation area. If so, re-roofing in different materials may need consent, so check with the council before work starts. For a buyer or someone with a newly finished roof, it is worth knowing which applies. There are about 500,000 listed buildings and around 10,000 conservation areas in England.

Report times depend on the survey you book: the Basic Survey within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey on the same day.

Do you need a pre-purchase roof survey in Fobbing?

Chimneys take the worst of the weather. Mortar erodes, the flaunching around the pots cracks and the flashings work loose. A stack may be shared with the neighbours, which matters if work is needed.

A survey can pick up problems like:

  • Bitumen or mortar used in place of proper repairs
  • Sagging ridge lines or uneven roof slopes
  • Damp timbers or stains in the loft
  • Chimney mortar that has eroded

For an older house near a landmark such as Church of St Michael, the roof may have had decades of patch repairs, and the survey shows where they are.

What to check before booking

  • What happens after the report arrives
  • How soon the report will arrive
  • Will they check the loft as well as the outside?
  • Whether you get a written report with photos

What a roof survey includes

Before and after the survey

Nothing here needs a ladder. A few suggestions:

  • Pass the findings to your conveyancer
  • Check we’ll be able to get into the roof space
  • Ask for any paperwork for recent roof work
  • Tell us your exchange date when booking

After you move in, keep the report somewhere safe. Work through the urgent items before anything else, and keep the photographs to compare against later. Premium comes with a follow-up after 12 months.

After strong winds, look at the roof from ground level. Slipped slates, lifted ridge tiles and debris on the ground are signs to act on. Dealing with them early keeps water out.

Pre-purchase roof surveys in Fobbing: local notes

Fobbing is within about 3 miles of the coast, and wind near the sea can be strong. A small drone cannot fly safely in strong wind or a downpour, so the weather on the day decides whether a flight goes ahead. England has around 10,000 conservation areas and about 500,000 listed buildings. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material, so check with the council.

If you own a rental within reach of Basildon station, the roof is worth checking before you add another property to a portfolio or pay a roofer in full.

Honest limits

Every survey has limits, and we’d rather be clear about that before booking. Keep these in mind:

  • Anything beyond the roof, which a full home survey covers
  • What’s under the slates, tiles or felt
  • Confirmation of asbestos in cement sheets or soffits

Not sure which survey suits your roof? You can phone 07833 053749 or drop us an email and we will tell you before booking. What our survey covers.

What we look at

  • Clay and concrete tiles
  • Lead flashings and valleys
  • Flat-roofed extensions and dormers
  • Chimney stacks
  • Gutters and downpipes
  • Natural slate
  • The roof space

The survey, step by step

Safety comes first on every visit. We inspect what can safely be seen, and anything we cannot see is noted in the report. Most visits take about one to two hours at most homes, or half a day or so for a commercial building. Older roofs in small places like Fobbing can have low, tight loft spaces, so tell us about the loft hatch and any ladder. We only go where it’s safe.

  1. You get in touch after your offer is agreed, with the address and your target exchange date.
  2. We agree a time and how we’ll get in, including the loft.
  3. The roof is inspected from each safe vantage point, inside and out.
  4. Coverings, ridges, valleys, flashings, chimneys and gutters are checked and photographed.
  5. You receive a written report with photos and recommendations to read before exchange.

Getting ready for the survey

  • Have keys ready for side gates, garages or roof access doors
  • Tell us where we can park nearby
  • Have any questions written down, so nothing gets missed

How the survey changes by roof type

Flat roofs

Repeated coatings on a flat roof can mask what’s underneath. We record what we can see and say where a closer look is needed.

Lead flashings and valleys

Flashings close the gaps at chimneys, walls and abutments. We check whether they’ve lifted, split or been replaced with mortar or bitumen.

Fobbing questions

Is Fobbing within the area you cover?

We do. Villages and rural addresses get the same survey as a town house.

Is the coastal weather around Fobbing hard on roofs?

Frequently, yes. Within about 3 miles of the sea, as Fobbing is, metal fixings wear faster and gales find any loose ridge or slate.

How do I book a survey in Fobbing?

To arrange a survey, ring 07833 053749 or drop us an email and tell us the address and what you need to know. We’ll confirm the price and agree a day with you.

How long does the survey visit take?

On site, it normally takes roughly 1–2 hours at a typical home, though large, tall or awkward roofs take more time. Report times depend on the package, from the same day for Premium to within 48 hours for Basic.

When is the best time to have the roof checked when buying?

Once your offer has been accepted, and before exchange. That way you can still act on what we find.

Does someone need to be in?

It depends on what we need to see. For inside areas and the roof space, someone has to give us access.

Are you insured?

We are covered by professional indemnity and public liability insurance, for every survey we carry out.
