Roof surveys in SS17

Our roof survey service in SS17

Roof coverings last a long time, but not for ever. Natural slate can last 100 years or more, and clay and concrete tiles commonly 50 years or more, yet nails, battens and underlay frequently fail first. A survey shows which parts of your roof are wearing. That lets you plan work in good time rather than after a leak. We survey clay and concrete tiles, ridges, hips and valleys and the roof space, and the problems we are asked to look at most are worn lead at chimneys and abutments and valley linings that have cracked or split.

Expect us to ask a few questions before we start, like when any problem began and what work has been done before. Then the inspection itself takes about one to two hours at most homes, while a commercial roof takes nearer three to four hours.

  1. You tell us the address, the type of roof and what’s worrying you.
  2. We agree a date, including weekends if that suits you.
  3. Outside, we inspect from the ground, windows and other safe vantage points, and from the roof where safe.
  4. Inside, we check the roof space where there’s safe access.
  5. You receive the report with photos and recommendations, prioritised by urgency.

What affects the price in SS17

Roofs, chimneys and gutters across SS17

Across SS17, plenty of older houses still have chimney stacks, used or not, and their flashings and pointing need checking like any other part of the roof. Valleys, gutters and fixings follow close behind.

Our surveys reach from London out to Kent, Sussex, Surrey, Essex, the Thames Valley, Hampshire and the Isle of Wight, and SS17 is well within that. We survey on any day of the week. SS17 includes coastal places, where roofs take more wind and salt than further inland. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces.

Stanford-le-Hope: Take a building like Arthur Bugler Primary School: long gutter runs and wide roofs on a building that size are worth checking on a regular cycle. If you live in an older home near St John the Evangelist, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs.

Different roofs, different checks

Concrete interlocking tiles

Concrete interlocking tiles are common on post-war and newer homes. They’re heavy and hard-wearing, but their surfaces weather over the years, and they can crack.

Lead flashings and valleys

Lead flashings seal chimneys, walls and abutments. Lifted, split or slipped lead is recorded, and for flashings replaced with mortar or bitumen.

Rented homes, blocks and businesses

Landlords, agents and building managers in SS17 and across Thurrock can book any of our surveys. To discuss a property or a block, phone 07833 053749 or drop us an email.

An agent can book and manage the survey for a landlord. Access is agreed with the tenant ahead of time.

Can I check my roof myself?

Your own check is a good start, but it isn’t a survey. You will not see flashings, valleys or the backs of chimneys properly from ground level, and those are details a survey looks at closely.

Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date.

Leave it or get it looked at?

A small roof defect typically gets bigger. One slipped slate lets water reach the battens and underlay, and damp timber slowly weakens. Catching it early means less to put right.

What to check before booking

  • Which parts of the roof they’ll actually see
  • Will they check the loft as well as the outside?
  • Do they have a CAA Flyer ID and Operator ID for drone work?
  • Whether you get a written report with photos

Tips from our surveys

A few practical points come up again and again on our surveys. They apply to most roofs:

  • Take photos of any leaks as they happen
  • Mention any damp patches when booking
  • Hold on to the report for future surveys
  • Include dormers, porches and garages when booking

File the report with your other home documents. It gives you something to compare against later, and it can help when you sell.

Don’t block the vents at the eaves. A stuffy loft collects condensation, which can dampen timbers and insulation over time. Keep insulation clear of eaves vents.

Common questions in SS17

Do you carry out surveys on Saturdays and Sundays?

Visits run seven days a week in the daytime, which suits people who work during the week. Let us know your preferred days as you book.

Does a roof survey replace a structural engineer?

No. Where we see something that needs a structural engineer, the report says so. Our survey is not a structural engineer’s report.

Can you check whether my roof contains asbestos?

No. Asbestos was banned in UK construction in 1999, so older buildings may have it. Our report notes any materials that might, and recommends a specialist asbestos surveyor looks at them.

How do I book a survey in SS17?

The quickest way is to call 07833 053749 or drop us an email. Give us the address and a few details about the roof. We survey on weekdays and at weekends.

Do you go up on the roof?

When the roof and the conditions make it safe, yes. We also use views from the ground, windows and the roof space, and Premium includes a drone where applicable.

How experienced are you?

We have completed more than 5,000 surveys, over more than 20 years, and 98% of clients are satisfied.

What do you check on a roof survey?

Every part of the roof we can safely see: the slates or tiles, ridges, valleys, flashings, chimneys, gutters and roof space. Standard adds moisture detection and a structural check, and Premium adds thermal imaging and a drone where it applies.
