Roof surveys in SS8

How a roof survey works in SS8

We survey roofs in SS8 and across London and the South East. Visits run on weekdays, Saturdays and Sundays. We hold professional indemnity and public liability insurance. Each survey ends with a written report, emailed with photos and recommendations. Whether it’s a house, a flat or a commercial building, the process is the same. When you’re ready to book, call 07833 053749 or send us an email. Common reasons to book are torn or sagging underlay and ponding, splits or blisters on flat roofs, on clay and concrete tiles, ridges, hips and valleys and natural slate.

Time on site depends on the size and shape of the roof, but as a rough guide the survey takes between one and two hours for most homes, depending on how many separate roofs there are. You’re welcome to ask questions while we’re there.

  1. We start with the property details and any concerns.
  2. A visit is booked for a weekday, Saturday or Sunday.
  3. Outside, we inspect from ground level, windows and other safe vantage points, and from the roof where safe.
  4. Inside, we check the roof space where there is safe access.
  5. You receive the report with photos and recommendations, prioritised by urgency.

Near you in Canvey Island

We work in homes and buildings around Castle View School, St Nicholas and Furtherwick Park School, among other places. Other local landmarks include The Monico pub (0.8 miles south-east), Canvey Lake (less than half a mile north) and St Josephs Catholic Primary School (less than half a mile east). The nearest railway station is Benfleet station, roughly 1.8 miles north-west of the centre. Well-known places in the area include Bay Museum (0.7 miles south) and Hadleigh Castle (1.9 miles north-east). For a walk, there’s West Canvey Marshes RSPB reserve.

Roofs, chimneys and gutters across SS8

Homes across SS8 range from older properties with chimneys and lead flashings to newer houses with concrete tiles. Sooner or later, every roof needs its gutters, flashings and coverings checked, wherever they are in SS8.

Autumn and winter storms across the South East find any loose slate, tile or ridge. In SS8, as elsewhere, exposed details are where damage shows first.

Canvey Island: Landlords with a home close to Benfleet station may find that a dated record of the roof is useful when planning maintenance across a let. Trees in and around Canvey Lake shed leaves that can end up in nearby gutters, and blocked gutters overflow and soak walls.

DIY checks: what’s safe

A lot can be seen from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please do not climb up for a closer look.

Keep a simple record: dates of leaks, photos from the ground and any work done on the roof. Share it with us as you book and it will help the survey.

When you need someone else

Every survey has limits, and we’d rather be clear about that before booking. Keep these in mind:

  • Structural calculations (that’s a structural engineer’s job)
  • Defects hidden under coverings or inside walls without opening up
  • Whether materials contain asbestos (that needs a specialist asbestos surveyor)

Landlord and commercial surveys in SS8

An agent can book and manage the survey for a landlord, and the report can go to both. We agree a time with the tenant beforehand.

If the property is let, the agent or a tenant can let us in, at a time agreed in advance. We survey on weekdays, Saturdays and Sundays, which can make access easier.

Roof by roof

Natural slate

From the loft, we look at the underside of a slate roof. Older roofs may have bitumen felt underlay, and very old roofs none.

Flat roof coverings

Felt flat roofs frequently last around 15 to 20 years, EPDM rubber around 30 to 50 and GRP up to about 30. We look at how the covering is wearing.

What happens if roof problems are left?

Many roofs go years without anyone looking at them closely. A survey sets a baseline, so you can compare it next time.

What to check before booking

  • Whether VAT is added on top
  • Which limits apply to the survey
  • Is there a chance to talk the report through?
  • Their drone registration, if they fly one

FAQs for SS8

Do you test for asbestos?

No. Buildings built or refurbished before 2000 may contain asbestos. Our report notes any materials that might, and recommends a specialist asbestos surveyor looks at them.

Do you work in SS8?

Yes. We survey roofs in SS8 and the rest of Essex, as part of our work across London and South East England. To book, call 07833 053749 or send us an email.

Do you need to get into the loft?

Normally, if there is one and it can be reached safely. From inside, the underside of the roof often shows damp, staining or daylight that cannot be seen from outside.

Which days do you carry out surveys?

We carry out surveys on weekdays and at weekends. To arrange a date, ring 07833 053749 or email us.

Will the report say how many years my roof has left?

Not as an exact number, since the fixings, underlay and maintenance all play a part. Instead, we set out what’s sound, what’s wearing and what to do first.

Do I need to be at home?

It depends on what we need to see. Inside the building and in the loft, we need someone to let us in, while outside access can be discussed when you book.

Is a roof survey the same as a structural survey?

No. Our survey looks at the condition of the roof, and Standard and Premium include structural checks. It is not a structural engineer’s report and doesn’t include calculations.
