Roof surveys in SS12

Our roof survey service in SS12

Our roof survey gives you a clear picture of your roof’s condition. We look at the coverings, the ridges and hips, the valleys and flashings, the chimneys and the gutters, along with the loft where it is safe to get in. The report sets out what we found, with photos and recommendations. Where it is relevant, the recommendations are prioritised by urgency. We survey chimney stacks, clay and concrete tiles and lead flashings, and people most often book us about slates or tiles that have slipped or broken and standing water on a flat roof.

Before we start, tell us why you’ve booked: a purchase, a leak, a storm, new work or simply peace of mind. It helps us focus on what matters most to you. The visit usually takes an hour or two at a typical home, with bigger or more complicated roofs taking longer.

  1. We start by hearing what you’d like checked and why.
  2. A visit is booked for a weekday or a weekend.
  3. We look at the roof from every safe vantage point, inside and out.
  4. We check the coverings, ridges, hips, valleys, flashings, chimneys and gutters, and photograph what we find.
  5. Your report arrives by email, with recommendations prioritised by urgency.

How our prices work

Book a survey

If you’re buying, it’s useful to book soon after your offer is accepted, so there’s time to use the report before exchange. For any other survey, just phone 07833 053749 or use the contact form when you’re ready.

Around Wickford

We work in homes and buildings around St Andrew, Oakfield Primary School and Beauchamps High School. Wickford’s nearest station is Wickford station, about 0.7 miles north-west of the centre. Nearby you’ll also find Rayleigh Castle (3.6 miles east) and Battlesbridge Motorcycle Museum (2.2 miles north-east). For a walk, there is Shotgate Thickets.

Homes and roofs across SS12

SS12 has everything from older homes with tall chimneys to modern estates. Blocked gutters, slipped slates and tired flashings turn up on all of them sooner or later.

Several airports in London and South East England have flight restriction zones around them, so the Drone Safety Map is checked before any drone flight in SS12. Flights that need permission only go ahead once it is given.

Wickford: If you own a rental within reach of Wickford station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints. Take an older house close to St Andrew: corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs.

Checking the roof from the ground

A lot can be seen from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please do not climb up for a closer look.

After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date, which helps when we check the roof.

Tips from our surveys

From years of surveys, a few habits stand out as worth the effort:

  • Watch for slipped slates after bad weather
  • Let us know about past leaks
  • Make sure we can open the loft hatch
  • Take photos of any leaks as they happen

Your report arrives by email. Turnaround is within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium. Findings are explained in plain words.

Every so frequently, look in the loft space with a torch, keeping to boarded areas. Watch for stains, damp timbers and daylight through the roof. Photograph anything new.

Honest limits

Our survey is not a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • Confirmation of asbestos in soffits or cement sheets
  • A full building survey of the property
  • A structural engineer’s report

What happens if roof problems are left?

If you’re planning to sell, a roof survey can help you prepare. You will know what a buyer’s survey might pick up, or at least know what to expect.

What to check before booking

  • What follow-up you get after the report
  • How they’ll see the roof: from ground level, the loft, the roof or by drone
  • Whether you get a written report with photos
  • How long they’ve been surveying roofs

How we price roof surveys

Prices vary from roof to roof, for these reasons:

  • Basic, Standard or Premium
  • Building height and the viewpoints available
  • If the survey needs thermal imaging or a drone
  • The shape of the roof and its details

Prices start from £150, inc. VAT, for a Basic Survey. The Standard Survey starts from £250 and the Premium Survey from £400, both inc. VAT. We confirm the price for your roof before you book.

Helping us price your survey

When you call or email, these details help:

  • The reason for the survey, such as buying, a leak or storm damage
  • Pictures from the garden or a window, if you have them
  • Where the property is, with the postcode
  • Whether there is a loft hatch, a shared roof or tricky access

You can call us seven days a week. To book or ask a question, call 07833 053749 or send us an email.

SS12: your questions answered

What’s the best way to book?

Just ring 07833 053749 or send us an email. After a few questions, we confirm the price and fix a day, weekday or weekend.

How long does the visit take?

The visit typically takes an hour or two for most homes, depending on how many separate roofs there are. We will confirm what to expect when we arrange the visit.

Is this a RICS survey?

No. Our survey is a roof survey, not a RICS Level 2 or Level 3 survey of the whole building. It focuses on the roof and can sit alongside a RICS survey.

Can you survey a shared roof?

Yes, if the freeholder or managing agent agrees access. On a shared roof we can only inspect the parts we’re allowed to reach.

How quickly will I get the report?

It depends on the package: Basic within 48 hours, Standard within 24 to 48 hours and Premium the same day. We send it by email.

Does someone need to be in?

Not necessarily. If we only need the outside, we can agree that in advance, but anything inside needs someone there to give access.

Are you insured?

Every survey is covered by professional indemnity and public liability insurance, and details are available on request.
