Roof surveys across SS11: what to expect
Our report is written in plain English, not jargon. Every issue comes with photos and a written recommendation, and we rank them by urgency where that helps. The Standard Survey adds moisture detection, a structural check and a follow-up consultation. Premium adds thermal imaging, a drone inspection where it applies and a same-day report. Each report is emailed to you. We survey clay and concrete tiles, the roof space and lead flashings, and people most often book us about cracked mortar along the ridge and condensation or damp timbers in the loft.
We check the roof from outside and, where it’s relevant and there’s safe access, from inside the loft space too. In the loft, the signs we look for are staining, damp, daylight and sagging, as far as the space allows. The whole visit normally takes between one and two hours for most homes, depending on how many separate roofs there are.
- You pick the package that suits your roof.
- On the day, we start by hearing what you’ve noticed.
- We inspect and photograph every part of the roof we can safely see.
- Extra checks are carried out where your package includes them.
- The report is emailed with findings and recommendations.

Homes and roofs across SS11
Homes across SS11 range from older properties with chimneys and lead flashings to newer houses with concrete tiles. Blocked gutters, slipped slates and tired flashings turn up on all of them sooner or later.
We survey roofs across London and South East England, and SS11 is part of that. Housing here runs from Victorian and Edwardian terraces to post-war new towns and modern estates.
Runwell: For an older house near a landmark such as Church of St Mary, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs. If you look after a building such as Runwell Community Primary School, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.
What happens if roof problems are left?
Many roofs go years without anyone looking at them closely. A survey sets a baseline, which makes later changes easy to spot.
What to check before booking
- Which viewpoints they use to see the roof
- What the survey won’t cover
- Are they insured for the work?
- Their track record with similar roofs
What a survey costs
All our prices include VAT. The things that change the price are:
- Chimneys, valleys, parapets and other details
- Whether you choose the Basic, Standard or Premium Survey
- The size of the roof
- The number of roofs, including extensions and garages
The cost of a survey depends on the roof: its size, its height, how many sections it has and how it can be reached and seen safely. Our price is from £150, including VAT.
Helping us price your survey
Some details help us suggest the right survey and price. When you contact us, let us know:
- Your postcode, so we can check access and travel
- The type of building and roof, like pitched or flat
- How the loft is reached, if there is one
- Why you want a survey: buying, a leak, a storm or new work
Surveys can be booked for weekdays, Saturdays or Sundays. To find a date that works for you, call 07833 053749 or use the contact form.
Different roofs, different checks
Chimney stacks
Water that gets into a stack can show as damp in the rooms below. We check the flashings and mortar for the cause.
Clay plain and peg tiles
Handmade and machine-made clay tiles are long-lasting. We check for cracked, slipped and missing tiles, and for spalling where the surface has flaked.
Why roofs fail
Every roof takes years of rain, wind, sun and frost. Wind lifts loose slates, tiles and ridge pieces, while rain gets into every gap. Small faults that start this way grow over time.
People typically book a survey when they’ve noticed something like this:
- Condensation or damp timbers in the loft
- Loose chimney pots
- Slipped, cracked or missing slates and tiles
- Flashings that have come away from the wall
Landlords, agents and block managers in SS11
We also survey roofs for businesses and commercial landlords, including offices, shops and units. Bigger roofs take more time, and they’re priced for the size.
For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. The report sets out what needs attention now and what can wait.
Questions from SS11
How do I book a survey in SS11?
Just call 07833 053749 or email us with the address. We’ll ask a few questions, confirm the price and agree a date, weekday or weekend.
Do you test for asbestos?
No. Asbestos testing is not part of our service. Where materials might contain it, we say so in the report and recommend a specialist asbestos surveyor checks them before they’re disturbed.
Do you inspect the roof from on top?
Only where it is safe to do so. Much of the survey is done from ground level, upper windows and the loft space. On Premium, a drone is used where it applies.
Do I have to be there for the survey?
If the survey includes the loft or the inside of the building, someone needs to let us in. Access is agreed with you when booking.
Do you use drones?
Where it’s applicable and safe, yes. We fly a sub-250g drone and we are a CAA-registered drone operator (Flyer ID and Operator ID). It’s included in the Drone Roof Survey and, where it applies, the Premium Survey.
Will you check the loft?
If the survey needs it and the roof space can be reached safely, yes. A clear path to the hatch helps, and if the loft cannot be reached safely, the report says so.
Is your survey a structural engineer’s report?
No. We report on the roof’s condition, and the Standard and Premium packages include a structural check. It is not a structural engineer’s report and doesn’t include calculations.
