Drone roof survey in Runwell

From the air, the outer surfaces are clear, but it can’t see inside. Where there’s safe access, we look in the loft space too, since that is where leaks and condensation frequently show first. Together, the two give a fuller picture. Your report shows the drone photos alongside what we saw in the loft. Where the loft can’t be reached safely, we note it. If you’ve noticed vegetation in valleys and gutters and gaps where slates or tiles have gone, a survey will tell you what’s going on, whatever the roof.

Even in a smaller place like Runwell, there may be airfields or restrictions nearby, so the Drone Safety Map is checked before any flight. Open ground can mean stronger wind, which also affects whether a small drone can fly, while thermal imaging also works best with little wind. Each flight is planned with neighbours’ privacy in mind, as well as the airspace and the wind.

The report is yours to share with whoever needs it: a seller or estate agent, an insurer, a roofer, a builder or a managing agent.

Tips that help

Getting the most from a drone roof survey starts before we arrive and carries on afterwards. Tips:

  • Clear the loft hatch so we can check inside too
  • Let us know what you want to see
  • Clear a spot on the drive or lawn
  • Allow for a change of day in poor weather

We email the report to you, with close-up photos from the flight. Each finding is explained in plain words, with recommendations prioritised by urgency where relevant.

Have leaves and moss cleared from gutters, valleys and outlets, ideally once the leaves have fallen. On tall buildings, use a professional with the right access equipment. Blocked hidden gutters cause many leaks.

Checking the roof from the ground

Look up at the roof after a storm, from the ground: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Do not go up yourself.

Watch the gutters in a downpour, from a window or the ground. Overflowing water can be a sign of a blockage or a gutter that has dropped.

What happens on the day

Before we start, let us know why you’ve booked: buying, a leak, storm damage, new work or just wanting to know where things stand. That way we can focus on what matters to you. The visit typically takes about one to two hours for most homes, with the pre-flight checks included, and longer for big commercial roofs. Some parts of a survey depend on the weather, so a visit to Runwell is booked with the forecast in mind: drone flights and thermal imaging need the right conditions, while a look from ground level and the loft can go ahead in most weather.

  1. First, we check whether a drone is the right tool.
  2. A date is fixed, with a fallback in case the weather turns.
  3. We fly over the roof, keeping the camera on the property we are surveying.
  4. Where there’s safe access, we check the loft as well.
  5. The report sets out what we found, with photos and recommendations.

How to prepare

  • Let us know about parking near the property
  • If the roof is shared, arrange access with whoever manages the building
  • Find any records of previous roof work

Advice

Different roofs, different checks

Flat roofs on tall buildings

Flat roofs on tall buildings are often seen by nobody. A drone shows ponding, splits, blisters and worn upstands.

Large commercial roofs

Many commercial roofs have fragile sheets or roof lights. With a drone, nobody has to go near them.

Common questions in Runwell

Do you cover smaller places like Runwell?

Yes, Runwell is covered. We cover the whole of London and South East England, and smaller places are part of that. The journey is planned ahead, so it’s useful to know about access.

Can you fly a drone over a roof in Runwell?

Normally it comes down to two things: the airspace at the address and the weather. Every flight is checked against the Drone Safety Map first. A small drone cannot fly safely in high wind or heavy rain.

How long will you be at the property?

Time on site depends on the roof, but most surveys take about 1–2 hours at a typical home; commercial roofs usually need 3–4 hours. The report is sent afterwards by email.

Do I need to be at home?

If the survey includes the loft or the inside of the building, someone needs to let us in. We’ll talk about access when you book.

How experienced are you?

We’ve completed more than 5,000 surveys, over more than 20 years, and 98% of clients are satisfied.

Can you survey in bad weather?

It can, depending on the survey. Drones can’t fly safely in high wind or heavy rain, and thermal imaging works best after a sunny day, with a dry roof and little wind. We will rearrange with you if the weather is not right.

How much is a survey?

Drone roof survey starts from £400, including VAT. We confirm the price for your roof before booking, based on the roof’s size, access and package. To get a price, ring 07833 053749 or drop us an email.

What affects the cost of drone roof surveys

Survey packages start from £150, including VAT. The price for your roof depends on:

  • The shape of the roof and its details
  • The roof’s overall size
  • Basic, Standard or Premium
  • The use of thermal imaging or a drone

Prices quoted always include VAT, and the written report is part of the package. Our price is from £400, including VAT. Where your roof sits in the range depends on its size, height and access.

What we need to know

Before you get in touch, it helps to have:

  • Your postcode, so we can check access and travel
  • Why you want a survey: buying, a leak, a storm or new work
  • Whether there’s a loft hatch, a shared roof or tricky access
  • The kind of building and roof involved

Booking is simple: just ring 07833 053749 or drop us an email, let us know about the property and we’ll recommend the right survey. We confirm the price before anything is booked.

Drones, thermal imaging and Runwell roofs

Before any flight, we check the Drone Safety Map for airspace restrictions, including zones around airports and prisons. Before planning roof work on an older home, find out whether it is listed or in a conservation area. Listed building consent covers changes to a listed building’s special interest, and an Article 4 direction can bring extra controls in a conservation area.

Take an older house close to Church of St Mary: older roofs can be steep and hard to see from the street, which is where aerial photos and thermal images help. For site and facilities teams at buildings such as Runwell Community Primary School, thermal images can show where wet insulation sits under a big flat roof.

Why it’s worth a survey now in Runwell

Photographing a roof from the air doesn’t touch it. Nothing is cracked or dislodged by footsteps, so you see the roof exactly as it is. Tradespeople may need to travel further to a smaller place like Runwell, so it’s useful to plan roof work rather than call someone out in a hurry. A survey gives you that notice.

Our price is from £400, including VAT. The final price depends on how big and how high the roof is, access and the package you choose.
