How new roof snagging works in Runwell

Homeowners book snagging after a re-roof or roof replacement, and buyers of new-build homes sometimes want the roof checked. We inspect each roof as far as safe access allows including from the loft and the roof where it’s safe. You then get a written report with photographs to share with your roofer. We survey new flat roofs, loft conversions and dormers and flashings and valleys, and common reasons people get in touch are underlay at the eaves left exposed and gutters blocked by building debris.

Bungalows, chalet bungalows and older cottages are common in smaller places like Runwell, and many have been extended or had dormers added. Even on a low roof, dormers, valleys and flat-roofed additions need a careful look. That applies whether you are buying in Runwell or checking a new roof there. Lead around a dormer and the edges of a flat roof are common places for snags and wear alike.

We write the report in plain English, so it makes sense without any roofing background. Each point is backed by a photograph where possible, with the urgent items made clear.

Why get it checked now?

A clear list of snags makes the conversation with your roofer easier. It keeps the focus on what can be seen. With lower homes, common in places like Runwell, there’s little between a roof defect and the ceiling, so a small leak can mark a ceiling within a few storms. Finding the cause first saves a second job inside.

Price depends partly on the package: Basic from £150, Standard from £250 or Premium from £400, all including VAT. Size, height and access can affect the price too.

Why us?

  • Independent findings on the roof’s condition
  • Covered by professional indemnity and public liability insurance

What we look for on each type of roof

Underlay and ventilation

Vents at the ridge, eaves or in the tiles help keep the loft space dry. Fitted vents are looked at.

Slate roofs

Ridges, verges and valleys are looked at closely on new slate roofs as far as can be seen safely.

Can I check my roof myself?

It helps to keep a record: when leaks happen, ground-level photos and any past roof work. Share it with us when booking and it will help the survey.

Watch the gutters in a downpour, from a window or the ground. Overflowing water can point to a blockage or a sagging run.

How we price new roof snagging

Prices vary from roof to roof, and it comes down to:

  • House, block, shop or office
  • Whether thermal imaging or a drone is needed
  • Extensions, dormers and garages with roofs of their own
  • The package you choose: Basic, Standard or Premium

For a price for your roof in Runwell, phone 07833 053749 or email us with the address and a few details. We’ll confirm the figure before booking.

Helping us price your survey

When you call or email, these details help:

  • The property’s address and postcode
  • Access details, like a loft hatch or a shared roof
  • The type of building and roof, like pitched or flat
  • Any photos you have, taken from the ground or a window

Surveys can be booked for weekdays, Saturdays or Sundays. To arrange a day that suits you, call 07833 053749 or drop us an email.

Common questions in Runwell

Do you cover Runwell?

Yes, Runwell is one of the places we work. Every survey there gets the same written report with photos.

Is Runwell within the area you cover?

Yes, Runwell is on our map. A small place gets exactly the same survey as a big one, with the route planned beforehand.

What do you check on a new roof?

We check the coverings, ridges, verges, hips, valleys and flashings plus gutters, ventilation and visible underlay at the eaves. We also look for debris left behind and damage to other parts.

Do I need to be at home?

Not always. An outside-only look can be arranged beforehand, but the loft and any rooms with damp need someone to let us in.

Can you survey a shared roof?

Yes. Shared roofs just need a little more planning, with whoever owns or manages the building. Let us know about it when booking and we’ll plan the survey around it.

Does this replace a RICS home survey?

No. We check the roof, not the whole building, so it’s not a RICS Level 2 or Level 3 survey. Many buyers have both.

Do you use drones?

Where it helps and it’s safe, yes. Flights depend on the weather on the day and airspace rules, and we check for restrictions near airports before flying. We are a CAA-registered drone operator.

How the survey works

We look at the roof from outside and, where it is relevant and there’s safe access, from inside the roof space too. In the loft, the signs we look for are staining, damp, daylight and sagging. All in, the survey normally takes about 1–2 hours for a typical new house roof, longer where the roof is large or complicated. Homes around Runwell frequently have gardens on more than one side, which gives us room to step back and see the roof. Mention any side of the property we cannot get to. The loft, where there’s safe access, completes the picture.

  1. We start by finding out what was replaced and what worries you.
  2. We look at the tiles or slates, ridges, hips and verges from safe vantage points.
  3. We check valleys, flashings and gutters, and the underlay at the eaves where it is visible.
  4. Where it is safe, we check the loft, then look for debris or damage left behind.
  5. The snags are written up with photos for you to share with your roofer.

When you need someone else

It’s useful to know what a survey will not do before booking:

  • Legal advice on your contract
  • Repair costs for putting snags right
  • A promise that the roof will not leak

New roof snagging around Runwell

Weatherboarded walls and clay tile roofs are typical of older Essex buildings, alongside lots of post-war and newer estates. The covering on a house you’re buying, or on a roof just finished, tells us where to look hardest. There are about 500,000 buildings on England’s list of listed buildings, and around 10,000 conservation areas. If your home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission, so the council is the place to ask.

For an older house near a landmark like Church of St Mary, the roof’s history matters as much as its looks, and a survey brings the past repairs to light. For landlords with property near Wickford station, a roof report gives you a clear picture before you buy or settle up with a roofer.
