What affects the price in Shotgate

We confirm the price for your survey before you book. This is what makes a difference:

  • House, block, shop or office
  • Extra roofs, like extensions, dormers or garages
  • Which survey package you book
  • The shape of the roof and its details

Our price is from £150, including VAT. The final price depends on the size and height of the roof, how it can be seen safely and which survey you book.

Booking your survey

Getting the details right at the start saves time. Please include:

  • Access details, such as a loft hatch or a shared roof
  • Pictures of the roof from a safe spot, if you have them
  • The reason for the survey, such as buying, a leak or storm damage
  • Where any leaks, stains or damp patches show inside

Prices start from £150, including VAT. What you pay depends on the roof’s size, access and the package, so phone 07833 053749 or email us with the details.

New roof snagging in Shotgate: what you get

A new roof is a big spend, so it is worth having it checked before the final payment. We look for snags, faults and anything left unfinished on the new roof and around it. You get a written report with photos to share with your roofer. It is an independent check, separate from the roofer who did the work. If you’ve noticed cracked or slipped new tiles or slates and flashings not properly dressed or fixed, we can find out what’s behind it, on ridges and verges, flashings and valleys and new-build homes alike.

For a small place like Shotgate, the visit is planned like any other: it just means planning the journey and access beforehand. If there are outbuildings with roofs you want checked, mention them when you book, so the visit can be planned around them. Buyers and owners of new roofs get the same approach as anywhere. Visits can be booked on any day of the week.

We write the report in plain English, so you don’t need to be a roofer to follow it. Photographs show what each point refers to, with the urgent items made clear.

What new roof snagging does not cover

To be straight with you, a roof survey has limits:

  • Whether the roof will leak in future
  • Fixings and underlay hidden under the coverings
  • Repair costs for putting snags right

If in doubt, ring 07833 053749 or email us and we will suggest the right survey before booking. The full list of what we check.

What we look at

  • New-build homes
  • Flashings and valleys
  • Ridges and verges
  • Loft conversions and dormers
  • Replacement roofs
  • New flat roofs

What we do, step by step

After the inspection, everything we found is written up as a photo-illustrated written report, emailed to you. As for time on site, most surveys take about 1–2 hours for a house, while a commercial roof takes nearer three to four hours. In a hamlet or village like Shotgate, a postcode doesn’t always lead to the right gate, so a few directions are welcome. After that, the survey runs as it would anywhere.

  1. We start with what the roofer did and when they finished.
  2. We check the coverings, ridges, hips and verges from safe vantage points.
  3. Valleys, flashings, gutters and visible underlay at the eaves are looked at.
  4. We check the loft where safe and look for debris or damage.
  5. You get a photo report of each snag.

Advice

Useful tips for Shotgate property owners

Some practical points come up on survey after survey. They’re worth knowing whatever the roof:

  • Keep the contract and invoices together
  • Tell your roofer the work will be inspected
  • Watch for drips in the loft space with care
  • Raise snags in writing with your roofer

The report gives your roofer a clear list to work through. Any disagreement about the work is between you and them, and our part is to report what we see.

Keep paperwork for the new roof together. The report belongs with them.

Your questions about new roof snagging in Shotgate

How do I find out if my home in Shotgate is listed?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Do you cover smaller places like Shotgate?

Yes, Shotgate is on our map. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.

Does the weather affect the survey?

A survey can normally go ahead in light rain, and it can even help show where water is getting in. Strong wind or heavy rain can stop drone flights and make roof access unsafe, so if conditions are not right we’ll arrange another day with you.

Do you lift tiles to check the fixings?

No. We inspect what can be seen without opening up the roof so hidden fixings aren’t visible to us. We note what couldn’t be seen.

Do I have to be there for the survey?

Someone needs to let us in if we are looking inside or in the loft. Access is agreed with you as you book.

Does this replace a RICS home survey?

No. We are experienced roof surveyors, and our survey covers the roof rather than the whole building. If you need a full building survey, you’ll need a RICS survey as well.

Do you test for asbestos?

No. We do not carry out asbestos surveys or testing. We flag materials that could contain asbestos, such as cement sheets or soffits on pre-2000 buildings.

DIY checks: what’s safe

During heavy rain, look at the gutters from ground level or a window. Water spilling over the edge can point to a blockage or a sagging run.

It helps to keep a record: dates of leaks, photos from the ground and any work done on the roof. Share it with us as you book.

Why act early in Shotgate

Raising snags before the final payment is typically simpler. Once the job is paid and the roofer has moved on it can be harder to get them back. A snagging report gives you something specific to raise. Outbuildings and barns around Shotgate are easy to forget, but a failed roof there can spoil what’s stored inside. It’s worth including them in a survey before a winter does the damage.

What a survey costs comes down to the roof itself: how big it is, how high it is, the number of separate roofs and how safely it can be seen. New roof snagging starts from £150, including VAT.

New roof snagging in Shotgate: local notes

Older buildings in Essex frequently have clay tiles and weatherboarding, alongside a good many post-war and newer estates. Whether you’re buying or checking new roofing work, knowing the materials helps make sense of what the inspection finds. What can be done to an older roof may depend on listing or a conservation area. The council is the place to check, along with Historic England’s list, ideally before any re-roofing is planned.

If you live in an older home near Church of St Nicholas, older patch repairs can hide behind a tidy front slope, and the survey looks past them. For landlords with property near Battlesbridge station, a written report helps before buying a rental or paying for a new roof on one.
