New roof snagging in Essex: how it works

We check the coverings, ridges, verges, hips and valleys plus flashings and roof ventilation. We check the underlay at the eaves where it is visible as well as the gutters. You get a photo report of what we found. Any debris left behind or damage to other parts is recorded too. We are often asked to look into damage to other parts of the building and underlay ending short at the eaves, across replacement roofs, loft conversions and dormers and flashings and valleys.

Before we start, tell us why you’ve booked: buying, a leak, storm damage, new work or just wanting to know where things stand. That way we can focus on what matters to you. The visit typically takes about 1–2 hours on an ordinary house, and longer for a large or complex roof.

  1. First, you let us know what the roofer did and any concerns you have.
  2. We check the tiles or slates, ridges, hips and verges from safe vantage points.
  3. Flashings, valleys, gutters and visible underlay at the eaves are looked at.
  4. Where it’s safe, we check the loft, then look for debris or damage left behind.
  5. The snags are written up with photos for you to share with your roofer.

Around Colchester

Locally, jobs take us to homes and businesses close to Church of St Peter, Bull Meadow and The Bay And Say Public House. Also close by are Colchester Sixth Form College (within half a mile north-west) and St John's Green Primary School (under half a mile south). There’s a railway station in Colchester itself: Colchester Town station. Well-known places in the area include Lion Walk (less than half a mile south-east) and Essex County Hospital (under half a mile south-west). The countryside around Colchester includes Westhouse Wood.

New roof snagging across Essex: local notes

Homes across Essex range from older properties to new builds, and some older buildings are listed or sit in conservation areas. A roof report before exchange, or before the final payment for new work, puts the facts in front of you.

Several airports in London and the South East have flight restriction zones around them, so every drone flight in Essex is checked against the Drone Safety Map first. Flights that need permission only go ahead once it’s given. In the coastal parts of Essex, the seaward side of a roof takes the most weather, so ridges, verges and flashings there often need attention first.

Colchester: If you let a flat or house near Colchester Town station, the roof is worth checking before you add another property to a portfolio or pay a roofer in full. For an older house near a landmark like Church of St Peter, a survey will show how the roof has been repaired before, which helps you judge what’s coming.

Different roofs, different checks

Flashings

Flashings close the gap where the roof meets walls and stacks. We check how they’re dressed, fixed and pointed.

Underlay and ventilation

Vents at the ridge, eaves or in the tiles help keep the roof space dry. Fitted vents are looked at.

What this survey can’t tell you

A survey is a proper look at the new roof, but it cannot do everything. The main limits are:

  • Parts of the roof we can’t see safely
  • Pricing the remedial work
  • Deciding who is at fault in a disagreement

Tips from our surveys

A little preparation and a few simple habits help, both for the survey and for the roof itself. Some pointers:

  • Check lower roofs and walls after scaffolding comes down
  • Look for debris left in gutters from the ground
  • Diary the defects period end date
  • Let your roofer know an inspection is planned

Questions about the findings are welcome. The Standard Survey includes a follow-up consultation, and the Premium Survey includes an in-person one.

File the contract, invoices and warranty papers in one place. The report belongs with them.

Can I check my roof myself?

If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.

Look up at the roof after a storm, from the ground: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Don’t go up yourself.

Why roofs fail

Flashings at walls and chimneys often need attention. Loose or badly fitted flashings can let water in at the first heavy rain.

Common reasons to book include:

  • Ridge and hip tiles not properly fixed
  • Gutters blocked by building debris
  • Tiles or slates sitting out of line
  • Underlay not dressed into the gutter

Essex: your questions answered

Do I have to be there for the survey?

It depends on what we need to see. Inside the building and in the loft, we need someone to let us in.

Do you check new-build roofs?

Yes, new-build roofs are checked in the same way as replacement roofs. You get a photo report of any snags for you to pass to your builder.

Can you inspect my roof with a drone?

Yes, where it is applicable. Whether we can fly on the day depends on the weather and the airspace rules, including flight restriction zones near airports. We are a CAA-registered drone operator.

Will you go up on the roof?

Not unless it is safe. Safe viewpoints, the loft space and a drone where it applies cover most of what’s needed, and anything out of sight is recorded in the report.

Will you check the loft?

If it’s needed and safe to reach, yes. We look for staining, damp, daylight and signs of movement, as far as the space allows.

Do you carry professional indemnity insurance?

We’re covered by professional indemnity and public liability insurance.

How do I arrange new roof snagging in Essex?

It is easiest to ring 07833 053749 or send us an email. Let us know the address and a little about the roof, and we will point you to the right survey. Surveys run on weekdays, Saturdays and Sundays.
