How the survey works

We don’t take risks to get a closer look. We inspect whatever is safely visible, and if part of the roof can’t be seen, the report says so. Most visits take between one and two hours for most homes, depending on how much new work there is to check. In a smaller place like Hainault, parking is seldom the issue; lanes, gates and long drives are worth mentioning. Low roofs on bungalows can often be seen well from the ground, and the loft shows the rest, while taller roofs may need other vantage points or the drone where it applies.

  1. We start by finding out what was replaced and what worries you.
  2. The coverings, ridges, hips and verges are checked as far as can be seen safely.
  3. Valleys, flashings, gutters and the underlay at the eaves are looked at.
  4. We look in the loft space, where there’s safe access, and around the property for debris or damage.
  5. You get a photo report listing the snags we found.

Advice

New roof snagging for homes and businesses in Hainault

A new roof is a big spend, so it’s worth having it checked before the final payment. Our new roof snagging inspection looks for faults and unfinished work on the roof and around the property. The findings go into a written report with photos to share with your roofer. It’s an independent check, separate from the roofer who did the work. We are frequently asked to look into damage to other parts of the building and missing or blocked roof ventilation, across flashings and valleys, new flat roofs and replacement roofs.

In a smaller place like Hainault, homes are mostly houses and bungalows, from older cottages to more recent builds. Older roofs may still have their original slates or clay tiles, with fixings and underlay that have done a long stint. For a purchase or a newly replaced roof, what’s under the coverings matters as much as what’s on top. Older roofs frequently have bitumen felt under the coverings, as breathable membranes only arrived in the late 1990s.

Most points in the report come with a picture, because a photo of a cracked flashing says more than a paragraph. Anything out of sight on the day is listed as such.

Hainault questions

Is Hainault in the area you cover?

Yes, Hainault is within the area we cover. We work right across London and the South East. Just phone 07833 053749 or send us an email and let us know about the property.

How do I find out if my home in Hainault is listed?

Start with Historic England’s list for listing and your council for conservation areas. It’s worth checking before planning roof work, as both can affect what’s allowed.

Will you fly a drone over my roof?

Yes, where it is applicable. Our sub-250g drone is flown by a CAA-registered operator with a Flyer ID and Operator ID, and the airspace and weather are checked before every flight.

Do I need to be at home?

If the survey includes the loft or the inside of the building, someone needs to let us in. Access is agreed with you when booking.

Can you tell me if my roof has asbestos?

No. We do not sample or test for asbestos. Where a material might contain it, such as old cement sheets on a building from before 2000, the report flags it.

Do you carry out surveys on Saturdays and Sundays?

We survey seven days a week: weekdays, Saturdays and Sundays. Let us know which days suit you as you book.

What’s the best way to book?

Just phone 07833 053749 or drop us an email. We’ll ask a few questions, confirm the price and agree a date.

What we cannot see

To be straight with you, there are limits to any roof survey:

  • Areas out of view from every safe viewpoint
  • Nails and clips under the slates or tiles
  • Estimates of what fixes will cost

If you’re not sure which survey you need, ring 07833 053749 or use the contact form and we will give you a straight answer before booking. What a survey covers and doesn’t.

Roof types and parts we check

  • New flat roofs
  • New-build homes
  • Loft conversions and dormers
  • Replacement roofs
  • Ridges and verges
  • Flashings and valleys

Roof by roof

Underlay and ventilation

Roof ventilation reduces the risk of condensation. Fitted vents are looked at.

Flashings

Flashings close the gap where the roof meets walls and stacks. We check they’re dressed, fixed and pointed where they can be seen.

Tips from our surveys

Small things make a difference. Our tips:

  • Note the end of any warranty or defects period
  • Check lower roofs and walls after scaffolding comes down
  • Look for new stains after a downpour
  • Tell your roofer the work will be inspected

Keep the report with any warranty papers from your roofer. It is a dated record of the roof at handover.

Tell your roofer at the start that the work will be inspected. Everyone then knows what to expect and time is set aside for snags.

Do you need new roof snagging in Hainault?

A roof is hard for most owners to see properly. From the pavement, many faults are invisible and you may be asked to pay anyway.

Typical things we’re asked to look at include:

  • Cracked lower roofs or marked walls after the work
  • Verge tiles or slates not secured
  • Tiles or slates sitting out of line
  • Underlay not dressed into the gutter

Landlords with a home close to Seven Kings station may find that the roof is worth checking before you add another property to a portfolio or pay a roofer in full.

Choosing a roof surveyor

  • Whether they hold professional indemnity and public liability insurance
  • When you’ll get the report
  • Whether the loft is part of the inspection
  • What happens after the report arrives

What a roof survey includes

New roof snagging around Hainault

Clay tiles and timber weatherboarding mark out many of the older buildings in Essex, while many towns grew with post-war and newer estates. Each material has its own typical faults, which is what a buyer or the owner of a new roof needs to know about. Historic houses like Valentines Mansion, about 2.4 miles south-west, show how far back building in the area around Hainault goes. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and any change of roofing material on a listed home needs checking with the council first.

The streets around a church such as St Francis of Assisi are often among the oldest in a place, and if your home is one of the older ones nearby, the roof’s history matters as much as its looks, and a survey brings the past repairs to light.

DIY checks: what’s safe

The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way, and a fall can be serious. That part is for a survey.

It helps to keep a record: when leaks happen, ground-level photos and any past roof work. Share it with us when you book and it will help the survey.
