New roof snagging in Howe Street

New roof snagging in Howe Street: local notes

Listing and conservation areas can both shape what roof work is allowed on an older home. The council is the place to check, along with Historic England’s list, ideally before any re-roofing is planned. Clay tiles and timber weatherboarding mark out many of the older buildings in Essex, while many towns grew with post-war and newer estates. For a purchase or a newly finished roof, the materials decide which details matter most.

The streets around a church such as Church of SS Mary and Laurence are often among the oldest in a place, and if your house is among the older ones nearby, the roof may have had decades of patch repairs, and the survey shows where they are.

About our new roof snagging in Howe Street

We check the coverings, ridges, verges, hips and valleys plus flashings and roof ventilation. We check the underlay at the eaves where it is visible, and we check the gutters too. The report sets out what we found with photographs. We also note debris left behind and any damage to other parts of the building. Common reasons to book are missing or blocked roof ventilation and offcuts and broken tiles left behind, across new-build homes, loft conversions and dormers and replacement roofs.

For a small place like Howe Street, the visit is planned like any other: it just means planning the journey and access beforehand. If there are outbuildings with roofs you want checked, mention them when booking, so the visit can be planned around them. Whether you are buying or checking new work, the same care goes into it. Weekday and weekend visits are both available.

With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey adds thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

Signs you need new roof snagging in Howe Street

Roofers don’t always clear every gutter and lower roof. Broken tiles, offcuts and nails can block gutters and on extension roofs.

Common reasons to book include:

  • Untidy or loose verge details
  • Cracked mortar at the ridge or hips
  • Signs of condensation in the loft space
  • Underlay ending short at the eaves

Landlords with a home close to Beaulieu Park station may find that a survey before purchase, or before signing off a new roof, saves surprises once a tenant moves in.

What a good roof survey covers

What this survey can’t tell you

Our findings are based on what we can see safely on the day, so there are some things a survey can’t cover:

  • Estimates of what fixes will cost
  • How the roof will perform for years to come
  • Details hidden from sight

If in doubt, ring 07833 053749 or use the contact form and we’ll suggest the right survey. The full list of what we check.

What we look at

  • Ridges and verges
  • Loft conversions and dormers
  • Flashings and valleys
  • Replacement roofs
  • New-build homes
  • New flat roofs

The survey, step by step

Every roof is different, but as a rough guide the survey takes between one and two hours for most homes, depending on how much new work there is to check. You’re welcome to ask questions while we are there. Somewhere like Howe Street needs a little journey planning: tell us about narrow lanes, gates, long drives and where we can park. The roof is looked at from the ground, from windows, from the loft where there’s safe access and from the roof where it is safe.

  1. First, you tell us what the roofer did and any concerns you have.
  2. The new coverings, ridge, hips and verges are inspected where it is safe to see them.
  3. Valleys, flashings, gutters and the underlay at the eaves are looked at.
  4. Where it’s safe, we check the loft, then look for debris or damage left behind.
  5. The snags are written up with photos for you to share with your roofer.

Before we arrive

  • Jot down any questions you want answered
  • Leave side gates unlocked
  • Dig out any old roof reports or invoices

Related advice

Should I look at the roof myself first?

After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.

A DIY look is useful, but it isn’t a survey. You will not see flashings, valleys or the backs of chimneys properly from the ground, and those are details a survey looks at closely.

Tips that help

Small things make a difference. Our tips:

  • Watch for drips in the roof space with care
  • File all paperwork for the new roof
  • Send the snagging report to your roofer
  • Book snagging before the final payment

Report times depend on the package: within 48 hours for Basic, 24–48 hours for Standard and the same day for Premium. If a payment is due soon, choose the package that fits.

File the contract, invoices and warranty papers in one place. The report belongs with them.

Howe Street questions

Is my home in Howe Street listed or in a conservation area?

We can’t confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material.

Do you cover smaller places like Howe Street?

Yes, Howe Street is on our map. Villages and rural addresses get the same survey as a town house.

Can you see the fixings under the tiles?

No. We inspect what can be seen without opening up the roof so hidden fixings aren’t visible to us. We note what couldn’t be seen.

Can you survey a shared roof?

Yes. A shared roof needs access agreed first, with the freeholder or managing agent. Mention it when you contact us and we’ll explain what’s needed.

Do I need to be at home?

That depends on the survey. Inside the building and in the loft, we need someone to let us in; we will agree the details as you book.

Do you carry professional indemnity insurance?

Our cover is professional indemnity plus public liability, and we can provide details if a managing agent needs them.

Do you climb onto every roof?

Only where it is safe to do so. We inspect everything that’s safely in view: from the ground, from windows, from inside the loft space, from the roof where it’s safe and by drone where it applies. Anything we cannot see is noted in the report.
