Independent thermal roof surveys in Howe Street

Thermal roof surveys for homes and businesses in Howe Street

A thermal imaging roof survey uses a thermal camera to show differences in surface temperature across a roof. The patterns can suggest wet insulation, gaps in insulation or places where heat is getting out. The camera does not see water itself, so findings are checked with moisture readings. It comes as part of our Premium Survey, from £400. The report also notes the conditions on the day, since they affect what the camera can show. Common reasons to book are damp that repairs haven’t cured and cold areas below the roof, across insulated roof spaces, pitched roof slopes and flat roofs.

Somewhere as small as Howe Street, older roofs are often steep and partly hidden by trees or outbuildings. A drone and a thermal camera each give a view you can’t get from ground level. Weather and airspace are checked before the visit, and the journey is planned ahead of time. Steep slopes and tall chimney stacks are where a close-up view adds the most.

You receive the findings by email, ready to forward to whoever needs them. Basic reports come within 48 hours, Standard within 24–48 hours and Premium on the day.

What we do, step by step

Every roof is different, but as a rough guide the survey takes between one and two hours for a house, and about three to four hours for a commercial roof. If you have questions on the day, just ask. Cottages and farmhouses around Howe Street often have roofs at several levels, with lean-tos and outbuildings attached. We work round each section in turn, from the safest viewpoints.

  1. We start by discussing the roof, any signs of damp and how the weather may affect the images.
  2. We carry out a visual inspection of the roof from wherever it can safely be seen.
  3. Thermal images are taken to show differences in surface temperature.
  4. Areas that look unusual on the camera are checked with moisture readings where possible.
  5. We write up the thermal images alongside ordinary photos and recommendations.

Preparing for the visit

Your questions about thermal roof surveys in Howe Street

Is my home in Howe Street listed or in a conservation area?

Start with Historic England’s list for listing and your council for conservation areas. It is worth checking before planning roof work, as both can affect what’s allowed.

Do you cover Howe Street?

Yes, Howe Street is one of the places we work. The survey and report are the same in Howe Street as anywhere else.

How do I book a survey in Howe Street?

Simply call 07833 053749 or email us. After a few questions, we confirm the price and fix a day, weekday or weekend.

Does thermal imaging work on slate and tile roofs?

It can be useful, though pitched roofs are typically harder to read. Slates and tiles over a ventilated space can mask what’s below, so we combine it with an inspection from the loft where there’s safe access.

Do I need to be at home?

If the survey includes the loft or the inside of the building, someone needs to let us in. Access is agreed with you when you book.

How many surveys have you done?

We’ve completed more than 5,000 surveys, over more than 20 years, and 98% of customers are satisfied.

How long will you be at the property?

Most surveys take about one to two hours for a house, with bigger or more complicated roofs taking longer. We’ll confirm the timing when booking.

How we price thermal roof surveys

All our prices include VAT. The things that change the price are:

  • Whether you choose the Basic, Standard or Premium Survey
  • The roof’s overall size
  • The type of building, from a house to a block or an office
  • Features like valleys, chimneys, dormers and parapets

Every price we give includes VAT. Our price is from £400, including VAT. We confirm the price for your roof before booking.

Helping us price your survey

A few details help us suggest the right survey and price. When you contact us, let us know:

  • Where any leaks, stains or damp patches show inside
  • Anything about access we should know
  • Why you want a survey: buying, a leak, a storm or new work
  • The property’s address and postcode

When you’re ready to go ahead, phone 07833 053749 or drop us an email. We’ll suggest a package, agree the price and find a date, weekday or weekend.

Thermal roof surveys in Howe Street: local notes

If your survey includes the drone, the flight is checked against the Drone Safety Map first. An older home may be listed, or stand in a conservation area. To find out, check Historic England’s list and ask the council about conservation areas. Re-roofing in different materials may need permission there.

If you look after a building such as Chelmer Valley High School, a drone or thermal camera can show a large roof in a single visit. If your house is among the older ones in the streets near Church of SS Mary and Laurence, tall stacks and steep slopes are easier to judge with close-up aerial photos than from the pavement.

Tips that help

Most of what helps is simple and safe from ground level. Our suggestions:

  • Talk to us about the weather when booking
  • Check outlets after heavy rain
  • Keep dated photos of any marks on ceilings
  • Clear a path to the loft hatch before we arrive

Where a pattern can’t be confirmed, the report says what could help, for instance electronic leak detection or a roofer opening up a small section.

Check loft insulation covers the whole area and hasn’t been disturbed. Insulation is often moved when people work in the roof space.

When you need someone else

Our survey is not a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • Hidden layers that need to be opened up to check
  • Clear results when the conditions on the day are poor
  • A formal energy assessment

If in doubt, ring 07833 053749 or send us an email and we will recommend the right survey. What our survey covers.

What we look for on each type of roof

Felt and asphalt flat roofs

Built-up felt and asphalt roofs can hide trapped water for a long time. Thermal imaging helps suggest where it is, given suitable conditions on the day.

Loft insulation

Heat loss shows most clearly when it’s warm inside and colder outside. We explain in the report how the conditions on the day affected what we saw.

For landlords and managing agents

Managing agents and residents’ management companies use roof surveys to plan maintenance. Recommendations are set out in order of urgency where relevant, which helps with budgets and planning.

Letting agents can arrange access with tenants, at a time agreed in advance. We survey on weekdays, Saturdays and Sundays, which helps when tenants work during the week.
