New roof snagging for Chatham Green homes and businesses

About our new roof snagging in Chatham Green

Ventilation matters on a new roof. Where vents have been fitted at the ridge or eaves, we check them, and check the loft space for signs of condensation. What we see goes in the report. Missing or blocked ventilation can lead to condensation over time, which is easier to put right while the roofer is still involved. We record what we see. Common reasons to book are ridge and hip tiles not properly fixed and loose flashings at walls or chimneys, on flashings and valleys, ridges and verges and loft conversions and dormers.

Being in a small place like Chatham Green makes no difference to the inspection itself: the journey, parking and access are simply agreed beforehand. Mention any outbuildings, barns or garages with roofs you’d like looked at when you book. Buyers and owners of new roofs get the same approach as anywhere. Weekday and weekend visits are both available.

How fast the report arrives depends on the package: the Basic Survey within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey on the same day.

Practical tips

Small things make a difference, both for the survey and for the roof itself. Some pointers:

  • Send the snagging report to your roofer
  • Agree snagging with your roofer at the start
  • Diary the defects period end date
  • Keep the contract and invoices together

The report lists each snag with photos and recommendations, prioritised by urgency where relevant. You can send it straight to your roofer.

Watch for leaks, damp or loose pieces in the first months. It’s simpler to raise problems soon after the job.

Different roofs, different checks

Ridges, hips and verges

Verge details can be rushed, so we look at them carefully.

Slate roofs

Cracked slates are sometimes left in place. They’re photographed for the report.

Honest limits

Without opening up the roof, some things stay hidden, so a survey has limits:

  • Areas out of view from every safe viewpoint
  • Deciding who is at fault in a disagreement
  • Nails and clips under the slates or tiles

If you’re not sure which survey you need, ring 07833 053749 or use the contact form and we’ll give you a straight answer before booking. The full list of what we check.

What we check

What affects the cost of new roof snagging

To price your survey, we look at:

  • Any need for thermal images or a drone flight
  • Whether you choose the Basic, Standard or Premium Survey
  • The type of building, from a house to a block or an office
  • The number of roofs, including extensions and garages

Every price we give includes VAT, and the written report is part of the package. New roof snagging starts from £150, including VAT. Size, height and access decide where your roof falls.

What we need to know

What helps most when you contact us:

  • Pictures from the garden or a window, if you have them
  • Where the property is, with the postcode
  • Why you want a survey: buying, a leak, a storm or new work
  • The style of property, from a terrace to a block

Our phone lines are open seven days a week, including Saturdays and Sundays. For a price or to book, call 07833 053749 or drop us an email.

Leave it or get it looked at?

Photographs from the ground rarely show the detail. We get as close a view as safe access allows, including by drone where it is applicable. In a small place like Chatham Green, homes can be exposed to wind and rain, which finds any gap, and damp in older walls is slow to dry out.

Prices start from £150, with VAT included, for a Basic Survey. Standard is from £250 and Premium from £400, both inc. VAT. You’ll know the price for your survey before booking.

What you get with us

  • Packages from £150, including VAT
  • 98% customer satisfaction
  • Independent findings on the roof’s condition
  • Drones and thermal imaging where applicable

Common questions in Chatham Green

Does a conservation area affect roof work in Chatham Green?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Do you carry out roof surveys in Chatham Green?

Yes. We work right across London and the South East, and Chatham Green is part of that. You can ring 07833 053749 or send us an email with the address and some details, and we will talk through which survey suits.

Can you settle a dispute with my builder?

No. Our job is to report on the roof as we find it. Any dispute is between you and your roofer or builder, and the report gives you a clear record to refer to.

Are you insured?

Our surveys are covered by professional indemnity and public liability insurance. Ask if you need details for a managing agent or building owner.

What’s the best way to book?

To book, phone 07833 053749 or send us an email and let us know the address and what you’d like to know. We’ll confirm the price and agree a day with you.

I live in a flat. Can you survey the roof?

Yes, as long as access is agreed. Roofs over flats are often shared, so whoever owns or manages the building needs to agree access. We can only inspect what we are given access to.

Will you fly a drone over my roof?

Yes, where applicable and safe. We’re a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. Drone inspection is part of the Drone Roof Survey and the Premium Survey, where applicable.

How it works

We check the roof from outside and, where it’s relevant and there is safe access, from inside the roof space too. In the loft, the signs we look for are staining, damp, daylight and sagging, as far as the space allows. The whole visit typically takes roughly 1–2 hours for most homes, depending on how much new work there is to check. Rural addresses near Chatham Green can be hard to find from a postcode alone, so a few directions, or a note of a nearby landmark, help us arrive on time. After that, the survey runs as it would anywhere.

  1. We agree what to focus on, like a payment date or a warranty period ending.
  2. The roof is inspected from ground level, vantage points and the roof where safe.
  3. We work through ridges, verges, valleys and flashings.
  4. Debris and damage to other parts are recorded.
  5. You receive a report to share with your roofer.

Before we arrive

  • Leave a clear route to the loft
  • Find any records of previous roof work
  • Make sure we can get to the back of the property

Buying a home or a new roof in Chatham Green

In Essex, older buildings are often clay-tiled, many with weatherboarding, alongside a good many post-war and newer estates. Material and age explain a lot of what turns up on the day, whether the roof is old or brand new. An older home may be listed, or stand in a conservation area. To find out, check Historic England’s list and ask the council about conservation areas. In either case, a change of roofing material may need consent.

If you own a rental within reach of Beaulieu Park station, the roof is worth checking before you add another property to a portfolio or pay a roofer in full. For an older house near a landmark such as Church of St John the Evangelist, older patch repairs can hide behind a tidy front slope, and the survey looks past them.
