About our new roof snagging in North End

Homeowners book snagging after a re-roof or roof replacement, and buyers of new-build homes sometimes want the roof checked. Whatever the roof, we inspect as far as it can be seen safely, from ground level, vantage points, the loft space and the roof where safe. You then get a written report with photos to share with your roofer. Typical surveys look at cracked or slipped new tiles or slates and signs of condensation in the roof space, across replacement roofs, loft conversions and dormers and ridges and verges.

In a village or hamlet like North End, homes are frequently older cottages and farmhouses alongside a few newer houses. Older roofs there may have clay tiles, slate, stone or, in some places, thatch. Each covering has its own weak points, whether the roof is old or newly laid, and thatch is a specialist material, so we report on what can be seen. What’s under the coverings, from old felt to the battens and nails, matters too.

You receive the findings by email, ready to forward to whoever needs them. Basic reports come within 48 hours, Standard within 24–48 hours and Premium on the day.

What you can safely check yourself

What you cannot do safely is get up close. Roofs are fragile and slippery, and a fall can be serious. That is where a survey comes in, using safe viewpoints and a drone where applicable.

If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.

How the survey changes by roof type

Clay and concrete tiles

Clay and concrete tiles commonly last 50 years or more. Cracked or uneven tiles are recorded as far as can be seen.

Slate roofs

Ridges, verges and valleys are checked closely on new slate roofs from safe vantage points.

Surveys for landlords and agents in North End

Shared roofs need a little more planning: we need access agreed with the freeholder or managing agent. Mention it when you get in touch and we’ll plan the visit with that in mind.

Roof problems in a rented home affect tenants as well as the building. A survey helps you spot issues early and plan the work around your tenants.

What happens if roof problems are left?

Raising snags before the final payment is typically simpler. After the final payment it can be harder to get them back. Our report lists what to raise. Where a roof is exposed, as many are in small places like North End, driving rain gets into any weakness, and older walls, once damp, take a long time to dry.

Larger roofs, taller buildings and commercial roofs take longer, so they’re priced to match. You will know the figure before booking.

Buying a home or a new roof in North End

There are about 500,000 buildings on England’s list of listed buildings, and around 10,000 conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material, so check with the council. In Essex, older buildings are frequently clay-tiled, many with weatherboarding, and lots of post-war and modern estates besides. Whether you’re buying or checking new roofing work, knowing the materials helps make sense of what the inspection finds.

For any home in North End, it’s the small, early fault that is cheapest to put right. If you live in an older home near Church of St Andrew, the roof may have had decades of patch repairs, and the survey shows where they are.

What this survey can’t tell you

Every survey has limits, and it is better to know them up front. Bear these in mind:

  • Settling a dispute with your roofer or builder
  • Areas out of view from each safe vantage point
  • Estimates of what fixes will cost

Not sure which survey suits your roof? You can call 07833 053749 or email us and we’ll tell you. What our survey covers.

What we look at

  • Flashings and valleys
  • New flat roofs
  • Loft conversions and dormers
  • Ridges and verges
  • Replacement roofs
  • New-build homes

The survey, step by step

We work from the outside in: outside views come first, then the roof space if there’s safe access. In total, it takes an hour or two for most homes, depending on how much new work there is to check. Older rural homes like those around North End can have a main roof, lower lean-to roofs and outbuildings all joined together. We work round each section in turn, from the safest viewpoints, and anything we can’t see is noted.

  1. First, you tell us what the roofer did and any concerns you have.
  2. We check the tiles or slates, ridges, hips and verges from safe vantage points.
  3. Valleys, flashings, gutters and the underlay at the eaves are looked at.
  4. Where it is safe, we check the loft, then look for debris or damage left behind.
  5. The snags are written up with photos for you to share with your roofer.

How to prepare

  • For a flat or shared roof, check access with whoever owns or manages the building
  • If you are buying, let the agent know when we’re coming
  • Move anything stored under the loft hatch

Getting a price

Getting a price is simple: just phone 07833 053749 or drop us an email and give us some details about the property and we’ll explain which survey suits. The price is agreed up front.

Questions from North End

How do I find out if my home in North End is listed?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Will you come out to North End?

Yes, North End is on our map. A small place gets exactly the same survey as a big one.

Is this an asbestos survey?

No. Our report may flag materials that could contain asbestos, but only a specialist asbestos surveyor can confirm it. It may be present in buildings built or refurbished before 2000.

How long will you be on site?

A visit usually takes an hour or two for a typical new house roof, longer where the roof is large or complicated. We’ll give you an idea as you book.

Can you inspect my roof with a drone?

Yes, where it is applicable. We hold a CAA Flyer ID and Operator ID and fly a drone under 250g, and the airspace and weather are checked before every flight.

How do I book a survey in North End?

It’s easiest to call 07833 053749 or drop us an email. Let us know the address and a little about the roof, and we will take it from there. Surveys run on weekdays, Saturdays and Sundays.

Which parts of the roof does snagging cover?

All the parts of the roof we can see safely, from the ridge and verges down to the eaves and gutters. We look in the loft where it is safe and check for damage left by the job.
