What we look for on each type of roof

Flat roofs

Ponding, blistering, splits and worn upstands are the usual warning signs. We look at outlets too, since a blocked one leaves water sitting on the roof.

Clay and concrete tiles

Clay and concrete tiles commonly last 50 years or more. Cracked, slipped or missing tiles are noted, along with odd replacement tiles that hint at earlier leaks.

Pre-purchase roof surveys for homes and businesses in North End

Buying a home is a big commitment, and the roof is one of the costliest parts to put right. Our pre-purchase roof survey gives you a proper look at it before you’re committed. We look at the slates or tiles, the ridges and valleys, the flashings, the chimneys and the gutters, and the loft space where it’s safe to get in. The findings come in a written report with photos. Common reasons to book are patch repairs that may hide an ongoing problem and slates or tiles that have slipped or gone, across chimney stacks, gutters and downpipes and flat-roofed extensions and dormers.

For a small place like North End, the visit is planned like any other: it just means planning the journey and access beforehand. If there are outbuildings with roofs you want checked, mention them as you book, so the visit can be planned around them. Buyers and owners of new roofs get the same approach as anywhere. Weekday and weekend visits are both available.

The report is written in plain words, so it makes sense without any roofing background. Each point is backed by a photo where possible, and recommendations are put in order of urgency where relevant.

What affects the price in North End

Our packages start from £150, including VAT. What you pay for your roof depends on:

  • Commercial roofs and larger buildings
  • Building height and the viewpoints available
  • The shape of the roof and its details
  • If the survey needs thermal imaging or a drone

The Premium Survey includes thermal imaging and drone inspection where applicable, from £400 including VAT. We can help you choose the package that fits what you’d like to know.

Helping us price your survey

When you call or email, these details help:

  • Photos of the roof, taken safely from ground level or a window
  • Whether there is a loft hatch, a shared roof or tricky access
  • Why you want a survey: buying, a leak, a storm or new work
  • The kind of building and roof involved

Getting a price is simple: just phone 07833 053749 or send us an email, let us know about the property and we will explain which survey suits. We confirm the price before anything is booked.

What we do, step by step

We check the roof from outside and, where it’s relevant and there is safe access, from inside the roof space too. In the loft, the signs we look for are staining, damp, daylight and sagging. The whole visit typically takes roughly 1–2 hours at a typical home, and about three to four hours for a commercial roof. Older roofs in small places like North End can have low, tight loft spaces, so let us know about the loft hatch and any ladder. We only go where it’s safe.

  1. Once your offer is accepted, you let us know the address and when you hope to exchange.
  2. We arrange access with you, the agent or the seller, including the loft.
  3. We start outside, looking at the roof from the ground and from vantage points.
  4. We then look from upstairs windows and inside the loft where it is safe.
  5. The report is emailed with photos and recommendations, ready to use before exchange.

Before the survey

  • If it isn’t your property yet, arrange access through the agent
  • Have any questions written down, so nothing gets missed
  • Keep pets out of the way during the survey

Getting a price

Most bookings start with a short call: ring 07833 053749 or email us and we’ll ask a few questions about the roof. You’ll have a price before anything is arranged.

North End homes and their roofs

In Essex, older buildings are often clay-tiled, many with weatherboarding, while many towns grew with post-war and newer estates. Material and age explain a lot of what turns up on the day, whether the roof is old or brand new. Where the drone is part of the survey, we check the Drone Safety Map for restrictions before flying.

In and around North End, as anywhere, a roof is easiest to deal with when its problems are found early. Take an older house close to Church of St Andrew: ask the seller about past roof repairs, because older roofs often have patched valleys, replaced slates and reset ridges.

North End: your questions answered

Will you come out to North End?

Yes. North End is within the area we cover, which takes in towns, villages and rural addresses. We survey roofs across London and South East England. Let us know about access, parking and anything unusual about getting there as you book.

Do you cover North End?

We do. Every survey there gets the same written report with photos, and visits run on weekdays and weekends.

How long does the survey visit take?

Allow about one to two hours at a typical house, with time for the loft where it can be reached. We’ll confirm what to expect when we arrange the visit.

At what stage of buying should I get the roof surveyed?

The sooner after your offer is accepted, the better. You need the report before you exchange, while you can still ask questions and negotiate.

Do you need to go inside the property?

Where possible, yes. We look in the loft space where there’s safe access, and views from upper windows help too. The agent or seller can arrange entry.

Should I get a roof survey as well as a RICS home survey?

It depends on the roof and how confident you want to be. Home surveys sometimes suggest a closer look at the roof, and our survey gives you that closer look. It doesn’t stand in for a RICS survey.

Can you tell me if my roof has asbestos?

No. We don’t sample or test for asbestos. Where a material might contain it, like old cement sheets on a building from before 2000, the report flags it.

What this survey cannot tell you

To be straight with you, a roof survey has limits:

  • Asbestos testing of any kind
  • How a seller will respond, or what the house is worth
  • A structural engineer’s report

Not sure which survey suits your roof? You can ring 07833 053749 or drop us an email and we’ll tell you. What a survey covers and doesn’t.

Roof types and parts we check

  • Lead flashings and valleys
  • Chimney stacks
  • Clay and concrete tiles
  • Natural slate
  • The roof space
  • Flat-roofed extensions and dormers
  • Gutters and downpipes

Should I look at the roof myself first?

The one thing to avoid is getting up close. Roofs are fragile and slippery, and a fall can be serious. That’s where a survey comes in.

Keep a simple record: when leaks happen, ground-level photos and any past roof work. Send it with your enquiry and it will help the survey.

Rented homes, blocks and businesses

We survey roofs for landlords and agents as well as homeowners. A written report with photographs gives you a clear record of the roof, useful for planning maintenance.

Where a roof is shared: we need access agreed with the building owner or managing agent. Mention it when you contact us and we will plan the survey around it.
