Landlord roof surveys near North End

What we’re asked to look at in North End

Reports of leaks or damp from tenants often lead to a survey. The survey helps show whether the roof, gutters or flashings are involved, as far as can be seen.

People usually book a survey after spotting something like this:

  • Damp or stains in top-floor flats
  • Worn ridges, hips and verges
  • Cracked or leaning shared chimneys
  • Gaps where tiles or slates have slipped

Anyone responsible for a site like The Flitch Green Academy will know that long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.

What’s in a roof survey

Landlord roof survey in North End: what you get

Getting into every part of a building takes planning. The loft space and certain flats may need to be opened up for us, so tenants or leaseholders need notice. You or your agent arrange access, and we confirm what we need when you book. Where we can’t get into part of the building, the report says so. If you are worried about chimney stacks in poor repair and gaps where tiles or slates have slipped, we can find out what’s behind it.

Village roofs frequently face open fields and take the full force of wind and rain, so ridges, chimney stacks, flashings and gutters work hard. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A roof report shows what needs attention first. On exposed older roofs, chimneys and lead flashings are often the first to give way.

How fast the report arrives depends on the package: the Basic Survey within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey on the same day.

FAQs for North End

Is North End within the area you cover?

Yes, North End is on our map. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.

Is my home in North End listed or in a conservation area?

We cannot confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material.

Does the report help with maintenance planning?

Yes. It shows what needs attention now and what can be planned for later, which helps you plan work and budgets. Repair costs are not included, but contractors can price from it.

What’s the best way to book?

Simply phone 07833 053749 or email us. We will ask a few questions, confirm the price and agree a date.

Will you say whether the freeholder or leaseholders should pay?

No, we don’t advise on leases, so ask your managing agent or a solicitor. We report on the roof’s condition and what needs attention.

Do you test for asbestos?

No. We can flag materials that might contain asbestos, but only a specialist asbestos surveyor can confirm it. Buildings built or refurbished before 2000 may contain it.

Is a landlord roof survey the same as a full building survey?

No, it is a roof survey. It is not a RICS Level 2 or 3 survey, and it is not a structural engineer’s report.

What a landlord roof survey does not cover

Without opening up the roof, some things stay hidden, so a survey has limits:

  • Who pays under the lease (that is a legal question)
  • Parts of the roof we can’t safely see or access
  • Walls, floors and services beyond the roof

If in doubt, call 07833 053749 or send us an email and we will recommend the right survey. What our survey covers.

What this survey covers

  • Shared roofs
  • Converted houses
  • Flat roofs on blocks
  • Gutters and downpipes
  • Blocks of flats
  • Rented houses

Should I look at the roof myself first?

Your own check is a good start, but it isn’t a survey. You won’t see flashings, valleys or the backs of chimneys properly from ground level, and those are details a survey looks at closely.

It’s useful to keep a record: when leaks happen, ground-level photos and any past roof work. Send it with your enquiry, as it helps us focus the survey.

What happens on the day

We photograph the roof as we go, so you can see in the report what we found and where. Close-ups come from the safest viewpoint available, including by drone where it is applicable and the weather allows. A typical visit takes roughly 1–2 hours for a house, and longer for a block or a building with several roofs. Older rural homes like those around North End can have a main roof, lower lean-to roofs and outbuildings all joined together. We work round each section in turn, from the safest viewpoints.

  1. First, we confirm the roofs and areas to be surveyed.
  2. Access to flats and the roof space is arranged with you ahead of time.
  3. The roofs are inspected from the ground, vantage points, the roof space and the roof where it is safe.
  4. We photograph each defect and note how urgent it looks.
  5. We send a written report you can use to plan maintenance and budgets.

How to prepare

  • Buyers: confirm access with the estate agent or seller
  • Let us know about parking before the day
  • Have any questions written down, so nothing gets missed

What affects the cost of landlord roof surveys

We confirm the price for the job before you book. These are the things that affect it:

  • Whether thermal imaging or a drone is needed
  • How complicated the roof is, with its valleys, chimneys and parapets
  • The package you choose: Basic, Standard or Premium
  • How many separate roofs there are, like extensions, dormers and garages

There are three survey packages: Basic from £150, Standard from £250 and Premium from £400, all including VAT. What your roof costs depends on its size, access and what you want to find out.

What we need to know

There is no need for technical words. Just tell us:

  • How the loft is reached, if there is one
  • Any marks or damp showing indoors
  • Dates you are working to, such as exchange
  • The address and postcode of the property

Most bookings start with a short call: ring 07833 053749 or email us and we will ask a few questions about the roof. You will have a price before anything is arranged.

Different roofs, different checks

Flat roofs on blocks and rear additions

Felt flat roofs often last around 15–20 years, so knowing roughly how old the roof is helps.

Gutters and downpipes

Blocked gutters cause many leaks into top-floor flats. Gutters, outlets and downpipes are inspected as far as can safely be seen.

Roofs, chimneys and gutters in North End

There are about 500,000 buildings on England’s list of listed buildings, and around 10,000 conservation areas. If your home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission, so check with the council. Older buildings in Essex often have clay tiles and weatherboarding, with post-war and more recent estates making up much of the newer housing. Whichever you have, the details that tend to fail before the covering itself get the closest look.

For an older house near a landmark such as Church of St Andrew, old fixings, lead flashings and tall chimneys are typical of older roofs.
