Independent electronic leak detection in North End

About our electronic leak detection in North End

Some flat roofs cannot be tested electronically. Some membranes conduct electricity themselves, and some build-ups lack the layer the test needs below the membrane. We will say if ELD will not work on your roof at the start. Telling us what you know about the roof’s membrane and layers helps, including drawings, specifications or the roofer’s paperwork. It avoids arranging a test that can’t give results. We survey green roofs, commercial flat roofs and single-ply roofs, and common reasons people get in touch are damage from equipment installers and breaches around outlets and penetrations.

Flat roofs on exposed homes in small places like North End take more wind and rain, so edges, upstands and laps take a beating. Older felt roofs, often around 15–20 years in life, show it first. EPDM rubber and GRP coverings last longer, but their edges and joints still need checking. On an exposed roof, the edges tend to go first.

We keep jargon out of it: where something needs attention, it says so plainly, and where it can wait, that is said too.

Tips that help

Small things make a difference, both for the survey and for the roof itself. Some pointers:

  • Limit access to the roof
  • Consider ELD before paving or planting goes on
  • Share any drawings of the roof
  • Keep a note of leaks after rain

Keep the report with the roof’s records. It shows the condition of the membrane on that date.

Ask trades working on the roof to protect the membrane when they work up there. Check the roof after they’ve finished.

What electronic leak detection doesn’t cover

In fairness, a roof survey has limits:

  • Parts of the roof covered by fixed equipment
  • Leaks from plumbing or windows
  • How wet the insulation is

Not sure which survey suits your roof? You can call 07833 053749 or send us an email and we’ll tell you before you book. The full list of what we check.

What we look at

  • Commercial flat roofs
  • Single-ply roofs
  • Liquid-applied waterproofing
  • Green roofs
  • Roof terraces and balconies
  • Flat roof membranes

The survey, step by step

The visit has one job: to see as much of the flat roof membrane as can be seen safely and record it clearly. Notes and photographs go into the written report. The visit normally takes more time on a big roof than a small one, with the construction of the roof playing a part too. Cottages and farmhouses around North End frequently have roofs at several levels, with lean-tos and outbuildings attached. We work round each section in turn, from the safest viewpoints, and anything we cannot see is noted.

  1. First, you tell us about the roof build-up and where water is showing.
  2. We confirm whether the roof is suitable for electronic testing.
  3. The method depends on the membrane and what sits above and below it.
  4. We test the membrane and find where current is passing through it.
  5. We send a report with photos of each breach so your roofer can repair it.

Before the survey

  • Unlock side gates and any roof access doors
  • Keep pets in another room
  • Make a note of anything you’d like us to look at

How to book

If you have photos of the roof, send them over. Pictures from the ground or a window are fine, and please don’t climb up for a closer look. To get started, phone 07833 053749 or drop us an email.

Questions from North End

Will you come out to North End?

We do. A small place gets exactly the same survey as a big one.

Does a conservation area affect roof work in North End?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.

I live in a flat. Can you survey the roof?

Yes, once access has been agreed. Roofs over flats are often shared, so the building owner or managing agent needs to agree access. We inspect only the parts we are allowed to reach.

Does electronic leak detection work on all membranes?

It depends on the membrane and the build-up. Share any details you have and we will confirm suitability.

How does ELD work?

It uses an electrical current to find breaches in a flat roof membrane. The current only gets through where the membrane is breached so we can pinpoint it.

What if it rains on the day?

A survey can usually go ahead in light rain, and it can even help show where water is getting in. Heavy rain or strong wind can ground a drone and make the roof unsafe, so if conditions are not right we will arrange another day with you.

Are you structural engineers?

No. Our survey is not a structural engineer’s report, and it does not include calculations. We’ll recommend an engineer if we see signs that call for one.

Rented homes, blocks and businesses

Buyers’ agents can book surveys on behalf of their clients. The report is emailed, so it can go straight to your client, photos included.

Letting agents can arrange access with tenants. Surveys run on any day of the week, which can make access easier.

Different roofs, different checks

Green and ballasted roofs

Some layers may need lifting for testing. We explain what’s needed when we quote.

Inverted and paved roofs

If the build-up rules out ELD, we’ll say so.

Electronic leak detection in North End: local notes

Older buildings in Essex often have clay tiles and weatherboarding, and plenty of post-war and modern estates besides. Mixed in with those pitched roofs are plenty of flat ones, over rear extensions, dormers, garages and shops. What can be done to an older roof may depend on listing or a conservation area. The council is the place to check, along with Historic England’s list, ideally before any re-roofing is planned.

Take an older house close to Church of St Andrew: flat-roofed rear additions and dormers added over the years are worth checking. Anyone responsible for a site like The Flitch Green Academy will know that ponding and blocked outlets on a wide flat roof are worth catching before the next wet season.

North End is about 7 miles south-west of Braintree, in Essex. Houses, flats, blocks and commercial buildings in North End can all book electronic leak detection, with a written report and photographs every time. Our area takes in places right across Essex, large and small. There’s also a page for Chelmsford.

We cover every part of the CM6 postcode area for electronic leak detection. You will find streets like Bennett's Lane, Mill Road and Black Chapel Lane. Neighbouring places we cover for electronic leak detection include Causeway End (1 mile north-east), Little Dunmow (1 mile north), Ford End (1 mile south-east), Felsted (1 mile north-east) and Brookstreet (1 mile north). Further out, we also cover Chelmsford (8 miles south-east), Braintree (7 miles north-east), Harlow (14 miles west), Maldon (14 miles south-east), Billericay (15 miles south) and Witham (10 miles east).

What a survey costs

Every roof is different, so prices are confirmed before booking. These are the things that affect it:

  • If the survey needs thermal imaging or a drone
  • Roof area
  • Features like valleys, chimneys, dormers and parapets
  • Building height and the viewpoints available

What a survey costs comes down to the roof itself: its size, its height, how many sections it has and how it can be reached and seen safely. We quote electronic leak detection for each roof, as the method and time depend on the roof.

What to tell us when you get in touch

The more you let us know, the easier it is to price the survey. When you contact us, it helps to mention:

  • What’s prompted the survey
  • Photos of the roof, taken safely from ground level or a window
  • How the loft is reached, if there is one
  • Where the property is, with the postcode

If you are buying, it helps to book soon after your offer is accepted, so there’s time to use the report before exchange. For any other survey, just phone 07833 053749 or email us when you are ready.
