Electronic leak detection in Felsted
Electronic leak detection, or ELD, finds holes in flat roof waterproofing membranes. It works with an electrical current that passes through the membrane only where there’s a breach. That lets us locate holes that are too small to see, so your roofer can repair them. The results come in a report with photos. If you are worried about water coming in under a flat roof and damage from equipment installers, a survey will tell you what’s going on.
Some older homes in villages like Felsted are listed or in a conservation area, and that can affect how an extension roof or dormer is re-covered. Check with the council before planning any change of material. Finding out what state the roof is in gives you the facts to plan with. Listed building consent is needed for changes that affect a listed building’s special interest.
Nothing in the report is left vague: if work is needed, the report says so clearly.

What affects the cost of electronic leak detection
Not every roof costs the same to survey, for these reasons:
- How complicated the roof is, with its valleys, chimneys and parapets
- Extensions, dormers and garages with roofs of their own
- The use of thermal imaging or a drone
- House, block, shop or office
The cost of a survey depends on the roof: its size, its height, how many sections it has and how safely it can be seen. Electronic leak detection is quoted for your roof, because the method depends on the roof.
Booking your survey
If you can, have these to hand when you get in touch:
- Dates you are working to, like exchange
- How the loft is reached, if there is one
- Photos of the roof, taken safely from the ground or a window
- The kind of building and roof involved
Surveys can be booked for weekdays, Saturdays or Sundays. To find a date that works for you, ring 07833 053749 or send us an email with the address and the days you’d prefer.
Electronic leak detection in Felsted: local notes
Clay tiles and timber weatherboarding mark out many of the older buildings in Essex, while many towns grew with post-war and newer estates. Mixed in with those pitched roofs are plenty of flat ones, over rear extensions, dormers, garages and shops. There are about 500,000 buildings on England’s list of listed buildings, and around 10,000 conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material, so the council is the place to ask.
For an older house near a landmark such as Church of the Holy Cross, flat-roofed rear additions and dormers added over the years are worth checking. If you look after a building such as Felsted Primary School, a large flat roof with a good many outlets and rooflights has many places where a membrane can fail.

Felsted: your questions answered
Do you cover smaller places like Felsted?
Yes, Felsted is covered. Our area covers London and South East England, from towns to the smallest villages. The journey is planned ahead, so it’s useful to know about access.
Do you carry out roof surveys in Felsted?
Yes. We survey roofs across London and the South East, and Felsted is part of that. Just ring 07833 053749 or use the contact form and let us know about the property.
How long will testing take?
The roof’s size and build-up decide how long it takes. We’ll give you an idea when we quote.
How many surveys have you done?
Over 5,000 surveys so far, over more than 20 years.
Will you fly a drone over my roof?
Yes, where it is applicable. We hold a CAA Flyer ID and Operator ID and fly a drone under 250g, and the airspace and weather are checked before every flight.
What will the report tell me?
It explains what we saw, what it means and what we’d suggest, backed by photos. It also says if any part of the roof couldn’t be seen safely.
Does electronic leak detection work on all membranes?
It depends on the membrane and the build-up. Share any details you have and we will confirm suitability.
What we look for on each type of roof
Inverted and paved roofs
Inverted roofs have the insulation on top of the waterproofing, which affects testing.
Liquid-applied waterproofing
Testing a liquid-applied roof depends on what’s beneath the coating.
Why act early in Felsted
Repairs in the wrong place leave the leak in place. Testing shows where the membrane is actually breached. Around Felsted, older homes often have old roof timbers, where water from a failed roof can cause rot if it’s left.
All our prices include VAT. Electronic leak detection is quoted for your roof, because the method depends on the roof. We confirm the price for your roof before booking.

Before and after the survey
There is plenty you can do without going near the roof. What helps most:
- Don’t leave water getting in
- Ask contractors to protect the membrane
- Limit access to the roof
- Do not keep patching the same spot
Once repairs are made, the roof can be tested again if you want to check them, where the roof still suits the method.
Ask trades working on the roof to protect the membrane when fitting equipment. Check the roof after they’ve finished.
What happens on the day
We’ll ask a few questions first, such as when any problem began and what work has been done before. The inspection then takes a length of time set by the size of the roof and how it’s built, which we set out in the quote. Rural addresses near Felsted can be hard to find from a postcode alone, so a few directions, or a note of a nearby landmark, help us arrive on time. After that, the survey runs as it would anywhere.
- You tell us about the roof and where water is showing.
- The roof is assessed for suitability first.
- The test method is chosen to suit the roof.
- The membrane is tested and breaches are found.
- You get a report with photos of each breach.
Before the survey
- Check pets are kept safely away
- If you are buying, check with the agent that we can get in
- Leave side gates unlocked
