Flat roof surveys in Felsted

How a flat roof survey works in Felsted

Flat roofs deal with rain in a very different way from pitched ones. Water lies on the surface for longer, so a small split or a blocked outlet can soon lead to a leak. The surface, the falls, the upstands and the trims are all looked at closely, and we note any sign that the deck below has got wet. That way, defects are found before they reach the room below. If you are worried about cracked or split membrane and a sagging deck under the covering, we can find out what’s behind it, whatever the roof.

Somewhere as small as Felsted, flat roofs tend to be on extensions, garages and converted outbuildings. The checks are the same as anywhere: outlets, upstands, edges and the covering itself. The journey and access are planned beforehand. Garages and outbuildings are easy to forget, so mention any you want included when you book.

The report works through the roof section by section, from the main slopes down to the gutters and outlets, each with a short note and a photograph. You will see the good as well as the bad.

Local flat roofs in Felsted

If your home is older, it’s worth knowing whether it is listed or in a conservation area before planning roof work. Listed building consent covers changes to a listed building’s special interest, and an Article 4 direction can bring extra controls in a conservation area. In Essex, older buildings are frequently clay-tiled, many with weatherboarding, while many towns grew with post-war and newer estates. Mixed in with those pitched roofs are lots of flat ones, over rear extensions, dormers, garages and shops.

Take a building like Felsted Primary School: a large flat roof with lots of outlets and rooflights has many places where a membrane can fail.

FAQs for Felsted

Does a conservation area affect roof work in Felsted?

For listing, use Historic England’s list; for conservation areas, ask the council. The answer matters most when a change of material is on the cards.

Do you carry out roof surveys in Felsted?

We do. Every survey there gets the same written report with photographs.

Do you carry professional indemnity insurance?

Professional indemnity and public liability insurance cover our surveys. If you need details for a managing agent or a building owner, just ask.

Will I get photos?

Yes, plenty. Pictures sit next to the findings they show, which makes the report easy to follow.

Can you inspect my roof with a drone?

Where it helps and it’s safe, yes. Whether we can fly on the day depends on the weather and the airspace rules, and we check for restrictions near airports before flying. We’re a CAA-registered drone operator.

What if it rains on the day?

Some surveys depend on the weather more than others. Drones cannot fly safely in strong wind or heavy rain, and thermal imaging works best with a dry roof, little wind and a sunny day beforehand. We will rearrange with you if the weather is not right.

Do you survey roofs on blocks of flats?

Yes, once whoever controls the roof agrees access. On a shared roof we can only inspect the parts we are allowed to reach, and the report makes that clear.

What a flat roof survey does not cover

Our findings are based on what we can see safely on the day, so some things are outside what a survey can do:

  • A promise that the roof will not leak in future
  • Whether old sheeting or boards contain asbestos
  • A structural engineer’s assessment of the deck

Not sure which survey suits your roof? You can call 07833 053749 or drop us an email and we’ll tell you before you book. What our survey covers.

Roof types and parts we check

  • GRP fibreglass
  • EPDM rubber
  • Single-ply membranes
  • Felt flat roofs
  • Upstands and outlets
  • Mastic asphalt

How it works

We don’t take risks to get a closer look. We inspect what can safely be seen, and if part of the roof can’t be seen, the report says so. Most visits take about one to two hours on an ordinary house, with bigger or more complicated roofs taking longer. In a small place like Felsted, access is normally the main thing to plan. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Weekday and weekend visits are available.

  1. First you give us the address, what the roof covers and any leaks you’ve noticed.
  2. The roof is inspected from safe viewpoints, and from the roof itself where that’s safe.
  3. We check and photograph the covering, the falls, the upstands, the outlets, the trims and any rooflights.
  4. Where there is safe access, we look at the ceilings and spaces below for signs of water.
  5. You get a photo-illustrated written report and our recommendations.

Before the survey

  • Gather any invoices or paperwork from past roof work
  • Have any questions written down, so nothing gets missed
  • Leave a clear route to the loft

How the survey changes by roof type

Single-ply membranes

On single-ply roofs, the welds between sheets are the key detail. We look at seams, corners and the joints around outlets and upstands.

Mastic asphalt

Asphalt roofs are common on older flats, walkways and commercial buildings. The survey checks for crazing, cracking, blistering and splits where the asphalt turns up the walls.

When to book a survey in Felsted

Flat roofs swing between hot and cold more than most parts of a building. This constant movement works at laps, seams and board joints, which can open splits and cracks over the years. Coverings that have hardened with age tend to suffer most.

Here are some of the things we see often:

  • Failed upstands where the roof meets a wall
  • Blistering in felt or asphalt
  • Edge trims that have lifted or split
  • Cracked or split membrane

The streets around a church like Church of the Holy Cross are often among the oldest in a place, and if your house is among the older ones nearby, flat-roofed rear additions and dormers added over the years are worth checking.

What to check before booking

  • Whether you get a written report with photos
  • Their track record with similar roofs
  • Whether they hold professional indemnity and public liability insurance
  • Whether you can ask questions once you have the report

What a good roof survey covers

Before and after the survey

There’s plenty you can do without going near the roof. What helps most:

  • Look for standing water a day after rain
  • Check the outlets after the leaves fall
  • Ask contractors to protect the roof if they work on it
  • Check new fixings through the roof are properly sealed

Questions about the findings are always welcome. Standard Surveys come with a follow-up consultation, and Premium Surveys with an in-person one, so you can talk the findings through.

Keep foot traffic on a flat roof to a minimum. Where someone does need access, ask them to use boards or a protected route, and to keep well clear of rooflights and fragile sheeting.

What happens if roof problems are left?

Before replacing a flat roof, it’s useful to know if you really need to. At times the trouble is a handful of failed details, and at times the whole covering is worn. Our report gives you the evidence to discuss with a roofer. For older village homes like those around Felsted, the right replacement materials are not always easy to find quickly. That is one more reason to find defects before they become urgent.

Larger roofs, taller buildings and commercial roofs take longer, so they’re priced to match. You will know the figure before booking.
