Felsted Chimney Survey
An experienced roof surveyor for chimney surveys in Felsted. Over 5,000 surveys and 20+ years behind us.
- Gaps where the stack meets the roof
- Pots or cowls that look unsafe
- Disused chimneys trapping moisture
What happens if roof problems are left?
Chimneys are easy to forget because you rarely see the top of them. Problems frequently go unnoticed until damp appears inside. Surveying the stack now can catch problems first. In a place like Felsted, a barn or garage roof left to fail puts whatever is inside at risk. It is worth including them in a survey before a winter does the damage.
There are three survey packages: Basic from £150, Standard from £250 and Premium from £400, with VAT included. What your roof costs depends on its size, access and what you want to find out.

About our chimney survey in Felsted
Our survey covers the structure of the stack and its weathering details. It’s not a flue inspection, a chimney sweep or a gas safety inspection. If you use a fire or a gas appliance, the flue should be checked by a sweep or a Gas Safe registered engineer as appropriate. If something we see points to the flue, we will say so. We survey lead flashings, chimney breasts and shared and party-wall stacks, and common reasons people get in touch are loose, cracked or missing pots and worn or missing pointing.
Somewhere as small as Felsted, homes are often older cottages and farmhouses, with outbuildings and some newer houses. Older roofs may be clay tile, slate, stone or thatch, often with chimneys that have stood a long time. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. On older roofs, it is normally the chimneys and lead flashings that need work first.
The report records the chimney stack as we found it on the day. That makes it useful now and a handy reference later.

The survey, step by step
After the inspection, everything we found is written up as a written report with photographs, emailed to you. On timing, most surveys take about 1–2 hours on an ordinary house, or half a day or so for a commercial building. Somewhere as small as Felsted, access is often the only tricky part. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Visits can be on weekdays, Saturdays or Sundays.
- You let us know whether any stacks are shared, unused or leaning.
- The flashings and the roof around each chimney are inspected.
- The top of each stack is checked for cracked flaunching and loose pots.
- We note the brickwork, pointing and any sign of leaning.
- You receive a written report setting out what needs attention first.
Getting ready for the survey
- Agree roof access with the managing agent if it is shared
- Check we can get to the back of the property
- If you are buying, check with the agent that we can get in

Advice
What we are asked to look at in Felsted
Lots of homes have redundant stacks. If a stack is capped or blocked without ventilation, moisture can build up inside. Damp patches can appear on chimney breasts even when nothing is leaking.
Here are some of the things we see frequently:
- Lifted or split lead flashings
- Bricks with flaking faces
- A chimney out of line
- Cracked or missing flaunching
Anyone responsible for a site like Felsted Primary School will know that long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.

- Will the report include photos?
- Will they check the loft as well as the outside?
Honest limits
Our survey isn’t a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:
- Hidden damage within the stack
- A structural engineer’s assessment
- Whether a gas appliance or its flue is safe
If you’re not sure which survey you need, call 07833 053749 or email us and we’ll give you a straight answer. The full list of what we check.
What we check
- Shared and party-wall stacks
- Flaunching
- Lead flashings
- Chimney breasts
- Chimney pots and cowls
- Brick chimney stacks
Should I look at the roof myself first?
Your own check is a good start, but it isn’t a survey. You will not see flashings, valleys or the backs of chimneys properly from ground level.
A lot can be seen from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please do not climb up for a closer look.
Rented homes, blocks and businesses
Letting agents frequently book on a landlord’s behalf, and the report can go to both. We agree a time with the tenant beforehand.
Shared roofs need a little more planning: we need access agreed with the freeholder or managing agent. Mention it when you contact us and we’ll plan the survey around it.

Questions from Felsted
Is my home in Felsted listed or in a conservation area?
The council and Historic England’s list are the places to check. Either can affect what roof work is allowed, so it’s worth checking before planning any.
Is Felsted in the area you cover?
Yes, Felsted is within the area we cover. We cover the whole of London and South East England. You can ring 07833 053749 or drop us an email with the address and some details.
Is a leaning chimney dangerous?
It is worth having a leaning stack checked. Our survey notes how it looks and the condition of the bricks and joints, and if it may be a structural issue, we recommend a structural engineer.
Do I have to be there for the survey?
Not always. An outside-only look can be arranged beforehand, but the loft and any rooms with damp need someone to let us in.
Will you photograph what you find?
Yes. Photographs are part of every report.
Do you look in the roof space?
Yes, where the survey calls for it and there’s safe access. We look for staining, damp, daylight and signs of movement, as far as the space allows.
Can you survey a shared roof?
Yes, if the building owner or managing agent agrees access. We check the parts we’re given access to.
Roofs, chimneys and gutters in Felsted
An older home may be listed, or stand in a conservation area. Historic England’s list shows listed buildings, and the council can say whether a street is in a conservation area. Re-roofing in different materials may need permission there. In Essex, older buildings are often clay-tiled, many with weatherboarding, with post-war and more recent estates making up much of the newer housing. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.
If you live in an older home near Church of the Holy Cross, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs.
