How a chimney survey works in Witham

If you’re buying a home with chimneys, it’s worth knowing their condition before you exchange. Cracked flaunching, failed flashings and worn pointing are common findings on older stacks. Our report gives you specific points to raise with the seller or agent. It works alongside a RICS home survey, not instead of one. Common reasons to book are damp on a chimney breast inside and a stack that appears to lean, across chimney pots and cowls, brick chimney stacks and shared and party-wall stacks.

Semis and terraces in a town like Witham share roof details with the neighbours. When a stack or gutter is shared, the problem may not be on your side alone. Shared parts are looked at as far as they can safely be seen from the property we are surveying. It is useful to mention any shared stacks or gutters as you book.

Most points in the report come with a picture, because a photo of a cracked flashing says more than a paragraph. If something couldn’t be seen safely, the report is clear about it.

Why get it checked now?

A loose pot or brick can fall from height. Finding them early means they can be dealt with before they come down by a suitable contractor. Roof faults found early can be planned for, while one found after water comes through typically has to be dealt with in a hurry.

A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package you pick makes a difference too. The price is always agreed first.

What this survey cannot tell you

Every survey has limits, and it is better to know them up front. Keep these in mind:

  • What’s inside the brickwork or behind render, without opening up
  • Structural calculations for a leaning stack
  • The inside of the flue, which needs a sweep or flue specialist

If in doubt, phone 07833 053749 or email us and we’ll recommend the right survey. What a survey covers and does not.

Your questions about chimney surveys in Witham

Do you cover Witham?

Yes. Our area covers London and South East England, and Witham is part of that. Just phone 07833 053749 or send us an email and let us know about the property.

Can a landlord with a rental near Witham station book a roof survey?

Of course. We just need to know who will give access, and we can send the report to you or your agent.

Do you climb onto every roof?

Only when it’s safe. Safety comes first, and fragile or steep roofs can’t always be walked on. Safe viewpoints, the loft and a drone where applicable let us see the rest, and the report records anything we couldn’t see.

Does the weather affect the survey?

Light rain does not usually stop a survey. High wind or heavy rain can stop drone flights and make roof access unsafe, so if conditions aren’t right we’ll arrange another day with you.

Can you survey at the weekend?

Visits run seven days a week in the daytime. Just say which days work for you.

How do you inspect a chimney without scaffolding?

We inspect from wherever is safe: from ground level, windows and vantage points, and from the loft where there’s access. A drone inspection is included in our Premium Survey where it applies. If part of a stack cannot be seen, the report says so.

Our stack is shared. Can you still survey it?

Yes. Many houses share stacks with a neighbour. We record the stack as far as we can see it and flag anything on the neighbour’s side.

How we price chimney surveys

Prices always include VAT. What changes the price is:

  • Extra roofs, like extensions, dormers or garages
  • Any need for thermal images or a drone flight
  • Whether it is a home or a commercial building
  • Which survey package you book

Prices start from £150, inc. VAT, for a Basic Survey. The Standard Survey starts from £250 and the Premium Survey from £400. You will know the exact price before booking.

Helping us price your survey

To price your survey accurately, we will ask about:

  • The address and postcode of the property
  • Pictures of the roof from a safe spot, if you have them
  • Any marks or damp showing indoors
  • Anything about access we should know

We confirm the exact price before booking, so you know the cost up front. Our price is from £150, including VAT. To book, ring 07833 053749 or send us an email.

How it works

Every visit follows the same pattern: we hear what you’ve seen, look at the roof from every safe viewpoint, take photos as we go and record our findings for the written report. It typically takes roughly 1–2 hours at a typical home; commercial roofs usually need 3–4 hours. In Witham, many roofs join a neighbour’s, so we look at what can be seen of the shared parts from your side. It’s useful to know about previous repairs, leaks or recent work, so time on site goes where it is needed.

  1. First you let us know about the chimneys, any damp on the chimney breasts and any worries.
  2. Each chimney is viewed from wherever it can be seen safely.
  3. The pots, cowls, flaunching, pointing, brickwork and flashings are checked and photographed.
  4. We check the chimney breasts and the stack in the loft space where we can reach them.
  5. The findings are written up with photos and recommendations and emailed to you.

How to prepare

  • For a flat or shared roof, check access with whoever owns or manages the building
  • Leave side gates unlocked
  • Make sure the loft hatch can be reached

Roofs, chimneys and gutters in Witham

Clay tiles and timber weatherboarding mark out many of the older buildings in Essex, alongside plenty of post-war and newer estates. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters. There are about 500,000 buildings on England’s list of listed buildings, and around 10,000 conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material, so check with the council.

For an older house near a landmark such as Witham United Reformed Church, old fixings, lead flashings and tall chimneys are typical of older roofs. For landlords with property near Witham station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints. Trees in and around Whet Mead shed leaves that can end up in nearby gutters, and an overflowing gutter soon means a wet wall.

What we look for on each type of roof

Lead flashings

Some older stacks have mortar fillets instead of lead. They tend to crack, so we look at them closely.

Chimney pots and cowls

Each pot is bedded into the flaunching, often with a cowl or cap on top. We check that they look secure and undamaged.
