Local roofs and buyers in East Mersea

The coast is about 2 miles or less from East Mersea, so there’s more wind and more salt in the air than further inland. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces, which is worth knowing before you buy or pay for new work. Clay tiles and timber weatherboarding mark out many of the older buildings in Essex, while many towns grew with post-war and newer estates. The covering on a house you’re buying, or on a roof just finished, tells us where to look hardest.

If you let a flat or house near Alresford station, it’s worth knowing a roof’s condition before you buy it, or before you sign off new roofing work on it.

How new roof snagging works in East Mersea

Our report records what we see with photos and plain descriptions. If there’s a disagreement about the work, it’s between you and your roofer or builder. Our report gives you an independent record to refer to. The report does not price repairs or settle who is responsible, but it does set out clearly what we found. We survey ridges and verges, new-build homes and replacement roofs, and the problems we’re asked to look at most are gaps at new flashings and verge tiles or slates not secured.

For a small place like East Mersea, the visit is planned like any other: the journey, parking and access are simply agreed in advance. Mention any outbuildings, barns or garages with roofs you’d like looked at when booking. Whether you are buying or checking new work, the same care goes into it. Visits can be booked seven days a week.

Pictures do a lot of the work in our reports, so you can see each defect rather than just read about it. Anything out of sight on the day is listed as such.

Practical tips

A few practical points come up again and again on our surveys. They apply to most roofs:

  • Check ceilings and the loft after heavy rain
  • Check lower roofs and walls after scaffolding comes down
  • Send the snagging report to your roofer
  • Check that gutters weren’t left full of offcuts

How quickly the report arrives depends on the package: Basic within 48 hours, Standard in 24–48 hours and Premium the same day. If a payment is due soon, choose the package that fits.

Watch for leaks, damp or loose pieces in the first months. It’s simpler to raise problems soon after the job.

Questions from East Mersea

Does being near the coast affect roofs in East Mersea?

Yes, coastal weather is harder on roofs: there is more wind, and more salt in the air. Ridges, verges, flashings and fixings are where it usually shows.

How do I find out if my home in East Mersea is listed?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

How soon after the work should I book a snagging inspection?

Before the final payment is best, while the roofer is still on hand. If that is passed, book before any defects or warranty period ends.

How experienced are you?

More than 5,000 surveys over 20+ years.

Do you use drones?

Yes, where it’s applicable. Flights depend on the weather on the day and airspace rules, including flight restriction zones near airports. We hold a CAA Flyer ID and Operator ID.

Does this replace a RICS home survey?

No. Our survey is a roof survey, not a RICS Level 2 or Level 3 survey of the whole building. It focuses on the roof, so it sits alongside a building survey rather than replacing it.

What does a new roof inspection cost?

Our packages start from £150 for Basic, £250 for Standard and £400 for Premium, with VAT included. For a price for your roof, phone 07833 053749 or email us.

Different roofs, different checks

Clay and concrete tiles

Verge and eaves tiles are where snags frequently show on tiled roofs. They get close attention.

Flashings

Flashings around chimney stacks are a common weak point, so we look at them closely.

Do you need new roof snagging in East Mersea?

Owners frequently get in touch when the finish looks uneven or a leak appears. Others want an independent check as a matter of course before the job is closed.

Problems we come across often include:

  • Poorly finished verges
  • Flashings not properly dressed or fixed
  • Loose or badly finished ridge tiles
  • Vents that weren’t fitted or are covered

If yours is one of the older homes in the streets near Parish Church of St Edmund King and Martyr, older patch repairs can hide behind a tidy front slope, and the survey looks past them.

Before you book anyone

  • Are they insured for the work?
  • When you’ll get the report
  • How they’ll see the roof: from the ground, the loft, the roof or by drone
  • Their drone registration, if they fly one

What a good roof survey covers

Rented homes, blocks and businesses

We survey roofs for landlords and agents as well as homeowners. A written report with photos gives you a clear record of the new roof, useful for planning maintenance.

For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan, putting the urgent items at the top.

What a survey costs

To price your survey, we look at:

  • The shape of the roof and its details
  • Basic, Standard or Premium
  • The number of roofs, including extensions and garages
  • Building height and the viewpoints available

A Basic Survey starts from £150, including VAT. The Standard Survey starts from £250 and the Premium Survey from £400, both including VAT. We confirm the price for your survey before booking.

Booking your survey

These details help when you get in touch:

  • The address and postcode of the property
  • The type of building and roof, such as pitched or flat
  • The reason for the survey, like buying, a leak or storm damage
  • Access details, like a loft hatch or a shared roof

Getting a price is simple: just ring 07833 053749 or send us an email and give us some details about the property and we will explain which survey suits. The price is agreed up front.

How the survey works

We work from the outside in: outside views come first, then the roof space if there is safe access. All told, expect about one to two hours at a typical home, or half a day or so for a commercial building. Somewhere as small as East Mersea, access is often the only tricky part. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Weekday and weekend visits are available.

  1. First, you let us know what the roofer did and any concerns you have.
  2. We check the tiles or slates, ridges, hips and verges from safe vantage points.
  3. Valleys, flashings, gutters and the underlay at the eaves are looked at.
  4. Where it’s safe, we check the loft, then look for debris or damage left behind.
  5. The snags are written up with photos for you to share with your roofer.

How to prepare

  • Leave side gates unlocked
  • If you are buying, let the agent know when we’re coming
  • Let us know about parking near the property
