Need new roof snagging in Harwich?

Why get it checked now?

Photographs from the ground rarely show the detail. Our inspection looks as closely as can be done safely using a drone where applicable. In a family home in Harwich, a small roof fault lets water into places you can’t see, like the loft insulation, the top of a wall or the roof timbers. By the time it shows inside, the job has grown.

We offer three survey packages: Basic from £150, Standard from £250 and Premium from £400, with VAT included. The price for your roof depends on its size, access and what you need to know.

How new roof snagging works in Harwich

Our inspection covers the slates or tiles, ridges, verges, hips and valleys, along with the flashings and ventilation. We check the underlay at the eaves where it is visible as well as the gutters. You get a photo report of what we found. We also note debris left behind and any damage to other parts of the building. We survey loft conversions and dormers, new flat roofs and ridges and verges, and common reasons people get in touch are cracked mortar at the ridge or hips and flashings not properly dressed or fixed.

Plenty of homes in a town like Harwich have been extended over the years, and many of those additions have flat roofs. Where an extension roof meets the main house is a classic place for water to get in. On a purchase or a newly finished roof in Harwich, those junctions are high on the list.

You can share the report with anyone who needs it: a seller or estate agent, an insurer, a roofer, a builder or a managing agent, whichever applies.

What new roof snagging doesn’t cover

In fairness, a roof survey has limits:

  • Parts of the roof we cannot see safely
  • What’s under the new coverings
  • A promise that the roof will not leak

If you are not sure which survey you need, call 07833 053749 or send us an email and we’ll give you a straight answer before booking. What our survey covers.

What this survey covers

  • New-build homes
  • Loft conversions and dormers
  • Replacement roofs
  • Ridges and verges
  • Flashings and valleys
  • New flat roofs

Different roofs, different checks

Clay and concrete tiles

Well-laid tiles can last for decades. We check for cracked, uneven or poorly fixed tiles as far as can be seen.

Ridges, hips and verges

Ridges, hips and verges take the most weather. Bedding, dry-fix pieces and fixings are checked where visible.

What new roof snagging looks like in Harwich

Harwich lies within about 1 mile of the sea, and being near the sea means more wind and salt than a roof inland would face. Metal fixings and flashings corrode faster in salt air, and loose ridges, slates and tiles are the first to lift in a gale, which is worth knowing before you buy or pay for new work. In Essex, older buildings are frequently clay-tiled, many with weatherboarding, while many towns grew with post-war and newer estates. Material and age explain a lot of what turns up on the day, whether the roof is old or brand new.

For an older house near a landmark such as Church of All Saints, the roof may have had decades of patch repairs, and the survey shows where they are. Landlords with a home close to Dovercourt station may find that a survey before purchase, or before signing off a new roof, saves surprises once a tenant moves in.

What happens on the day

There isn’t much for you to do on the day. Point out anything you’ve noticed, like stains, drips or loose pieces, and we’ll get on with the inspection. A typical survey takes between one and two hours at a typical home, and more on a big or complicated roof. Parking in a town like Harwich is normally simple, but let us know if there is a driveway or any restrictions. We check the roof from ground level and from windows, then from the loft where there’s safe access.

  1. We ask what work was done and when it was finished.
  2. We look at the tiles or slates, ridges, hips and verges from safe vantage points.
  3. We check valleys, flashings and gutters, and the underlay at the eaves where it’s visible.
  4. Where it’s safe, we check the loft, then look for debris or damage left behind.
  5. You get a photo report listing the snags we found.

Before we arrive

  • Let us know where we can park nearby
  • Point out any leaks or damp patches
  • Keep pets in another room

Advice

What you can safely check yourself

After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it.

Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.

Questions from Harwich

Do you cover Harwich?

Yes, Harwich is one of the places we work. The survey and report are the same in Harwich as anywhere else.

Do roofs near the sea, like those around Harwich, take more of a battering?

Often, yes. Within about 1 mile of the sea, as Harwich is, metal fixings wear faster and gales find any loose ridge or slate.

How experienced are you?

We have been surveying roofs for over 20 years and have completed over 5,000 surveys.

Can you survey a shared roof?

Yes, once access has been agreed. Roofs over flats are often shared, so we need permission from whoever owns or manages the building. We inspect only the parts we are allowed to reach.

Do you survey on Saturdays and Sundays?

We survey on any day from Monday to Sunday, during the day. Let us know your preferred days when you book.

Will you check the loft?

If it is needed and safe to reach, yes. We look for staining, damp, daylight and signs of movement, as far as the space allows.

What does a new roof inspection cost?

Our price is from £150, including VAT. The price depends on the size of the roof and the access. To get a price, phone 07833 053749 or email us.

Useful tips for Harwich property owners

You don’t need to be a roofer to help. Here’s what helps most:

  • Look for new stains after a downpour
  • Raise snags in writing with your roofer
  • Look for marks or cracks left by the work
  • Agree snagging with your roofer at the start

If anything in the report isn’t clear, ask us. The Standard Survey includes a follow-up consultation and Premium an in-person consultation.

Put the warranty or defects period end date in your diary. Arrange an inspection in good time so snags can be raised.
