Roof surveys across CO12: what to expect

Our roof surveys cover CO12 and the wider South East. Visits run seven days a week. We are insured for professional indemnity and public liability. You get a written report by email, with photos and clear recommendations. Houses, flats and commercial buildings all follow the same careful process. When you are ready to book, ring 07833 053749 or send us an email. We survey lead flashings, chimney stacks and ridges, hips and valleys, and common reasons people get in touch are loose chimney pots and cracked mortar along the ridge.

The visit typically starts outside and finishes in the loft: outside views come first, then the loft space if there is safe access. In total, it takes about one to two hours for a house, though large, tall or awkward roofs take more time.

  1. You let us know about the property and any concerns.
  2. We agree a date, on a weekday, Saturday or Sunday.
  3. The roof is inspected from ground level, windows, the loft and the roof itself where it’s safe.
  4. Every part of the roof is checked and photographed.
  5. You receive a written report with photos and recommendations.

What you’ll pay

A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package you pick makes a difference too. We will give you the figure before anything is booked.

What’s near Harwich

We work in homes and buildings around Church of All Saints, St Joseph's Catholic Primary School and Harwich and Dovercourt High School. The nearest railway station is Dovercourt station, roughly 0.9 miles north-east of the centre. Other landmarks nearby include Landguard Fort (2.5 miles east) and Harwich Museum (1.3 miles north-east). Not far away are Copperas Wood.

Roof surveys across CO12: local notes

Older homes across CO12 frequently keep chimney stacks long after the fires went out, and their flashings and pointing need checking like any other part of the roof. Valleys, gutters and fixings follow close behind.

Several airports in London and the South East have flight restriction zones around them, so every drone flight in CO12 is checked against the Drone Safety Map first. Flights that need permission only go ahead once it’s given. Coastal parts of CO12 can be windy, which matters for drone flights, as a small drone can’t fly safely in strong wind, so the weather on the day decides. Roofs there also face driving rain and salt air.

Harwich: For an older house near a landmark like Church of All Saints, its roof may have old fixings, lead flashings and chimneys that need a closer look. If you look after a building such as Harwich and Dovercourt High School, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.

Leave it or get it looked at?

By the time water marks a ceiling, it is often been getting in for a while. Insulation, plaster and timber can all be damp before you see a stain. From inside the loft space, we can often spot it sooner.

Questions to ask before booking

  • Whether you can ask questions once you have the report
  • Whether you get a written report with photos
  • If they fly a drone, whether they hold a CAA Flyer ID and Operator ID
  • Whether the price includes VAT

Different roofs, different checks

Natural slate

Slate is one of the most durable roof coverings, yet the nails holding it frequently fail long before the slate. We check for slipped, cracked and missing slates.

Chimney stacks

Each chimney’s pots, flaunching, pointing and flashings are looked at. Leaning stacks and loose pots are recorded.

What this survey cannot tell you

Every survey has limits, and we’d rather be clear about that before booking. Bear these in mind:

  • What’s under the slates, tiles or felt
  • An exact number of years the roof has left
  • Confirmation of asbestos in soffits or cement sheets

What a survey costs

When we price a survey, we consider:

  • How complicated the roof is, with its valleys, chimneys and parapets
  • The roof’s overall size
  • Which survey package you book
  • The use of thermal imaging or a drone

A Basic Survey starts from £150, with VAT included. Standard is from £250 and Premium from £400. You will know the exact price before booking.

What to let us know when you get in touch

When you call or email, these details help:

  • What’s prompted the survey
  • Any deadline, such as an exchange date
  • Any marks or damp showing indoors
  • Any photos you have, taken from ground level or a window

Our phone lines are open seven days a week. To book or ask a question, call 07833 053749 or use the contact form.

Signs you need a roof survey

Slates and tiles often outlast the fixings that hold them. ‘Nail fatigue’ is common on slate roofs: the nails rust and the slates slide. On tiled roofs, battens and pegs can rot, letting tiles move.

Common reasons to book include:

  • Slates or tiles that have slipped or broken
  • Leaking gutter joints and downpipes
  • Worn or blocked valleys
  • Loose ridge or hip tiles

FAQs for CO12

Do you inspect the roof from on top?

Only where it’s safe to do so. Much of the survey is done from ground level, upper windows and the roof space. The Premium Survey adds a drone where it applies.

Will you fly a drone over my roof?

Where it helps and it is safe, yes. Flights depend on the weather on the day and airspace rules, and we check for restrictions near airports before flying. We hold a CAA Flyer ID and Operator ID.

Do you carry professional indemnity insurance?

We’re covered by professional indemnity and public liability insurance, for every survey we carry out.

Do you survey roofs on blocks of flats?

Yes. A shared roof needs access agreed first, with the building owner or managing agent. Tell us about it as you book and we will explain what’s needed.

What if it rains on the day?

Light rain is usually fine; heavy rain and wind are different. In strong wind or a downpour, a drone can’t fly and access may not be safe, so we’d move the date with you.

Is a roof survey the same as a structural survey?

No. We report on the roof’s condition, and the Standard and Premium packages include a structural check. It does not include structural calculations, which need an engineer.

Do you look in the loft space?

If it is needed and safe to reach, yes. Inside, we look for damp, staining, gaps and sagging, as far as the space allows.
