Flat roof survey in Harwich

A flat roof doesn’t shed water the way a pitched roof does. Because rain sits on it for longer, a small split, an open seam or a blocked outlet matters more. The surface, the falls, the upstands and the trims are all looked at closely, and we note any sign that the deck below has got wet. The aim is to find problems before they show up as a stain on a ceiling. We survey felt flat roofs, EPDM rubber and GRP fibreglass, and people most frequently book us about ponding water that doesn’t drain away and blocked or damaged outlets.

In a town like Harwich, lots of shops, schools and business units have flat roofs. They’re easy to forget until water comes through a ceiling tile, and by then the insulation underneath may be wet. A close look at outlets, upstands and the membrane itself shows where it stands. Let us know who manages the building so access to the roof can be arranged.

It is not only a list of defects. For each finding, it explains what it is, why it matters and what we’d recommend, so you can decide what to do next.

Checking the roof from ground level

Fresh stains on ceilings or walls after rain are worth noting. Take a photo and write down when you saw it, which helps when we check the roof.

You can learn a lot from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please don’t climb up for a closer look.

Why it is worth a survey now in Harwich

On a commercial building, a flat roof leak can disrupt tenants, staff and stock. A planned survey lets you budget for work rather than deal with an emergency around the people who use the building. On a house in a town like Harwich, wet loft insulation stops working and can stay damp for a long time. That is an extra cost on top of the roof work itself.

Prices start from £150, including VAT. Basic starts from £150, Standard from £250 and Premium from £400, VAT included, and we will tell you which fits.

Different roofs, different checks

Rooflights and upstands

Rooflights, lanterns and upstands are where many flat roof leaks begin. We check the seals and the covering around each one.

Single-ply membranes

Plant, fixings and foot traffic can all damage a single-ply roof. We note any punctures, tears and loose areas we can see.

Harwich: your questions answered

Is my home in Harwich listed or in a conservation area?

Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.

Do roofs near the sea, like those around Harwich, take more of a battering?

Generally, yes: wind and salt air take more of a toll near the sea. Exposed details such as ridges, verges, flashings and metal fixings are the ones to watch.

How long will you be at the property?

Time on site depends on the roof; most visits take an hour or two on an ordinary house, though large, tall or awkward roofs take more time. The report is sent afterwards by email.

Do you carry out surveys on Saturdays and Sundays?

We survey on any day from Monday to Sunday, during the day. Just say which days work for you.

Can you tell me how long my flat roof will last?

We don’t put a figure on it. As a guide, felt frequently lasts around 15 to 20 years, EPDM often 30 to 50 and GRP up to about 30, but your report describes the actual condition.

Is a flat roof survey the same as a building survey?

No. It is a survey of the flat roof. It isn’t a RICS Level 2 or 3 survey of the whole building, and it isn’t a structural engineer’s report. Many buyers use it alongside a building survey.

When does the report arrive?

Each package has its own report time. Basic is within 48 hours, Standard is 24–48 hours and Premium is the same day. Mention any deadline when you book.

What this survey cannot tell you

Every survey has limits, and we’d rather be clear about that before you book. Bear these in mind:

  • A promise that the roof won’t leak in future
  • The condition of the deck or insulation hidden under the covering
  • Whether the deck or joists are strong enough

Not sure which survey suits your roof? You can phone 07833 053749 or email us and we will tell you before booking. The full list of what we check.

Flat roof surveys around Harwich

Harwich lies within about 1 mile of the sea, and being near the sea means more wind and salt than a roof inland would face. Wind can catch loose edges and trims on a flat roof, and salt air is hard on metal trims, flashings and fixings. Clay tiles and timber weatherboarding mark out many of the older buildings in Essex, and a good many post-war and modern estates besides. Mixed in with those pitched roofs are a good many flat ones, over rear extensions, dormers, garages and shops.

Take a building like Harwich and Dovercourt High School: ponding and blocked outlets on a wide flat roof are worth catching before the next wet season. Take an older house close to Church of All Saints: the joins between later flat roofs and the old walls are where problems normally start. For landlords with property near Dovercourt station, flat roofs on let property tend to be checked only when they fail, which is the costly way round.

How the survey works

We work from the outside in: outside views come first, then the loft space if there’s safe access. All told, expect roughly 1–2 hours for a house, and longer for a large or complex roof. In Harwich, parking is rarely complicated, though it’s useful to know about driveways or restrictions. The inspection covers everything that’s safely in view from outside, from windows and from the loft space.

  1. We start with the address and, on larger roofs, the roof area and access.
  2. Inside, we look for signs of water under the roof where we can reach.
  3. We view the roof from safe positions and never walk on fragile surfaces.
  4. Each defect is photographed and its likely cause noted.
  5. You get a report setting out the condition and our recommendations, in order of urgency.

Advice

Practical tips

A little preparation and a few simple habits help, both for the survey and for the roof itself. Some pointers:

  • Keep records of when the roof was laid and what work has been done
  • Have the roof looked at again after a severe storm
  • Note where water lies after a downpour
  • Clear roof outlets and gutters each autumn

The report is emailed to you, ready to share with a roofer, the seller or a managing agent. It’s written in plain English, with a photograph of each defect, so anyone reading it can see what we saw.

Have the roof surveyed every few years, and after any work that goes through it. That catches changes early and builds up a record of the roof.
