FAQs for Greenstead
Do roofs near the sea, like those around Greenstead, take more of a battering?
Often, yes. Greenstead is within about 4 miles of the sea, and coastal roofs tend to see faster wear on metal parts and more wind lifting loose pieces.
Is Greenstead within the area you cover?
Yes, Greenstead is covered. We cover the whole of London and South East England, from towns to the smallest villages. The journey is planned ahead, so it is useful to know about access.
Can you inspect my roof with a drone?
Where it helps and it’s safe, yes. Whether we can fly on the day depends on the weather and the airspace rules, and we check for restrictions near airports before flying. We’re a CAA-registered drone operator.
What does the report include?
It works through the roof part by part, in writing and with photos, and ends with what we recommend. The most urgent items are made clear.
How many surveys have you done?
We have been surveying roofs for over 20 years and have carried out more than 5,000 surveys.
Which days do you carry out surveys?
Surveys run seven days a week. To arrange a date, phone 07833 053749 or use the contact form.
I live in a flat. Can you survey the roof?
Yes, if whoever owns or manages the building agrees access. We check the parts we are given access to, and the report makes that clear.
Flat roof survey in Greenstead: what you get
Each flat roof is looked at from the safest viewpoints we have: from the roof itself where that’s safe, from windows and nearby vantage points, and from inside where there is access. We do not walk on fragile rooflights or fragile roof sheeting. Where any area can’t be viewed safely, we say so in the report, so the limits of the survey are clear. We survey mastic asphalt, felt flat roofs and single-ply membranes, and people most frequently book us about splits and cracks in the covering and pools of water lying on the roof.
Around a smaller place like Greenstead, flat roofs normally cover extensions, garages and dormers. They’re small, but a leak over a kitchen extension can do a lot of harm. What it’s covered in, and how well it was laid, decides what it needs, from felt and asphalt to EPDM rubber and GRP. Ponding, splits and lifting edges are the signs to look for from a window.
Every survey ends with a written report, with photos, sent by email. It sets out the condition of the flat roof, any defects and our written recommendations.

What happens on the day
We work from the outside in: first the slopes, edges and gutters from every safe viewpoint, then the loft space where it can be reached. In total, it takes roughly 1–2 hours for a house, and longer for a large or complex roof. Being in a smaller place like Greenstead does not change how the visit works: outside, inside and from any safe vantage point, in that order. Point out any stains, cracks or loose pieces you’ve spotted.
- First you give us the address, what the roof covers and any leaks you’ve noticed.
- We check the roof from wherever it can be seen safely.
- We check and photograph the covering, the falls, the upstands, the outlets, the trims and any rooflights.
- We check the rooms or spaces under the roof for staining where we can reach them.
- The findings are written up with photos and recommendations and emailed to you.
Before we arrive
- Note where any stains or damp appear
- Leave side gates unlocked
- Clear the way to the loft hatch

Honest limits
Before booking, it’s worth knowing what a survey will not do:
- Parts of the roof that are not safe to walk on or view
- Structural calculations, which need a structural engineer
- What’s under the membrane without opening it up
If in doubt, phone 07833 053749 or use the contact form and we’ll recommend the right survey before you book. What our survey covers.
Roofs we survey in Greenstead
- Felt flat roofs
- GRP fibreglass
- EPDM rubber
- Single-ply membranes
- Upstands and outlets
- Mastic asphalt
Different roofs, different checks
Single-ply membranes
On single-ply roofs, the welds between sheets are the key detail. Seams, corners and the details around outlets and upstands get a proper look.
GRP fibreglass
GRP roofs can last up to about 30 years when they’re laid well. Cracking where boards meet or where the deck moves is a common early sign of trouble.
What we’re asked to look at in Greenstead
People go onto flat roofs for all sorts of reasons: cleaning windows, fitting aerials or air conditioning, or clearing gutters. Each visit can damage a covering not made for regular foot traffic. New brackets and fixings through the roof are another common source of leaks.
Problems we come across frequently include:
- Cracked or split membrane
- Damaged trims at the roof edge
- Dips that suggest the deck is deflecting
- Gaps at upstands and abutments
If you live in an older home near Church of St Andrew, any flat roof added at the back or on a dormer is likely to be far younger, and less durable, than the main roof.

What a flat roof survey looks like in Greenstead
The coast is about 4 miles or less from Greenstead, so there’s more wind and more salt in the air than further inland. Coastal wind works at the edges of flat roofs, and salt air wears metal trims and fixings. Weatherboarded walls and clay tile roofs are typical of older Essex buildings, and plenty of post-war and modern estates besides. Flat roofs fill the gaps in between, on extensions, garages, dormers and business premises.
If you look after a building such as Unity Primary Academy, ponding and blocked outlets on a wide flat roof are worth catching before the next wet season. For businesses in and around places such as Lion Walk, a flat roof over a business is out of sight and out of mind until it leaks.

Should I look at the roof myself first?
Look up at the roof after a storm, from the ground: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.
What you cannot do safely is get up close. Slates, tiles, flat roofs and rooflights can give way, and falls from height are serious. That’s where a survey comes in.
