How a flat roof survey works in Elmstead

Our flat roof survey checks the waterproof covering and every detail around it, from edges and upstands to outlets and rooflights. We cover felt, mastic asphalt, EPDM rubber, GRP fibreglass and single-ply roofs. It suits a small roof over an extension or garage as well as a large one over flats, offices or units. The findings go into a written report with photos, setting out the defects and what we’d recommend. If you are worried about ponding water that doesn’t drain away and splits and cracks in the covering, we can find out what’s behind it, whatever the roof.

In a small place like Elmstead, a flat roof can stand in the open, which is hard on edges, upstands and joins in the covering. Felt roofs, which frequently last around 15–20 years, typically show it first. EPDM rubber and GRP coverings last longer, but their edges and joints still need checking. Exposed edges are normally the first part of a flat roof to go.

With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

Honest limits

This isn’t a RICS building survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • Fragile surfaces, which we do not walk on
  • The condition of the deck or insulation hidden under the covering
  • Whether old sheeting or boards contain asbestos

Not sure which survey suits your roof? You can call 07833 053749 or email us and we will tell you before you book. The full list of what we check.

What we look at

  • Single-ply membranes
  • GRP fibreglass
  • Mastic asphalt
  • EPDM rubber
  • Felt flat roofs
  • Upstands and outlets

What happens on the day

The visit has one job: to look at the flat roof as closely as is safe and record what we find. Everything we note and photograph goes into the written report. The visit typically takes roughly 1–2 hours at most homes, and more on a big or complicated roof. In a small place like Elmstead, access is usually the main thing to plan. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Visits can be on weekdays, Saturdays or Sundays.

  1. We start with the address and, on larger roofs, the roof area and access.
  2. Inside, we look for signs of water under the roof where we can reach.
  3. The roof is inspected from every safe viewpoint, without walking on fragile surfaces.
  4. Each defect is photographed and its likely cause noted.
  5. The report explains the condition and recommends what to do first.

Preparing for the visit

  • If you’re buying, let the agent know when we are coming
  • Let us know about any leaks, stains or damp patches you know of
  • Have any paperwork from past roof work to hand

Roof by roof

GRP fibreglass

A well-laid GRP roof often lasts up to about 30 years. Cracking where boards meet or where the deck moves is a common early sign of trouble.

Mastic asphalt

Older asphalt can become brittle and crack as the roof moves. We note where this is happening and how widespread it looks.

What a flat roof survey looks like in Elmstead

Elmstead lies within about 3 miles of the sea, where sea air brings more salt and stronger wind than inland. Salt in the air is hard on metal flashings and fixings, and wind catches any loose edge on a flat roof. An older home may be listed, or stand in a conservation area. Historic England’s list shows listed buildings, and the council can say whether a street is in a conservation area. In either case, a change of roofing material may need consent.

If you let a flat or house near Wivenhoe station, flat roofs over rear additions and dormers in rented property are worth checking between tenancies. Anyone responsible for a site like Broomgrove Junior School will know that ponding and blocked outlets on a wide flat roof are worth catching before the next wet season.

Elmstead is about 1 mile north-east of Wivenhoe, in Essex. Anywhere in Elmstead, we can come and survey your property. Our Essex coverage includes Elmstead. Chelmsford is in our area too.

Flat roof surveys in CO7 are booked the same way as anywhere else. Streets in the area include Tye Lane, Elmstead Road and Richard Avenue, all of which we cover. Nearby, we also carry out flat roof surveys in Wivenhoe Cross (1 mile south-west), Elmstead Market (1 mile north-east), Wivenhoe (1 mile south-west), Wivenhoe Quay (1 mile south-west) and Alresford (2 miles south-east). Larger places within reach include Colchester (3 miles west), Clacton-on-Sea (9 miles south-east), Witham (15 miles west), Harwich (13 miles east), Camulodunum (4 miles west) and Halstead (15 miles west).

When to book a survey in Elmstead

Flat roofs swing between hot and cold more than most parts of a building. That movement pulls at seams, laps and the joints between boards, and in time it can open up splits and cracks. Older coverings that have lost their flexibility are the most likely to suffer.

These are some of the problems a survey can pick up:

  • Edge trims that have lifted or split
  • Gaps at upstands and abutments
  • Blocked or damaged outlets
  • Raised blisters across the surface

For businesses in and around places such as Lion Walk, outlets and upstands on commercial flat roofs are the places to check before trouble starts.

Your questions about flat roof surveys in Elmstead

Does a conservation area affect roof work in Elmstead?

We cannot confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.

Is the coastal weather around Elmstead hard on roofs?

Places near the sea get more wind and more salt in the air than inland, and both are hard on roofs. Salt is hard on nails, clips and metal flashings, while strong wind lifts anything already loose.

Does the survey cover asbestos?

We don’t test for asbestos. If we see materials that could contain it, such as cement sheets on a building from before 2000, we flag them and recommend a specialist asbestos surveyor.

How much does a flat roof survey cost in Elmstead?

Prices start from £150, including VAT. The final figure depends on the roof and the package you choose, confirmed before anything is booked.

When does the report arrive?

Each package has its own report time. Basic: within 48 hours. Standard: 24 to 48 hours. Premium: the same day. If you have a deadline, like an exchange date, let us know as you book.

How long is the visit?

That depends on the size and shape of the roof; most visits take roughly 1–2 hours for a small flat roof at home, and longer for a large commercial one. The report is sent afterwards by email.

Do you work in Elmstead?

Yes. We cover Elmstead and the rest of Essex, as part of our work across London and South East England. For a price, phone 07833 053749 or use the contact form.

Leave it or get it looked at?

Caught early, a split or open seam in a flat roof is often a small repair. Leave it, and water can get into the insulation and deck, which can turn a patch into a replacement. Surveying it now tells you where you stand. For an older or listed building in a place like Elmstead, repairs may need matching materials and consent, so leaving a defect until it’s urgent leaves less time to plan.

Every price we give includes VAT, and the report is not charged as an extra. Our price is from £150, including VAT. Size, height and access decide where your roof falls.

Before and after the survey

A few practical points come up again and again on our surveys. They apply to most roofs:

  • Check from a window for ponding after heavy rain
  • Keep people off the roof unless they need to be there
  • Check the outlets after the leaves fall
  • Check new fixings through the roof are properly sealed

After the visit, we write up the report with photographs of what we found. It covers the type of covering, its condition and each defect, with our recommendations. Turnaround is within 48 hours for a Basic Survey, 24 to 48 hours for a Standard Survey and the same day for a Premium Survey.

Check the roof from a window after a downpour. If water is still there a day or two later, have it checked.
