About our chimney survey in Elmstead
Each stack is looked at from the safest viewpoints available: the ground, nearby windows and higher points, and the loft space where it’s safe. With our Premium Survey, a drone inspection is included where applicable. If we cannot see part of the stack, the report makes that clear. Every defect we find is photographed and described in plain words. If you’ve noticed spalled or crumbling bricks and a chimney out of line, a survey will tell you what’s going on, whatever the roof.
Somewhere as small as Elmstead, homes are frequently older cottages and farmhouses, with outbuildings and some newer houses. Older roofs may be clay tile, slate, stone or thatch, frequently with chimneys that have stood a long time. We report on what can be seen safely, and thatch is a specialist material. Chimneys and lead flashings on old roofs often need the most attention.
The report is yours to share with whoever needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent, whichever applies.

Can I check my roof myself?
During heavy rain, look at the gutters from the ground or a window. Overflowing water can point to a blockage or a sagging run.
Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.
Roof by roof
Brick stacks
Frost can damage bricks that have soaked up water, making the faces flake away. Any spalling is noted with photos.
Chimney pots and cowls
On redundant flues, we look at how the pots are capped. Capping without ventilation can trap moisture.
Elmstead questions
Do you survey roofs for landlords with property near Wivenhoe station?
Yes, landlords and agents are among the people we work for. Just phone 07833 053749 or use the contact form with the details.
Is my home in Elmstead listed or in a conservation area?
The council and Historic England’s list are the places to check. It is worth checking before planning roof work, as both can affect what’s allowed.
When does the report arrive?
Report times are set by the package. Basic: within 48 hours. Standard: 24 to 48 hours. Premium: the same day. Mention any deadline as you book.
What do you check on a chimney?
The survey covers the pots and cowls, the flaunching, the pointing, the bricks and the flashings. We also check chimney breasts and the stack in the loft space where we can reach. You get a written report with photos.
Will you walk on the roof?
Only when it’s safe. Safe viewpoints, the roof space and a drone where applicable cover most of what’s needed, and the report notes anything we couldn’t see.
Which days do you carry out surveys?
We carry out surveys on any day of the week. To find a day that suits you, phone 07833 053749 or use the contact form.
Do you carry professional indemnity insurance?
Our surveys are covered by professional indemnity and public liability insurance. If you need details for a managing agent or a building owner, just ask.
How it works
We photograph the roof as we go, so you can see in the report what we found and where. We take close-ups from wherever is safe. A typical visit takes between one and two hours at most homes, rising to roughly 3–4 hours on a commercial building. Somewhere like Elmstead needs a little journey planning: tell us about narrow lanes, gates, long drives and where we can park. On the day, we inspect everything that’s safely in view, inside and out.
- First we talk through the stacks, their history and any problems.
- Each stack is inspected from safe positions outside.
- Pots, cowls, flaunching, pointing and flashings are checked and photographed.
- We look for damp on chimney breasts and in the loft space.
- You get a written report with photos and recommendations by email.
Before the survey
- Check the loft hatch can be reached
- For a flat or shared roof, check access with the building owner or managing agent
- Tell us about parking before the day
Booking a survey
A quick phone call is typically the easiest start: phone 07833 053749 or use the contact form and we will ask a few questions about the roof. You will have a price before anything is arranged.

Tips from our surveys
From years of surveys, a few habits stand out:
- Look at the chimneys with binoculars after a storm
- Have brackets on the chimney checked
- Make sure unused flues are capped with ventilation
- Check with the council before altering a stack in a conservation area or on a listed building
Questions about the findings are always welcome. The Standard Survey includes a follow-up consultation and the Premium Survey an in-person consultation.
Get small mortar repairs done while they’re small. It’s far simpler than rebuilding a stack later.
Chimney surveys around Elmstead
Elmstead lies within about 3 miles of the sea, and being near the sea means more wind and salt than a roof inland would face. Near the sea, metal fixings wear faster and loose pieces on a roof are more likely to lift. Weatherboarded walls and clay tile roofs are typical of older Essex buildings, and lots of post-war and modern estates besides. Knowing the covering helps explain which parts of a roof are likely to need work first.
If you own a rental within reach of Wivenhoe station, the gap between tenancies is a good time to have the roof looked at. If you look after a building such as Broomgrove Junior School, large buildings have long gutter runs and big roofs that need checking like any other. Living close to Colne Local Nature Reserve is pleasant, but mature trees mean leaves in gutters and valleys each autumn, and an overflowing gutter soon means a wet wall.

When you need someone else
To be straight with you, a roof survey has limits:
- The inside of the flue, which needs a sweep or flue specialist
- Whether a gas appliance or its flue is safe
- Parts of the stack that cannot be seen safely or belong to a neighbour we can’t access
Not sure which survey suits your roof? You can phone 07833 053749 or send us an email and we’ll tell you. What a survey covers and doesn’t.

What a survey costs
Several things affect the price of a survey:
- The height of the building and how the roof can be seen safely
- Whether thermal imaging or a drone is needed
- Extensions, dormers and garages with roofs of their own
- Commercial roofs and larger buildings
Prices start from £150, including VAT. What you pay depends on the size and height of the roof, how it can be seen safely and which survey you book.
