Chimney surveys for Camulodunum homes and businesses

Different roofs, different checks

Rendered stacks

A rendered stack can mask problems in the bricks below. The survey checks for cracking, bulging and staining in the render.

Chimney pots and cowls

A loose or cracked pot can fall from height. We photograph each pot and note any damage.

Chimney survey in Camulodunum: what you get

Our survey covers the structure of the stack and its weathering details. It isn’t a flue inspection, a sweep or a gas safety check. If you use a fire or a gas appliance, the flue should be checked by a sweep or a Gas Safe registered engineer as appropriate. If something we see points to the flue, we’ll say so. If you’re worried about pots or cowls that look unsafe and mortar washing out of the joints, a survey will tell you what’s going on.

In a town like Camulodunum, most homes are houses whose owners look after their own roofs. Small faults, such as a cracked ridge, a slipped tile or a blocked gutter, are cheaper to deal with early. The report sets out what needs attention, prioritised by urgency where relevant. Photos show you exactly what was seen, even on parts you cannot reach yourself.

Every survey ends with a written report, with photographs, sent by email. It sets out the condition of the chimney stack, any defects and our written recommendations.

Roofs, chimneys and gutters in Camulodunum

In Essex, older buildings are often clay-tiled, many with weatherboarding, alongside plenty of post-war and newer estates. Whatever the covering, it’s frequently the fixings, flashings, valleys and gutters that give out first. An older home may be listed, or stand in a conservation area. Historic England’s list shows listed buildings, and the council can say whether a street is in a conservation area. In either case, a change of roofing material may need consent.

If you let a flat or house near Colchester Town station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak. Trees in and around Lexden Park shed leaves that can end up in nearby gutters. If your house is among the older ones in the streets near Colchester New Church, its roof may have old fixings, lead flashings and chimneys that need a closer look.

Camulodunum is about 1 mile west of Colchester, in Essex. Whether the building in Camulodunum is a house, a flat or a commercial unit, we can survey the roof. Camulodunum is one of the towns and villages in Essex we cover. We also survey roofs in Chelmsford.

For landlords and managing agents

Letting agents often book on a landlord’s behalf, with the report sent to whoever needs it. Access is agreed with the tenant ahead of time.

Managing agents and residents’ management companies use roof surveys to plan maintenance. Recommendations are set out in order of urgency where relevant, which helps when budgeting.

Camulodunum questions

Do you carry out roof surveys in Camulodunum?

Yes, Camulodunum is one of the places we work. Every survey there gets the same written report with photos.

How do I find out if my home in Camulodunum is listed?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Can you survey a shared roof?

Yes, as long as access is agreed. The roof of a block or converted house is often shared, so we need permission from the building owner or managing agent. We inspect only the parts we’re allowed to reach.

Do you look in the loft space?

If it is needed and safe to reach, yes. Inside, we look for damp, staining, gaps and sagging.

Should a redundant chimney be removed?

It depends on its condition and your plans. The survey shows its condition and how it’s been capped. In a conservation area or on a listed building, changes may need consent.

What’s the best way to book?

It’s easiest to phone 07833 053749 or email us. Give us the address and some details about the roof. Surveys run seven days a week.

Do you need to go on the roof to check the chimney?

We look from ground level, from windows and from the loft where it’s safe. Where applicable, our Premium Survey adds a drone inspection for a closer view. Any area we couldn’t view is noted.

Honest limits

Every survey has limits, and it’s better to know them up front. Keep these in mind:

  • What’s inside the brickwork or behind render, without opening up
  • Structural calculations for a leaning stack
  • Gas safety checks, which need a Gas Safe registered engineer

Not sure which survey suits your roof? You can phone 07833 053749 or use the contact form and we’ll tell you before booking. What our survey covers.

Before and after the survey

Some practical points come up on survey after survey. They’re worth knowing whatever the roof:

  • Remove aerials or dishes from the stack if they’re no longer needed
  • Check unused flues are capped with ventilation
  • Keep track of stains on chimney breasts
  • Use a Gas Safe registered engineer for gas appliances

If anything in the report isn’t clear, just ask us. Standard Surveys come with a follow-up consultation, and Premium Surveys with an in-person one.

Check redundant flues are capped with ventilation. Ventilation helps keep the stack dry.

What happens on the day

There is not much for you to do on the day. Point out anything you’ve noticed, like stains, drips or loose pieces, and we will take it from there. A typical survey takes about one to two hours for most homes, a little longer where there are several stacks. Most visits in a town like Camulodunum start at the front of the house and work round to the back. The back garden is often where extensions, dormers and rear slopes are best seen. Then, if it can be reached safely, we look in the loft.

  1. First we talk through the stacks, their history and any problems.
  2. Each stack is inspected from safe positions outside.
  3. We photograph and record the pots, flaunching, pointing and flashings.
  4. We look for damp on chimney breasts and in the roof space.
  5. The report, with photos and recommendations, is emailed to you.

Getting ready for the survey

  • Keep pets inside or away from the areas we’re looking at
  • Clear the way to the loft hatch
  • Have any questions written down, so nothing gets missed

Advice

How we price chimney surveys

A few things affect what a survey costs:

  • If the survey needs thermal imaging or a drone
  • The type of building, from a house to a block or an office
  • Building height and the viewpoints available
  • How big the roof is

Bigger, taller and commercial roofs take more time to survey, so they’re priced to match. You will know the figure before booking.

Helping us price your survey

Getting the details right at the start saves time. It’s useful to include:

  • Where any leaks, stains or damp patches show inside
  • Photos of the roof, taken safely from the ground or a window
  • The address and postcode of the property
  • When you need the report by

If you have photos of the roof, send them over. Take them safely from ground level or a window; never climb up to get a better view. To send them or to book, call 07833 053749 or send us an email.
