Landlord roof surveys for homes and businesses in Camulodunum
Who pays for roof work on a block depends on the lease. We do not give legal advice on leases, but our report gives everyone an independent record of condition. That can help when owners, freeholders and agents need to agree what happens next. You get photos and written recommendations, prioritised by urgency where relevant. Typical surveys look at cracked or leaning shared chimneys and blocked gutters over flats, on converted houses, rented houses and gutters and downpipes.
Most homes in a town like Camulodunum are houses, so the roof is usually the owner’s to look after. A slipped tile or blocked gutter costs far less to sort than the damp it causes later. The report sets out what needs attention, prioritised by urgency where relevant. Photos show you exactly what was seen, even on parts you can’t reach yourself.
Nothing in the report is left vague: if work is needed, the report says so clearly.

How it works
We work from the outside in: outside views come first, then the roof space if there is safe access. In total, it takes about 1–2 hours for a single let house, with blocks of flats taking longer. For a home in Camulodunum, the main things we need are a way into the loft, a route to the back garden and somewhere to park. If you won’t be there yourself, let us know who will let us in.
- We start by agreeing the scope, roof by roof.
- You or your agent arrange access to the loft space and any flats we need to enter.
- We inspect each roof from safe vantage points, the loft space and the roof itself where safe.
- Every defect we find is photographed and given a priority where relevant.
- We send a written report you can use to plan maintenance and budgets.
Before we arrive
- Let us know about parking near the property
- Keep pets inside or away from the areas we are looking at
- If the roof is shared, arrange access with whoever manages the building
How to book
Photos help, if you have them. Take them safely from the ground or a window, and please don’t climb up for a closer look. To send them or to book, phone 07833 053749 or email us.

What a landlord roof survey doesn’t cover
A survey is a close look at the let or shared roof, but it cannot do everything. The main limits are:
- Areas behind locked flats or blocked hatches
- Responsibility under a lease
- The structure in the way a structural engineer would assess it
If in doubt, call 07833 053749 or send us an email and we’ll recommend the right survey. The full list of what we check.

Why get it checked now?
Defects caught early can often be dealt with as planned work. Waiting for a leak can mean damage to ceilings, decorations and tenants’ belongings and force rushed work. Extensions and dormers on homes around Camulodunum often hide the first signs of trouble at their joints with the main roof. Left for a few seasons, it can spoil plaster, skirting and flooring inside.
We offer three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, all inc. VAT. The price for your roof depends on its size, access and what you need to know.

Tips that help
Here are a few things we’d tell any owner, before and after a survey:
- Tell tenants when we’re coming
- Keep past survey reports with the building’s records
- Put urgent roof work at the top of the list
- Survey the roof on a regular cycle
The report comes with photos and written recommendations, prioritised by urgency where relevant. It is emailed to you ready to pass on to whoever needs it.
Get gutters and roof outlets cleared at least once a year and include any valley or parapet gutters. Many leaks into top flats start with a blocked gutter.
Local roofs in Camulodunum
Older buildings may be listed or sit in a conservation area. To find out, check Historic England’s list and ask the council about conservation areas. Re-roofing in different materials may need permission there. Weatherboarded walls and clay tile roofs are typical of older Essex buildings, while many towns grew with post-war and newer estates. Whichever you have, the details that tend to fail before the covering itself get the closest look.
If you run a business near Lion Walk, knowing the roof’s condition lets you budget for work rather than pay for emergencies. For site and facilities teams at buildings such as Philip Morant School and College, a written record of a large roof helps plan work for the holidays rather than in term time. The streets around a church such as Colchester New Church are often among the oldest in a place, and if your house is among the older ones nearby, its chimney, valleys and lead work are likely to be the parts that need attention first.

Camulodunum: your questions answered
Is my home in Camulodunum listed or in a conservation area?
Start with Historic England’s list for listing and your council for conservation areas. Either can affect what roof work is allowed, so it is worth checking before planning any.
Can a landlord with a rental near Colchester Town station book a roof survey?
Of course. Let us know whether a tenant or an agent will let us in, and the report can go straight to you or your agent.
How experienced are you?
We’ve completed more than 5,000 surveys, over more than 20 years, and 98% of clients are satisfied.
Can you survey in bad weather?
It can, depending on the survey. Drone flights need calm, dry weather, and thermal imaging works best after a sunny day, with a dry roof and little wind. If the conditions are not right, we will talk to you about another date.
How long does the survey take?
It normally takes an hour or two for a house; commercial roofs usually need 3–4 hours. You’ll then get the report by email, on the timescale of your package.
Is Camulodunum in your area?
Yes. We carry out landlord roof surveys in Camulodunum, and the service is the same as everywhere else we work.
Will you go up on the roof?
Not unless it is safe. Most of what we need can be seen from safe viewpoints, the loft and, where applicable, a drone, and anything out of sight is recorded in the report.
For landlords and managing agents
Roof problems in a rented home affect tenants as well as the building. A survey helps you spot issues early and plan the work around your tenants.
Letting agents can arrange access with tenants, at a time agreed beforehand. Surveys run seven days a week, which helps when tenants work during the week.
