Chimney survey in Abbey Field: what you get

If you’re buying a home with chimneys, it’s worth knowing their condition before you exchange. On older stacks, we often find cracked flaunching, loose flashings and worn pointing. Our report gives you specific points to raise with the seller or agent. It complements a RICS home survey rather than replacing it. We’re often asked to look into bricks with flaking faces and a stack that appears to lean, across chimney breasts, chimney pots and cowls and flaunching.

In a smaller place like Abbey Field, some roofs stand more exposed to wind and rain than in a built-up town. Ridge tiles, verges, chimney stacks and flashings take the worst of it. A proper look shows whether anything has started to loosen. A loose ridge tile or slate gives the wind something to catch, and others soon follow.

After the visit, you get a report with photographs, emailed to you. It sets out the condition of the chimney stack, any defects and our written recommendations.

For landlords and managing agents

Freeholders and residents’ companies use a roof report to plan and budget, putting the urgent items at the top.

If the property is let, the agent or a tenant can let us in. Surveys run on any day of the week, which helps when tenants work during the week.

Prices for chimney surveys in Abbey Field

To price your survey, we look at:

  • Whether it’s a home or a commercial building
  • How complicated the roof is, with its valleys, chimneys and parapets
  • Whether thermal imaging or a drone is needed
  • How big the roof is

Larger roofs, taller buildings and commercial roofs take longer, so they’re priced to match. You will know the figure before booking.

Getting in touch

There’s no need for technical words. Just let us know:

  • The address and postcode of the property
  • What’s prompted the survey
  • Photos of the roof, taken safely from ground level or a window
  • Any stains, drips or damp patches you’ve seen indoors

Our phone lines are open seven days a week, including Saturdays and Sundays. To book or ask a question, ring 07833 053749 or send us an email.

Local roofs in Abbey Field

Abbey Field lies within about 5 miles of the sea, where sea air brings more salt and stronger wind than inland. Metal fixings and flashings corrode faster in salt air, while gales work at loose ridges, slates and tiles, while driving rain finds any gap. Listing and conservation areas can both shape what roof work is allowed on an older home. The council is the place to check, along with Historic England’s list.

The streets around a church like St Michael's Church are often among the oldest in a place, and if your home is one of the older ones nearby, its roof may have old fixings, lead flashings and chimneys that need a closer look. If you run a business near Lion Walk, knowing the roof’s condition lets you budget for work rather than pay for emergencies. Living close to Hilly Fields is pleasant, but mature trees mean leaves in gutters and valleys each autumn, and an overflowing gutter soon means a wet wall.

Abbey Field is about 1 mile south-east of Camulodunum, in Essex. Anywhere in Abbey Field, we can come and survey your property. We cover towns and villages across Essex. Our Chelmsford page covers surveys nearby.

Should I look at the roof myself first?

Keep a simple record: dates of leaks, photos from ground level and any work done on the roof. Send it with your enquiry.

What you cannot do safely is get up close. Slates, tiles, flat roofs and rooflights can give way, and a fall can be serious. That part is for a survey, using safe viewpoints and a drone where applicable.

The survey, step by step

We work from the outside in: first the slopes, edges and gutters from every safe viewpoint, then the loft space where it can be reached. In total, it takes between one and two hours for a house, and about three to four hours for a commercial roof. A visit to a smaller place like Abbey Field is no different on the day: outside, inside and from any safe vantage point, in that order. It helps to show us anything you’ve already noticed.

  1. You tell us how many stacks there are and any damp or problems you’ve noticed.
  2. Each chimney is viewed from wherever it can safely be seen.
  3. Every part we can see is checked: pots, cowls, flaunching, pointing, bricks and flashings.
  4. We check the chimney breasts and the stack in the loft space where we can reach them.
  5. We send a written report with photos, the defects found and what we recommend.

Before the survey

  • If you’re buying, check with the agent that we can get in
  • Leave side gates unlocked
  • Jot down any questions you want answered

Flaunching

Cracked flaunching is one of the most common chimney defects we record. Caught early, it’s frequently a small job.

Rendered stacks

Cracked render can let water in and trap it behind. We record any cracking and where it is.

Practical tips

Here are a few things we’d tell any owner, before and after a survey:

  • Check with the council before altering a stack in a conservation area or on a listed building
  • Note any damp on chimney breasts and when it appears
  • Keep the report to compare against at the next survey
  • Ask for ventilated caps on redundant stacks

If anything in the report isn’t clear, just ask us. Standard Surveys come with a follow-up consultation, and Premium Surveys with an in-person one.

Make sure fixings on the stack are sound, and moved if they’re working it loose. Less load on the stack means less strain in wind.

Common questions in Abbey Field

How do I find out if my home in Abbey Field is listed?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Do you survey roofs for landlords with property near Colchester Town station?

Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. You can ring 07833 053749 or use the contact form with the address and what you need, and we will talk through which survey suits.

Does this replace a RICS home survey?

No. Our survey is a roof survey, not a RICS Level 2 or Level 3 survey of the whole building. It focuses on the roof, so it sits alongside a building survey rather than replacing it.

Can you tell me if my roof has asbestos?

No. We can flag materials that might contain asbestos, but confirming it is a job for a specialist asbestos surveyor. Buildings built or refurbished before 2000 may contain it.

Will you check the chimney is safe to use with a fire?

No. We survey the stack and its weathering, not the flue. For the flue, you’ll need a sweep or, for gas, a Gas Safe registered engineer.

Does the weather affect the survey?

Light rain is typically fine; heavy rain and wind are different. In strong wind or a downpour, a drone cannot fly and access may not be safe, and we’d agree another day.

How long will you be at the property?

Expect it to take about 1–2 hours at a typical home, and longer for a large or complex roof. The written report follows by email, on the timescale of your package.
