How a drone roof survey works in Elmstead

Every flight starts with an airspace check. Near protected airports such as Heathrow, Gatwick, Stansted and Luton, flight restriction zones mean permission is needed first. Parts of central London have restricted areas too, where NATS permission is needed. If permission isn’t given, we inspect by other means and explain why. Prison sites also have drone restriction zones. We survey flat roofs on upper floors, valleys and parapet gutters and large and complex roofs, and the problems we’re asked to look at most are eroded pointing on a chimney stack and ridge and hip pieces working loose.

Some older homes in villages like Elmstead are listed or in a conservation area. A look from the air or with a thermal camera does not touch the roof, which suits a building where any change needs care. Check with the council before planning any work on a listed building or one in a conservation area.

With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey adds thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

Practical tips

There is plenty you can do without going near the roof. Here’s what helps most:

  • Keep pets indoors during the flight
  • Let neighbours know about the flight if your roof is shared
  • Mention anything you’ve noticed on the roof
  • Expect a little longer if permission is needed

File the report and photos with your home documents. They’re a useful baseline for future surveys, and they help if you sell.

Every so frequently, look in the loft space with a torch, keeping to boarded areas. The underside often shows problems before the outside does. Photograph anything new.

Elmstead: your questions answered

Does a conservation area affect roof work in Elmstead?

We cannot confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.

Do you cover smaller places like Elmstead?

We do. Villages and rural addresses get the same survey as a town house.

Will I get photos?

Yes, plenty. Pictures sit next to the findings they show.

How do I book a survey in Elmstead?

Simply phone 07833 053749 or drop us an email. We’ll ask a few questions, confirm the price and agree a date.

How long will you be at the property?

Allow between one and two hours for most homes, with the pre-flight checks included, and longer for big commercial roofs. We will confirm what to expect when we arrange the visit.

Will the drone show what’s under the tiles?

No. It shows what’s on the outside. Leaks, damp timbers and condensation often show first from inside, so we inspect the roof space as well where access is safe.

Do drone rules differ in central London?

Some areas need permission from NATS before any flight. If permission is not possible, we inspect by other means.

How we price drone roof surveys

All our prices include VAT. The things that change the price are:

  • How tall the building is and how easy the roof is to see
  • The number of roofs, including extensions and garages
  • Whether thermal imaging or a drone is needed
  • Commercial roofs and larger buildings

To find out what your survey will cost, ring 07833 053749 or send us an email and tell us about the roof. The price is agreed before a date is set.

Helping us price your survey

Here’s what helps us most when you contact us:

  • Pictures from the garden or a window, if you have them
  • Why you want a survey: buying, a leak, a storm or new work
  • Where any leaks, stains or damp patches show inside
  • The property’s address and postcode

Booking is simple: just ring 07833 053749 or email us, tell us about the property and we will explain which survey suits. The price is agreed up front.

Should I look at the roof myself first?

Look up at the roof after a storm, from ground level: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Don’t go up yourself.

Your own check is a good start, but it isn’t a survey. You will not see flashings, valleys or the backs of chimneys properly from the ground.

What happens on the day

The visit has one job: to see as much of the roof as can be seen safely and record it clearly. Notes and photos go into the written report. It usually takes about 1–2 hours at a typical home, while a commercial roof takes nearer three to four hours. In a hamlet or village like Elmstead, a postcode does not always lead to the right gate, so a few directions, or a note of a nearby landmark, help us arrive on time. After that, the survey runs as it would anywhere.

  1. First, we check whether a drone is the right tool.
  2. A date is fixed, with a fallback in case the weather turns.
  3. The roof is photographed from the air, with the camera kept on your property.
  4. Where there’s safe access, we check the loft as well.
  5. Everything is written up, with the aerial photos and our advice.

Before we arrive

  • Move anything stored under the loft hatch
  • If you’re buying, check with the agent that we can get in
  • Find any records of previous roof work

What this survey can’t tell you

A survey is a careful look at the roof, but it cannot do everything. The main limits are:

  • A structural engineer’s report
  • The underside of the roof (that needs an inside check)
  • Flying in a flight restriction zone without the airport’s permission

If you’re not sure which survey you need, call 07833 053749 or use the contact form and we will give you a straight answer before booking. The full list of what we check.

What this survey covers

  • Tall and steep roofs
  • Valleys and parapet gutters
  • Flat roofs on upper floors
  • Fragile roofs
  • Chimney stacks
  • Large and complex roofs

Rented homes, blocks and businesses

If you own several properties, surveys can be booked for more than one address. To discuss a number of properties, call 07833 053749 or use the contact form with the addresses.

For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan, with the most urgent items set out first.

What a drone roof survey looks like in Elmstead

Elmstead lies within about 3 miles of the sea, and wind near the sea can be strong. The weather on the day decides whether a flight goes ahead, as a small drone cannot fly safely in strong wind or a downpour. The drone we use is under 250g, flown by a CAA-registered operator with a Flyer ID and Operator ID. In the open category, flights stay below 120 m (400 ft) and within sight.

For site and facilities teams at buildings such as Broomgrove Junior School, a view from above covers a wide roof far faster than walking it. For businesses in and around places such as Lion Walk, large commercial roofs are often easiest to see from above or with a thermal imager.

Elmstead is about 1 mile north-east of Wivenhoe, in Essex. Anywhere in Elmstead, we can come and survey your property. Elmstead is one of the towns and villages in Essex we cover. Chelmsford is in our area too.
