New roof snagging in Elmstead

How it works

A survey visit follows a simple order: we hear what you’ve seen, inspect the roof from each safe vantage point, photograph what we find and record our findings for the written report. It typically takes roughly 1–2 hours for most homes, depending on how much new work there is to check. For a village or hamlet like Elmstead, the journey is planned beforehand: let us know about lanes, gates and parking. On the day, we inspect whatever is safely visible, inside and out.

  1. We start with what the roofer did and when they finished.
  2. We check the coverings, ridges, hips and verges from safe vantage points.
  3. We check valleys, flashings, gutters and the underlay at the eaves.
  4. We check the loft where safe and look for debris or damage.
  5. You get a photo report of each snag.

Before we arrive

  • If you’re buying, check with the agent that we can get in

Advice

New roof snagging in Elmstead: what you get

Householders book snagging after a re-roof or roof replacement, and buyers of new-build homes sometimes want the roof checked. We inspect each roof as far as safe access allows including from the loft and the roof where it’s safe. You then get a written report with photos to share with your roofer. If you’ve noticed signs of condensation in the roof space and underlay ending short at the eaves, we can find out what’s behind it.

Being in a small place like Elmstead makes no difference to the inspection itself: the journey, parking and access are simply agreed in advance. If there are outbuildings with roofs you want checked, mention them as you book, so the visit can be planned around them. Buyers and owners of new roofs get the same approach as anywhere. Visits can be booked seven days a week.

It isn’t only a list of defects. It explains what we found, why it matters and what we recommend, so you can plan your next steps.

For landlords and managing agents

If the property is let, the agent or a tenant can let us in. Surveys run on weekdays, Saturdays and Sundays, which helps when tenants work during the week.

Letting agents often book on a landlord’s behalf, with the report sent to whoever needs it. Access is agreed with the tenant beforehand.

Honest limits

We only report whatever is safely visible on the day, so some things are outside what a survey can do:

  • Fixings and underlay hidden under the coverings
  • Settling a dispute with your roofer or builder
  • A promise that the roof won’t leak

Not sure which survey suits your roof? You can phone 07833 053749 or send us an email and we will tell you before booking. What our survey covers.

Roof types and parts we check

  • Replacement roofs
  • Flashings and valleys
  • New flat roofs
  • Ridges and verges
  • New-build homes
  • Loft conversions and dormers

DIY checks: what’s safe

A DIY look is useful, but it is not a survey. From ground level, valleys, flashings and the backs of chimneys are often out of sight.

After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Do not go up yourself.

Questions from Elmstead

How do I find out if my home in Elmstead is listed?

For listing, use Historic England’s list; for conservation areas, ask the council. It matters most if you’re planning to re-roof in a different material.

Is the coastal weather around Elmstead hard on roofs?

Generally, yes: wind and salt air take more of a toll near the sea. Ridges, verges, flashings and fixings are where it usually shows.

Does someone need to be in?

Someone needs to let us in if we are looking inside or in the loft. Access is agreed with you when booking.

Will you walk on the roof?

Only if it is safe. We check everything that can be seen safely: from ground level, from windows, from inside the roof space, from the roof where it is safe and by drone where applicable. The report says if anything couldn’t be seen.

Is it the same as a RICS Level 2 or Level 3 survey?

No. We check the roof, not the whole building, so it is not a RICS Level 2 or Level 3 survey. Many buyers have both.

Is this an asbestos survey?

No. Asbestos surveys and testing aren’t part of what we do. If we see materials that could contain asbestos, such as cement roof sheets or soffits on buildings from before 2000, we flag them.

What do you check on a new roof?

Coverings, ridges, verges, hips, valleys and flashings are all checked plus gutters, ventilation and visible underlay at the eaves. We look for leftover debris and knock-on damage too.

Common roof problems in Elmstead

Flashings at walls and chimneys frequently need attention. If they’re poorly dressed or fixed, water can get in at the first heavy rain.

People normally book a survey when they’ve noticed something like this:

  • Gaps at new flashings
  • Cracked or slipped new tiles or slates
  • Cracked mortar at the ridge or hips
  • Debris left in gutters or valleys

In and around Elmstead, as anywhere, a roof is easiest to deal with when its problems are found early.

Before booking anyone

New roof snagging around Elmstead

The coast is about 3 miles or less from Elmstead, and being near the sea means more wind and salt than a roof inland would face. Salt is hard on nails, clips and metal flashings, and strong wind lifts anything already loose on a roof, which is worth knowing before you buy or pay for new work. Older buildings may be listed or sit in a conservation area. To find out, check Historic England’s list and ask the council about conservation areas. Re-roofing in different materials may need permission there.
