Gutter surveys for homes and businesses in Elmstead
People book a gutter survey when gutters overflow, when damp appears or before the wetter months. Landlords and managing agents use the report to plan upkeep and buyers sometimes want the gutters looked at before they exchange. Whoever books, we inspect and report in the same way with photos and clear recommendations. Visits can be on weekdays, Saturdays or Sundays. We survey parapet and box gutters, valley gutters and outlets and hoppers, and common reasons people get in touch are blocked outlets and hoppers and gutters overflowing in heavy rain.
Older buildings in small places like Elmstead may be listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. Knowing the roof’s condition helps you plan ahead with that in mind. Where a building is listed, matching the existing roof materials is often expected.
The report works through the roof section by section, from the main slopes down to the gutters and outlets, each with a short note and a photo. It records what’s sound as well as what is not.

The survey, step by step
We will ask a few questions first, about the roof’s history, any leaks and past repairs. Then the inspection itself takes between one and two hours at a house, depending on how many gutter runs and downpipes there are. In a small place like Elmstead, access is normally the main thing to plan. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Weekday and weekend visits are available.
- You tell us where you’ve seen overflows, drips or damp.
- The eaves gutters, downpipes and fascias are looked at from ground level and windows.
- We look at hidden gutters as far as safe access allows.
- The loft space is checked for staining, where it can be reached safely.
- A written report with photos and recommendations follows.
Getting ready for the survey
- Gather any invoices or paperwork from past roof work
- Make a note of anything you’d like us to look at
- Make sure we can get to the back of the property
Getting a price
If you have photos of the roof, send them over. Pictures from the ground or a window are fine, and please do not climb up for a closer look. To get started, phone 07833 053749 or use the contact form.
Advice
Honest limits
To be straight with you, there are limits to any roof survey:
- Asbestos testing of old gutters, downpipes or soffits
- Parts of gutters that cannot be seen safely
- Pipes below ground level
If in doubt, ring 07833 053749 or use the contact form and we will point you to the right survey. What a survey covers and doesn’t.
What we check
- Fascias and soffits
- Valley gutters
- Eaves gutters
- Parapet and box gutters
- Outlets and hoppers
- Downpipes
How the survey changes by roof type
Fascias and soffits
Soffits and timber fascias suffer when gutters overflow. We check them along with the gutters.
Aluminium and other metal gutters
Long metal gutter runs on larger buildings can hide blocked outlets so outlets get close attention.
Elmstead questions
Can a landlord with a rental near Wivenhoe station book a roof survey?
Yes, that is a common request. We just need to know who will give access, and the report can go straight to you or your agent.
Does being near the coast affect roofs in Elmstead?
Generally, yes: wind and salt air take more of a toll near the sea. Ridges, verges, flashings and fixings are where it typically shows.
Do you need to get into the loft?
If it is needed and safe to reach, yes. We look for staining, damp, daylight and signs of movement, as far as the space allows.
Is it a structural engineer’s report?
No. We’re experienced roof surveyors, and visible signs like sagging are noted, but calculations and an engineer’s opinion are outside what we do. The report will say if you need an engineer.
Will you walk on the roof?
Only if it’s safe. We inspect what can safely be seen: from the ground, from windows, from inside the roof space, from the roof where it is safe and by drone where it applies. The report says if anything couldn’t be seen.
How do I arrange a gutter survey in Elmstead?
Simply phone 07833 053749 or drop us an email with the address. After a few questions, we confirm the price and fix a day, weekday or weekend.
Is this a RICS survey?
No. We check the roof, not the whole building, so it’s not a RICS Level 2 or Level 3 survey. Many buyers have both.

Before and after the survey
A little preparation and a few simple habits help. Some pointers:
- Get the gutters cleaned out every year
- Watch for green marks down the brickwork
- Leave gutter checks at height to someone equipped for it
- Look for new stains on ceilings below valleys after rain
If anything in the report isn’t clear, ask us. With the Standard Survey there is a follow-up consultation and the Premium Survey comes with an in-person one.
Get trees and climbers near the eaves trimmed back by someone who can do it safely. Less debris means fewer blocked outlets.

Where a roof is shared: we need access agreed with the freeholder or managing agent. Let us know about it when booking and we will plan the survey around it.
Buyers’ agents can book surveys on behalf of their clients. The report is emailed, so it can go straight to your client.
Roofs, chimneys and gutters in Elmstead
Elmstead is within about 3 miles of the coast, so there is more wind and more salt in the air than further inland. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces, and driving rain gets into whatever gap is left. Older buildings may be listed or sit in a conservation area. Historic England’s list shows listed buildings, and the council can say whether a street is in a conservation area. Re-roofing in different materials may need permission there.
Homes near green spaces such as Colne Local Nature Reserve can get more leaves in their gutters in autumn, and an overflowing gutter soon means a wet wall. If you look after a shop, office or commercial unit, for example near Lion Walk, a written record of the roof’s condition helps you plan maintenance rather than react to leaks. For site and facilities teams at buildings such as Broomgrove Junior School, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.

Can I check my roof myself?
After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.
Keep a simple record: when leaks happen, ground-level photos and any past roof work. Send it with your enquiry.
