About our gutter survey in Wivenhoe

People book a gutter survey when gutters overflow, when damp appears or before the wetter months. Landlords and managing agents use it to plan maintenance and buyers sometimes want the gutters looked at before they exchange. Whoever books, we inspect and report in the same way, with photographs and written recommendations. Visits can be on weekdays, Saturdays or Sundays. If you’ve noticed gutters full of debris and silt and valley or box gutters that overflow inside, we can find out what’s behind it.

Trees around homes in smaller places like Wivenhoe drop leaves, twigs and moss onto roofs and into gutters. Blocked gutters overflow and soak the walls below, and moss holds water against tiles. A report spots that kind of slow problem before it becomes damp inside. Moss on the roof and weeds in the gutter are both easy to spot from ground level.

Pictures do a lot of the work in our reports, so you can see each defect rather than just read about it. If something couldn’t be seen safely, the report is clear about it.

What we cannot see

In fairness, a roof survey has limits:

  • Damage hidden inside walls or behind boards
  • Pipes below ground level
  • Whether a material contains asbestos (a specialist asbestos surveyor’s job)

Not sure which survey suits your roof? You can phone 07833 053749 or email us and we will tell you before booking. What a survey covers and doesn’t.

Roof types and parts we check

  • Outlets and hoppers
  • Downpipes
  • Parapet and box gutters
  • Valley gutters
  • Eaves gutters
  • Fascias and soffits

Tips from our surveys

Getting the most from a gutter survey starts before we arrive and carries on afterwards. Some tips:

  • Get trees that overhang the gutters trimmed
  • Watch ceilings under valley gutters for fresh marks
  • Include valley, parapet and box gutters when clearing
  • Look for downpipes coming loose

Where the evidence points to drains below ground, the report says so, so a drain survey can be arranged. We also note anything else we spot on the roof while we are there.

Get trees and climbers near the eaves trimmed back by someone who can do it safely. Less debris means fewer blocked outlets.

Common questions in Wivenhoe

Do you survey roofs for landlords with property near Wivenhoe station?

Yes, landlords and agents book with us as well as owners. You can ring 07833 053749 or email us with the address and some details.

How do I find out if my home in Wivenhoe is listed?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

What happens next?

The report arrives by email. With Standard there is a follow-up consultation; with Premium, an in-person consultation, so you can talk the findings through.

Does this replace a RICS home survey?

No. This is a survey of the roof only, so it is not a RICS Level 2 or Level 3 survey. It can sit alongside a RICS survey if you want both.

How do I book a survey in Wivenhoe?

It is easiest to phone 07833 053749 or send us an email. Let us know the address and a little about the roof, and we will take it from there. Surveys run on weekdays and at weekends.

Is a Saturday or Sunday visit possible?

Yes. We survey on weekdays and at weekends. Just ring 07833 053749 or email us to arrange a day.

Are hidden gutters like valleys and box gutters included?

Yes. Hidden gutters are a common cause of leaks inside, so they’re an important part of the survey. Some may only be partly visible, and we will note that in the report.

Wivenhoe homes and their roofs

Wivenhoe lies within about 2 miles of the sea, where sea air brings more salt and stronger wind than inland. Metal fixings and flashings corrode faster in salt air, while gales work at loose ridges, slates and tiles. Older buildings in Essex often have clay tiles and weatherboarding, alongside lots of post-war and newer estates. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters.

If you own a rental within reach of Wivenhoe station, the gap between tenancies is a good time to have the roof looked at. Take a building like Millfields Primary School: its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale. For an older house near a landmark such as The Church of St Mary, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.

What happens on the day

There isn’t much for you to do on the day. Point out anything you’ve noticed, such as stains, drips or loose pieces, and we’ll take it from there. The survey itself takes between one and two hours at a house, depending on how many gutter runs and downpipes there are. A visit to Wivenhoe is planned like any other: the time, the access and where to park are agreed ahead of time. Weekday and weekend visits are both possible. If there are outbuildings or garages you want looked at, mention them.

  1. We start with what you’ve noticed, such as damp or overflowing gutters.
  2. The eaves gutters, downpipes and fascias are checked from ground level and windows.
  3. Valleys, parapets and box gutters are inspected where they can safely be seen.
  4. The loft space is checked for staining, where it can be reached safely.
  5. You receive a report with photos and recommendations.

Preparing for the visit

  • Show us where any leaks or stains appear
  • Find any records of previous roof work
  • Agree roof access with the managing agent if it’s shared

Related advice

Can I check my roof myself?

Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.

A DIY look is useful, but it isn’t a survey. You won’t see flashings, valleys or the backs of chimneys properly from ground level, and those are details a survey looks at closely.

For landlords and managing agents

Letting agents and landlords in Wivenhoe book surveys as well as homeowners. The report gives you a dated record of the gutter, with photographs, useful for planning maintenance.

Shared roofs need a little more planning: we need access agreed with whoever owns or manages the building. Mention it when you get in touch and we will plan the survey around it.

Different roofs, different checks

Aluminium and other metal gutters

Aluminium and other metal gutters are used on many newer and commercial buildings. Joints, outlets and fixings are the parts we focus on.

Box and secret gutters

A box gutter is built into the roof, frequently behind a parapet, so overflows can end up inside. We inspect them as far as it is safe to see them.
