Gutter surveys in Rowhedge

Gutter survey in Rowhedge: what you get

We carry out gutter surveys in Rowhedge as part of our cover across London and the South East. We inspect everything we can see safely, from ground level, from windows and from the loft space. Time on site typically takes between one and two hours at a house, depending on how many gutter runs and downpipes there are. The written report follows, with photos and recommendations. If you’ve noticed gutters overflowing in heavy rain and gutters that have fallen out of line, we can find out what’s behind it.

Houses in smaller places like Rowhedge can face open ground, where wind and driving rain hit the roof harder. Ridge tiles, verges, chimney stacks and flashings take the worst of it. Checking those edges shows whether anything has begun to work loose. A loose ridge tile or slate gives the wind something to catch, and others soon follow.

The report works through the roof section by section, from the main slopes down to the gutters and outlets, each with a short note and a photo. It records what’s sound as well as what isn’t.

The survey, step by step

There is not much for you to do on the day. Point out anything you’ve noticed, such as stains, drips or loose pieces, and we will take it from there. The survey itself takes roughly 1–2 hours for most homes, and longer where there are parapet, valley or box gutters to follow. For a survey in Rowhedge, we agree the time, the access and parking before the day. Visits can be on weekdays, Saturdays or Sundays. If there are outbuildings or garages you want looked at, mention them.

  1. We start with what you’ve noticed, such as damp or overflowing gutters.
  2. We walk round the building and check the gutters, downpipes and fascias from the ground.
  3. Valleys, parapets and box gutters are inspected where they can be seen safely.
  4. Where it is safe, we check the loft for signs of water.
  5. You receive a report with photos and recommendations.

What we look for on each type of roof

Lead-lined valley and parapet gutters

Many older homes have lead-lined valley and parapet gutters. A split lining can leak straight into the building.

Box and secret gutters

Secret gutters are hidden under the edge of the roof covering and is easy to overlook. The report records what could and couldn’t be seen.

Rowhedge: your questions answered

Does being near the coast affect roofs in Rowhedge?

Near the coast, roofs face more wind and more salt than further inland. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces.

Do you cover smaller places like Rowhedge?

Yes, Rowhedge is on our map. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.

Will I get photos?

Yes. The report includes photographs of what we found.

How many surveys have you done?

Over 5,000 surveys so far, over more than 20 years, and 98% of clients are satisfied.

Will you check the loft?

Normally, if there is one and it can be reached safely. The roof space can show things the outside can’t, such as damp timbers, staining or daylight.

Do you carry professional indemnity insurance?

Our surveys are covered by professional indemnity and public liability insurance. Ask if you need details for a managing agent or building owner.

Are hidden gutters like valleys and box gutters included?

Yes, where it is safe to see them. We use the ground, windows, the loft space and the roof where it’s safe and a drone where applicable.

Practical tips

A survey works best with a little help from you, before and after. Tips:

  • Ask for valleys and parapet gutters to be cleared too
  • Look out for overflows when it pours
  • Check downpipe clips are holding
  • Watch for green marks down the brickwork

How quickly the report arrives depends on the package: Basic within 48 hours, Standard in 24–48 hours and Premium the same day. It is sent to you by email as soon as it’s ready.

Deal with drips, sags and loose downpipes early. They tend to get worse, and the water they spill can damage walls and timber.

What affects the cost of gutter surveys

We confirm the price for your roof before booking. This is what makes a difference:

  • The number of roofs, including extensions and garages
  • Which survey package you book
  • Building height and the viewpoints available
  • Commercial roofs and larger buildings

What a survey costs comes down to the roof itself: how big it is, how high it is, the number of separate roofs and how safely it can be seen. Prices start from £150, including VAT.

Helping us price your survey

Before you get in touch, it’s useful to have:

  • Where the property is, with the postcode
  • The type of building and roof, like pitched or flat
  • Anything about access we should know
  • The reason for the survey, like buying, a leak or storm damage

What we’re asked to look at in Rowhedge

Sometimes a gutter struggles with the area of roof draining into it. Added roof area from an extension can load an older gutter and the weakness shows in a heavy downpour.

These are some of the problems a survey can pick up:

  • Soffits marked by water
  • Overflowing valley or parapet gutters
  • Overflowing eaves gutters
  • Leaks at the gutter joints

If you let a flat or house near Wivenhoe station, a roof report helps you deal with small faults before they turn into a call from a tenant.

Before you book anyone

  • What exactly goes into their report
  • When you will get the report
  • How long they’ve been surveying roofs
  • Do they have a CAA Flyer ID and Operator ID for drone work?

What a good roof survey covers

For landlords and managing agents

We survey roofs for landlords and agents as well as householders. The report gives you a dated record of the gutter, with photographs.

An agent can book and manage the survey for a landlord, with the report sent to whoever needs it. We agree a time with the tenant beforehand.

Gutter surveys in Rowhedge: local notes

The coast is about 2 miles or less from Rowhedge, and being near the sea means more wind and salt than a roof inland would face. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces, while driving rain finds any gap. There are about 500,000 buildings on England’s list of listed buildings, and around 10,000 conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material, so check with the council.

If you live near a park such as Colne Local Nature Reserve, or anywhere with mature trees, autumn leaves can block gutters and valleys, and an overflowing gutter soon means a wet wall. For businesses in and around places such as Lion Walk, a written record of the roof’s condition helps you plan maintenance rather than react to leaks.
