Flat roof survey in Rowhedge: what you get
Water through a flat roof doesn’t always come in where the stain is. It can run along the deck from a split, an open lap or a failed upstand some distance away. Our survey covers the whole roof, not just the part above the mark, with photos of anything that could be letting water in. Whoever carries out the work then has a clear starting point. We are frequently asked to look into damaged trims at the roof edge and pools of water lying on the roof, on EPDM rubber, mastic asphalt and GRP fibreglass.
In a smaller place like Rowhedge, some flat roofs sit in the open, so wind catches loose edges and trims. Sun on a flat roof also ages felt and bitumen. The signs are splits, blisters and edges coming away, along with water that sits after rain. Standing water that lingers for days after rain is another sign worth watching for.
Where we can’t see part of the flat roof, the report says so. You will know exactly what was inspected and what wasn’t, and what we’d suggest next.

Useful tips for Rowhedge property owners
A little preparation and a few simple habits help. Our tips:
- Never stand on rooflights or fragile sheeting
- Note where water lies after a downpour
- Make sure new fixings through the roof are properly sealed
- Check ceilings under the roof for damp patches
Buyers can take the findings back to the seller or the agent. It can support a request for work before completion or a conversation about price, depending on what we found.
Get splits, lifted seams and loose trims seen to while they’re small. Prompt repairs tend to add years to a flat roof.
What we are asked to look at in Rowhedge
A flat roof lies open to sun, rain and frost, and water drains off it slowly. In time, the covering dries out, cracks and loosens at its edges and laps. Most people book a survey after a leak, before buying, or when they think the roof is getting old.
Things that often lead to a survey include:
- Blistering in felt or asphalt
- Water getting in at rooflights
- Cracked or split membrane
- Outlets choked with leaves and silt
For an older house near a landmark like Church of St Lawrence, the flat roofs on later extensions tend to wear out long before the main roof.
What to check before booking
- Do they have a CAA Flyer ID and Operator ID for drone work?
- What the report includes, and whether it has photos
- Which viewpoints they use to see the roof
- Whether VAT is in the quoted price
What this survey cannot tell you
Our survey is not a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. It also has these limits:
- The condition of the deck or insulation hidden under the covering
- Parts of the roof that are not safe to walk on or view
- Whether the deck or joists are strong enough
Not sure which survey suits your roof? You can call 07833 053749 or use the contact form and we’ll tell you. What our survey covers.

- Single-ply membranes
What happens on the day
Expect us to ask a few questions before we start, such as when any problem began and what work has been done before. Then the inspection itself takes about one to two hours for a house, while a commercial roof takes nearer three to four hours. Being in a smaller place like Rowhedge does not change how the visit works: we look from ground level, from windows, from the loft and from the roof where it is safe. Point out any stains, cracks or loose pieces you’ve spotted.
- First you give us the address, what the roof covers and any leaks you’ve noticed.
- We check the roof from wherever it can be seen safely.
- The covering, falls, upstands, outlets, edge trims and rooflights are checked and photographed.
- Where there is safe access, we check the ceilings and spaces below for signs of water.
- We send a written report with photos, the defects we found and what we recommend.
Preparing for the visit
- Show us where any leaks or stains appear
- Keep pets inside or away from the areas we’re looking at
- Clear the way to the loft hatch

Flat and commercial roofs around Rowhedge
The coast is about 2 miles or less from Rowhedge, where sea air brings more salt and stronger wind than inland. Coastal wind works at the edges of flat roofs, and salt air wears metal trims and fixings. Clay tiles and timber weatherboarding mark out many of the older buildings in Essex, while many towns grew with post-war and newer estates. Mixed in with those pitched roofs are lots of flat ones, over rear extensions, dormers, garages and shops.
For businesses in and around places like Lion Walk, the flat roofs over shops and commercial units are worth checking before a leak, not after. If you own a rental within reach of Wivenhoe station, the flat roof over a let home is worth a look before it becomes a tenant complaint.

Roof by roof
Mastic asphalt
With age, asphalt can harden and crack with movement. The report shows where it is cracking and how far it seems to extend.
Single-ply membranes
Single-ply PVC and TPO membranes are common on commercial roofs and newer buildings. The survey looks at welded seams, edges, fixings and signs of damage.
Rowhedge: your questions answered
Do you cover smaller places like Rowhedge?
Yes, we do. We cover the whole of London and South East England, from towns to the smallest villages. Longer journeys are simply planned in advance.
Is my home in Rowhedge listed or in a conservation area?
You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.
Can you tell me how long my flat roof will last?
There’s no honest way to give an exact number of years. As a guide, felt often lasts around 15 to 20 years, EPDM often 30 to 50 and GRP up to about 30, but the report tells you how your roof is really doing.
What insurance do you have?
Professional indemnity and public liability insurance cover our surveys. Ask if you need details for a managing agent or building owner.
How long is the visit?
Time on site depends on the roof; most visits take an hour or two for most houses; commercial roofs usually need 3–4 hours. The written report follows by email.
What do I do with the report?
You receive the written report by email, with photos and recommendations. It is yours to share with a seller, insurer, roofer or managing agent, whichever applies.
Can you survey any kind of flat roof?
Felt, mastic asphalt, EPDM rubber, GRP fibreglass and single-ply membranes are all part of the work. We record what the covering is and how it’s holding up.
