How a flat roof survey works in East Donyland

Every flat roof covering tends to fail in its own way. Built-up felt tends to blister and crack, asphalt crazes and splits, EPDM can lift at its laps, and GRP can crack at board joints and edge trims. On PVC and TPO single-ply roofs, we look closely at the welded laps, edges and fixings. Once you know the covering and its condition, planning the next step is far easier. We survey single-ply membranes, mastic asphalt and GRP fibreglass, and people most often book us about pools of water lying on the roof and dips that suggest the deck is deflecting.

Some older homes in villages like East Donyland are listed or in a conservation area, and that can affect how an extension roof or dormer is re-covered. Check with the council before planning any change of material. Knowing the roof’s condition is the starting point. Changes that affect a listed building’s special interest need listed building consent.

Pictures do a lot of the work in our reports, so you can see each defect rather than just read about it. If something couldn’t be seen safely, the report is clear about it.

East Donyland questions

Will you come out to East Donyland?

Yes, smaller places are covered as well as towns. Our area covers London and the South East. Just mention lanes, gates or anything else about the route when you book.

Is the coastal weather around East Donyland hard on roofs?

Yes, coastal weather is harder on roofs: there is more wind, and more salt in the air. Exposed details such as ridges, verges, flashings and metal fixings are the ones to watch, and East Donyland is within about 2 miles of the coast.

Do you survey commercial flat roofs?

Yes. Offices, units, shops and blocks of flats are all part of our work. Larger commercial roofs are quoted for their size and access, so please call 07833 053749 or send us an email with the details.

What does the report include?

You get our findings in writing, part by part, with photos, finishing with recommendations. Points are put with the most urgent first where relevant.

Will I get photos?

Yes, plenty. Pictures sit next to the findings they show.

Will you check the loft?

Where it is relevant to the survey and there’s safe access, yes. A clear path to the hatch helps, and if the loft can’t be reached safely, the report says so.

What’s the best way to book?

It’s easiest to call 07833 053749 or drop us an email. Tell us the address and a little about the roof, and we’ll suggest the right survey. Surveys run seven days a week.

The survey, step by step

On the day, we begin with a quick chat about the roof and anything that’s worrying you. We then inspect everything that can safely be seen, from ground level, from windows, in the roof space and by drone where applicable. The survey typically takes about one to two hours for a house, and more on a big or complicated roof. Somewhere as small as East Donyland, access is often the only tricky part. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Weekday and weekend visits are available.

  1. We start with the address and, on larger roofs, the roof area and access.
  2. Inside, we look for signs of water under the roof where we can reach.
  3. We view the roof from safe positions and never walk on fragile surfaces.
  4. Each defect is photographed and its likely cause noted.
  5. The report explains the condition and recommends what to do first.

When you need someone else

In fairness, there are limits to any roof survey:

  • A promise that the roof will not leak in future
  • Hidden layers beneath the covering
  • Parts of the roof that are not safe to walk on or view

Not sure which survey suits your roof? You can phone 07833 053749 or use the contact form and we’ll tell you. The full list of what we check.

Roof types and parts we check

  • GRP fibreglass
  • Upstands and outlets
  • Mastic asphalt
  • EPDM rubber
  • Single-ply membranes
  • Felt flat roofs

How the survey changes by roof type

Felt and built-up roofs

The edges and upstands of a felt roof are typically where trouble starts. We check each one and photograph any that have split or pulled away.

Single-ply membranes

Single-ply relies on its welded laps staying sound. We look at seams, corners and the joints around outlets and upstands.

Tips that help

From years of surveys, a few habits stand out:

  • Note where water lies after a downpour
  • Have the roof looked at again after a severe storm
  • Note any new marks on ceilings beneath the roof
  • Keep records of when the roof was laid and what work has been done

If anything in the report isn’t clear, just ask us. The Standard Survey includes a follow-up consultation and the Premium Survey an in-person consultation, so you can talk the findings through.

Keep outlets, gutters and hoppers clear, particularly after the leaves fall. A flat roof that drains well wears much more slowly.

Flat roof surveys around East Donyland

The coast is about 2 miles or less from East Donyland, so there’s more wind and more salt in the air than further inland. Salt in the air is hard on metal flashings and fixings, and wind catches any loose edge on a flat roof. Older buildings in Essex frequently have clay tiles and weatherboarding, and plenty of post-war and modern estates besides. Next to the main roofs there’s normally a flat roof somewhere, whether on an extension, a garage or a commercial unit.

Anyone responsible for a site like St Lawrence Church of England Primary School will know that ponding and blocked outlets on a wide flat roof are worth catching before the next wet season. Landlords with a home close to Wivenhoe station may find that flat roofs on let property tend to be checked only when they fail, which is the costly way round. If you look after a shop, office or commercial unit, for example near Lion Walk, the flat roofs over shops and commercial units are worth checking before a leak, not after.

East Donyland is about 1 mile south-west of Wivenhoe, in Essex. Surveys in East Donyland work the same way as everywhere we cover: a close look at what can safely be seen, photographs and a clear written report. East Donyland is one of the places in Essex we cover. You can also see our page for Chelmsford.

What affects the cost of flat roof surveys

The price reflects the time and kit the roof needs. The main factors are:

  • The use of thermal imaging or a drone
  • Which survey package you book
  • How complicated the roof is, with its valleys, chimneys and parapets
  • The height of the building and how the roof can safely be seen

There are three survey packages: Basic from £150, Standard from £250 and Premium from £400, all including VAT. The price for your roof depends on its size, access and what you want to find out.

What we need to know

You do not need to know any roofing terms. Just tell us:

  • Photos of the roof, taken safely from ground level or a window
  • Dates you’re working to, like exchange
  • The reason for the survey, such as buying, a leak or storm damage
  • Whether there is a loft hatch, a shared roof or tricky access

A quick phone call is typically the easiest start: ring 07833 053749 or drop us an email. The price is agreed before a date is set.

What you can safely check yourself

Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date.

Watch the gutters in a downpour, from a window or the ground. Water spilling over the edge can point to a blockage or a sagging run.
