Thermal roof surveys for homes and businesses in East Donyland
A thermal survey can point to places where heat is escaping through the roof. Missing or slipped insulation and gaps at the eaves frequently show up as temperature differences. The difference shows most clearly when it’s warm inside and cold outside. The report shows the images and explains what they may mean. It is not an energy rating or a heat loss calculation. We survey ceilings below the roof, insulated roof spaces and flat roofs, and people most often book us about damp that repairs haven’t cured and leaks that are hard to trace.
Some older homes in villages like East Donyland are listed or in a conservation area. Neither a drone survey nor a thermal survey involves any work on the roof, so it’s a gentle way to see the condition of an old roof. Check with the council before planning any work on a listed building or one in a conservation area.
The report is yours to share with whoever needs it: a seller or estate agent, an insurer, a roofer, a builder or a managing agent, whichever applies.

Thermal roof surveys around East Donyland
East Donyland is within about 2 miles of the coast, and coastal wind can be strong. Thermal imaging works best after a sunny day, with a dry roof surface and little wind, so the date is chosen with the forecast in mind. Older buildings in Essex frequently have clay tiles and weatherboarding, and a good many post-war and modern estates besides. Steep or complicated roofs are often hard to see from the ground, which is where aerial photos and thermal images help.
If you look after a building such as St Lawrence Church of England Primary School, a drone or thermal camera can show a large roof in a single visit. Shop and office owners around Lion Walk may find that big, flat commercial roofs are where aerial photos and thermal images help most.

Rented homes, blocks and businesses
Letting agents often book on a landlord’s behalf, with the report sent to whoever needs it. Access is agreed with the tenant beforehand.
Businesses and commercial landlords can book us too. Bigger roofs take more time, and they’re priced for the size.
Before and after the survey
There’s plenty you can do without going near the roof. Here’s what helps most:
- Let us know where and when you’ve seen damp or stains
- File the images with your roof records
- Keep the heating on as usual before a heat loss survey
- Check from ground level or a window, never by climbing
If you are buying, the report gives you specific points to raise with the seller or agent. What you do with it is up to you, whether that is asking for work or discussing the price.
Clear outlets and gutters regularly, so water does not sit on the roof. Less standing water means less chance of it getting under the covering.
FAQs for East Donyland
Is East Donyland within the area you cover?
We do. A small place gets exactly the same survey as a big one, with the route planned beforehand.
Do you cover East Donyland?
Yes. We cover the whole of London and South East England, and East Donyland is part of that. Just phone 07833 053749 or send us an email and let us know about the property, and we will talk through which survey suits.
Do you survey on Saturdays and Sundays?
We carry out surveys on weekdays, Saturdays and Sundays. To find a day that suits you, phone 07833 053749 or send us an email.
Is this a RICS survey?
No. We’re experienced roof surveyors, and our survey covers the roof rather than the whole building. For the rest of the building, a RICS home survey is a separate job.
Which survey includes thermal imaging?
Thermal imaging is included in our Premium Survey, from £400. That also includes a full inspection, a drone inspection where applicable, structural analysis and a same-day report.
Can a thermal camera see water?
Thermal imaging shows temperature rather than water. Wet insulation holds heat longer than dry, so it can stand out, and moisture readings are used to check it.
What does a thermal roof survey show?
The camera records how the surface temperature varies. Those patterns can point to trapped moisture, missing insulation or heat loss. We check what it shows with moisture readings.
What we are asked to look at in East Donyland
Some defects simply cannot be seen with the eye. Trapped moisture, missing insulation and hidden heat loss are three examples. Thermal imaging gives us another way to look for them.
People normally book a survey when they’ve noticed one of these:
- Water getting in at parapets and stacks
- Missing or slipped insulation
- Possible trapped moisture under a flat roof covering
- Cold spots on ceilings under the roof
If yours is one of the older homes in the streets near Church of St Lawrence, tall stacks and steep slopes are easier to judge with close-up aerial photos than from the pavement.
What to check before booking
- What the report includes, and whether it has photographs
- Do they have a CAA Flyer ID and Operator ID for drone work?
- Will they check the loft as well as the outside?
- Whether you can ask questions once you have the report
Different roofs, different checks
Single-ply and EPDM roofs
On big single-ply roofs, the camera helps show where to take readings. That makes the survey more focused.
Loft insulation
Insulation often gets moved during work in the loft. The camera can show where it no longer covers the ceiling.
What happens on the day
Where it’s relevant and can be reached safely, the roof space is checked as well as the outside. Inside, we look for staining, damp, gaps and signs of movement, as far as the space allows. All in, the survey typically takes about one to two hours at a house, including the thermal images, and around 3–4 hours for a commercial roof. Older roofs in small places like East Donyland can have low, tight loft spaces, so tell us about the loft hatch and any ladder. Only areas that can be reached safely are inspected.
- We talk through the roof, any damp or leaks, and the weather expected on the day.
- The roof is inspected visually from safe viewpoints.
- We take thermal images of the roof to pick up temperature patterns.
- Areas that look unusual on the camera are checked with moisture readings where possible.
- We write up the thermal images alongside ordinary photos and recommendations.
Getting ready for the survey
- Buyers: confirm access with the estate agent or seller
- Have any questions written down, so nothing gets missed
- Keep pets in another room

What a thermal roof survey doesn’t cover
This is not a RICS building survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:
- An energy rating for the building
- Clear results when the conditions on the day are poor
- Confirming water without moisture readings
If in doubt, call 07833 053749 or email us and we will point you to the right survey. What a survey covers and does not.
