How a pre-purchase roof survey works in East Donyland
Buying a flat brings its own roof questions. Depending on the lease, roof repairs may fall to the building owner or a management company. We check as much of the roof as access safely allows, and the report helps you ask your solicitor or the managing agent the right questions. If the building has a flat roof, we check that too where access allows. If you are worried about worn or lifted lead flashings and a ridge or slope that dips, we can find out what’s behind it, on the roof space, lead flashings and valleys and flat-roofed extensions and dormers alike.
In a village or hamlet like East Donyland, homes are often older cottages and farmhouses alongside a few newer houses. Older roofs there may have clay tiles, slate, stone or, in some places, thatch. Whether you are buying or have just had a roof replaced, each material has its own checks, and thatch is a specialist material, so we report on what can be seen. Older roofs may also have old felt underlay or none, and fixings that have done a long stint.
Findings are set out part by part, from the coverings down to the gutters. It records what’s sound as well as what isn’t.

East Donyland: your questions answered
Does a conservation area affect roof work in East Donyland?
For listing, use Historic England’s list; for conservation areas, ask the council. It matters most if you’re planning to re-roof in a different material.
Is the coastal weather around East Donyland hard on roofs?
It can do. Within about 2 miles of the sea, as East Donyland is, metal fixings wear faster and gales find any loose ridge or slate.
Does your survey replace a RICS home survey?
No. It is a roof survey by an experienced roof surveyor, and you get a written report with photos. It is not a RICS survey and doesn’t cover the rest of the house.
Can you survey at the weekend?
Visits run seven days a week in the daytime, which suits people who work during the week. Let us know your preferred days when booking.
Do I need to be at home?
If the survey includes the loft or the inside of the building, someone needs to let us in. We’ll talk about access as you book.
Will you fly a drone over my roof?
Where it helps and the rules allow, yes. We hold a CAA Flyer ID and Operator ID and fly a drone under 250g, and the airspace and weather are checked before every flight.
Will you climb onto the roof?
Where it’s safe, yes. We inspect from the ground, from windows and vantage points, from the loft and from the roof itself where safe. On Premium, a drone is used where it applies.
What happens if roof problems are left?
It’s tempting to skip the roof to keep a sale moving. Weekend visits are available as well as weekdays, and a Premium report comes the same day, which helps it fit around your exchange date. Around East Donyland, older homes often have old roof timbers, where water from a failed roof can cause rot if it is left.
Simple, low roofs take less time to survey than tall or complicated ones, and the package matters as well. We will give you the figure before anything is booked.

How it works
We do not take risks to get a closer look. Everything that can safely be seen is inspected, and anything we cannot see is noted in the report. Most visits take an hour or two at the house you’re buying, depending on its size and how much of the roof can be seen. Somewhere as small as East Donyland, access is often the only tricky part. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Weekday and weekend visits are available.
- Once your offer has been accepted, you book and give us the address and your timescale.
- We arrange access with you, the agent or the seller.

What a pre-purchase roof survey looks like in East Donyland
East Donyland is within about 2 miles of the coast, and wind near the sea can be strong. The weather on the day decides whether a flight goes ahead, as a small drone can’t fly safely in high wind or heavy rain. Before planning roof work on an older home, find out whether it is listed or in a conservation area. Changes that affect a listed building’s special interest need listed building consent, and councils can also use Article 4 directions to control changes in conservation areas.
If you live in an older home near Church of St Lawrence, the roof may have had decades of patch repairs, and the survey shows where they are. If you let a flat or house near Wivenhoe station, the roof is worth checking before you add another property to a portfolio or pay a roofer in full.

Tips that help
Getting the most from a pre-purchase roof survey starts before we arrive and carries on afterwards. Some tips:
- Check we’ll be able to get into the loft space
- Don’t leave it until just before exchange
- Let us know your timetable
- Share the report with your solicitor
You may want to pass the report to your solicitor or conveyancer so they can raise enquiries with the seller’s side. Past repairs, re-roofing and any records of that work are all fair questions.
After strong winds, look at the roof from the ground. Pieces of slate or tile in the garden mean something has moved. Small repairs done quickly stop bigger problems later.
Checking the roof from ground level
Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.
A DIY look is useful, but it is not a survey. From the ground, valleys, flashings and the backs of chimneys are often out of sight.
