Pre-purchase roof survey in Camulodunum

Many older houses carry decades of roof repairs. Corroded nails let slates slide, valley linings wear thin and chimney mortar erodes. Most of it can’t be seen from the street. Our survey picks it out, with photos so you can see it for yourself. We explain each finding in plain English, so it’s clear what it means for your purchase. We are often asked to look into signs of past leaks inside the loft and gaps where slates or tiles have come loose, on gutters and downpipes, flat-roofed extensions and dormers and the roof space.

In a town the size of Camulodunum, most homes are houses rather than flats, so the roof usually belongs to the property you are buying or paying for. That makes the roof’s condition a straightforward money question: it’s better to know about it before exchange or before the final payment than afterwards. A written report with photos gives you specific points to raise with the seller or the roofer.

Nothing in the report is left vague: where something needs attention, it says so plainly.

What affects the cost of pre-purchase roof surveys

Several things affect the price of a survey:

  • The size of the roof
  • How tall the building is and how easy the roof is to see
  • If the survey needs thermal imaging or a drone
  • Features like valleys, chimneys, dormers and parapets

A Basic Survey starts from £150, with VAT included. Standard is from £250 and Premium from £400. You’ll know the price for the job before booking.

Booking your survey

These details help when you get in touch:

  • Why you want a survey: buying, a leak, a storm or new work
  • Pictures from the garden or a window, if you have them
  • What kind of property and roof it is
  • Dates you’re working to, such as exchange

Once you know what you need, ring 07833 053749 or use the contact form. We’ll suggest a package, agree the price and find a date, weekday or weekend.

DIY checks: what’s safe

A lot can be seen from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please do not climb up for a closer look.

A DIY look is useful, but it is not a survey. You won’t see flashings, valleys or the backs of chimneys properly from the ground, and those are details a survey looks at closely.

Pre-purchase roof surveys in Camulodunum: local notes

Older buildings in Essex frequently have clay tiles and weatherboarding, while many towns grew with post-war and newer estates. Each material has its own typical faults, which is what a buyer or the owner of a new roof needs to know about. What can be done to an older roof may depend on listing or a conservation area. The council is the place to check, along with Historic England’s list.

If you own a rental within reach of Colchester Town station, a written report helps before buying a rental or paying for a new roof on one. The streets around a church such as Colchester New Church are often among the oldest in a place, and if your home is one of the older ones nearby, a survey will show how the roof has been repaired before, which helps you judge what’s coming.

Leave it or get it looked at?

Even if you go ahead regardless, knowing the roof’s condition helps you plan. The report shows what needs doing first, and you can line up a roofer before small faults grow. Once water reaches the loft insulation in a home in Camulodunum, it loses much of its value and is slow to dry. That adds to the bill long before the leak is obvious.

Price depends partly on the package: from £150 for Basic, £250 for Standard and £400 for Premium, including VAT. Size, height and access can affect the price too.

FAQs for Camulodunum

How should I get ready for a visit in Camulodunum?

Mostly, it’s about access: the loft hatch, any locked gates and where to park in Camulodunum. Let us know about known leaks or past repairs as well.

How do I find out if my home in Camulodunum is listed?

Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case.

How do I book a survey in Camulodunum?

The quickest way is to ring 07833 053749 or drop us an email. Give us the address and a few details about the roof, and we’ll recommend the right survey. Surveys run seven days a week.

Do you use drones?

Where it is applicable and safe, yes. We fly a sub-250g drone and we’re a CAA-registered drone operator (Flyer ID and Operator ID). It’s included in the Drone Roof Survey and, where it applies, the Premium Survey.

How long does a pre-purchase roof survey take?

Allow about 1–2 hours on an ordinary house, while a commercial roof takes nearer three to four hours. We’ll give you an idea of timing when you book.

Which days do you carry out surveys?

Surveys run on any day of the week. To arrange a date, phone 07833 053749 or drop us an email.

Is this an asbestos survey?

No. Asbestos surveys and testing are not part of what we do. We flag materials that could contain asbestos, such as cement sheets or soffits on pre-2000 buildings.

How it works

The visit normally starts outside and finishes in the loft: first the slopes, edges and gutters from every safe viewpoint, then the loft space where it can be reached. In total, it takes about 1–2 hours at a typical house, with time for the loft where it can be reached. For a visit in Camulodunum, we need access to the loft, any rooms with leaks or stains, and the outside of the building. If there’s a side gate or a rear garden, let us know how to reach it. Visits can be on weekdays, Saturdays or Sundays.

  1. You choose a Basic, Standard or Premium Survey to suit the home you are buying.
  2. We agree a visit, including weekends if that helps.
  3. We inspect and photograph every part of the roof we can safely see.
  4. Moisture detection, structural checks, thermal imaging or a drone are added where your package includes them.
  5. We send the report with recommendations ranked by urgency, ready for you to discuss with the seller or agent.

Tips that help

A few practical points come up again and again on our surveys. They apply to most roofs:

  • Give your solicitor a copy of the report
  • Book once your offer is accepted
  • Look for fresh paint on upstairs ceilings at viewings
  • Ask whether there are papers for past roof work

If the report shows work is needed, you can raise it with the seller or agent. Some buyers ask for repairs before completion, others ask for a change to the price. The outcome is between you and the seller, and we can’t promise any result.

After strong winds, look at the roof from the ground. Slipped slates, lifted ridge tiles and debris on the ground are signs to act on. Dealing with them early keeps water out.
