Need a pre-purchase roof survey in Braiswick?

Why get it checked now?

A mortgage valuation is not a roof survey. It looks at whether the property is suitable security for the loan, and it won’t look closely at the roof. A roof survey is carried out for the buyer. Matching old materials, such as handmade tiles or stone slates, can take time to source. Spotting a problem early leaves room to find them.

To find out what your survey will cost, ring 07833 053749 or drop us an email and let us know about the roof. We will confirm the figure before booking.

Pre-purchase roof survey in Braiswick: what you get

A full home survey looks at the whole property, so the roof is one item among many. We don’t offer a RICS home survey, and ours isn’t a substitute for one. It adds a focused look at the roof on its own, with photographs of what we find and written recommendations. The two sit side by side if you want the fullest picture. Typical surveys look at roof slopes that look uneven or sagging and standing water on a flat extension roof, across lead flashings and valleys, gutters and downpipes and clay and concrete tiles.

Some older homes in villages like Braiswick are listed or sit in a conservation area. If so, re-roofing in different materials may need consent, so check with the council before work starts. For a buyer or someone with a newly finished roof, it’s worth knowing which applies. There are about 500,000 listed buildings and around 10,000 conservation areas in England.

Findings are set out part by part, from the main slopes down to the gutters and outlets. It records what’s sound as well as what is not.

Roof by roof

Lead flashings and valleys

Many older houses have lead in their valleys and hidden gutters. Splits in a lead valley send water inside, and lead is also a target for theft.

Chimney stacks

We inspect the outside of the stack, and it isn’t a flue or gas safety check. We’ll say if the flue needs a specialist.

Buying a home or a new roof in Braiswick

Older buildings may be listed or sit in a conservation area. Historic England’s list shows listed buildings, and the council can say whether a street is in a conservation area. Re-roofing in different materials may need permission there. If your survey includes the drone, we check the Drone Safety Map for restrictions before flying.

If you let a flat or house near Colchester station, the roof is worth checking before you add another property to a portfolio or pay a roofer in full.

What affects the cost of pre-purchase roof surveys

Several things affect the price of a survey:

  • Building height and the viewpoints available
  • The type of building, from a house to a block or an office
  • The use of thermal imaging or a drone
  • Roof area

There are three survey packages: Basic from £150, Standard from £250 and Premium from £400, all including VAT. What your roof costs depends on its size, access and what you want to find out.

What we need to know

The more you tell us, the easier it is to price the survey. When you contact us, tell us:

  • The reason for the survey, like buying, a leak or storm damage
  • Your timetable, such as an exchange date
  • Access details, like a loft hatch or a shared roof
  • Any marks or damp showing indoors

Booking is simple: just call 07833 053749 or drop us an email and give us a few details about the property and we’ll explain which survey suits. The price is agreed up front.

How the survey works

Before we start, tell us why you’ve booked: a purchase, a leak, a storm, new work or simply peace of mind. That way we can focus on what matters to you. Most visits take roughly 1–2 hours at most homes, or half a day or so for a commercial building. In a small place like Braiswick, access is typically the main thing to plan. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Visits can be on weekdays, Saturdays or Sundays.

  1. You get in touch after your offer is agreed, with the address and your target exchange date.
  2. We agree a time and how we will get in, including the loft.
  3. We inspect the roof from the ground, windows, the loft and the roof itself where it’s safe.
  4. We check and photograph the slates or tiles, ridges, valleys, flashings, chimneys and gutters.
  5. Your report arrives by email, with photos and recommendations prioritised by urgency.

Preparing for the visit

  • Keep pets out of the way during the survey
  • Let us know where we can park nearby
  • If the roof is shared, arrange access with whoever manages the building

We confirm the price for your roof before you book, so you know the cost up front. Our price is from £150, including VAT. To book, ring 07833 053749 or email us.

FAQs for Braiswick

Do you carry out roof surveys in Braiswick?

We do. The survey and report are the same in Braiswick as anywhere else, and visits run on weekdays and weekends.

Does a conservation area affect roof work in Braiswick?

Start with Historic England’s list for listing and your council for conservation areas. Either can affect what roof work is allowed, so it’s worth checking before planning any.

I live in a flat. Can you survey the roof?

Yes, if the building owner or managing agent agrees access. We check the parts we’re given access to.

Does your survey replace a RICS home survey?

No. Our survey looks at the roof only, and it is not a RICS home survey. It complements one rather than replacing it.

Can I take the findings back to the seller?

Yes. You might ask for work to be done, ask questions or ask for a change to the price. What the seller agrees to is their decision, so we can’t promise any saving.

Do you need access inside the house?

Where possible, yes. The loft tells us a lot about the roof, and views from upper windows help too. Access is normally arranged through the agent or seller.

Will you fly a drone over my roof?

Yes, where it’s applicable. We hold a CAA Flyer ID and Operator ID and fly a drone under 250g, and every flight depends on the airspace and the weather.

Useful tips for Braiswick property owners

These tips come from what we see on roofs every week, before and after a survey:

  • Ask who repairs the roof under the lease
  • Check we will be able to get into the roof space
  • Book once your offer is accepted
  • Tell us your exchange date as you book

Once the home is yours, the report becomes a maintenance list. Deal with the urgent items first, and use the photos as a record of how the roof looked when you bought. The Premium Survey includes a 12-month follow-up.

Keep the loft ventilated. Condensation in a roof space can look like a leak and can damage timbers over time. Avoid packing insulation into the eaves so tightly that air can’t flow.

What we’re asked to look at in Braiswick

Viewings rarely include a proper look at the roof. You walk round the rooms, but the roof stays out of sight, and a quick glance from the street misses a lot. New paint on a ceiling can hide old water stains, so a closer look is worth having before you commit.

People usually book a survey after spotting something like this:

  • Signs of past leaks inside the loft
  • Gutters that overflow or drip at the joints
  • Ponding, blisters or splits on a flat roof
  • Slates or tiles that have slipped or gone

The streets around a church such as Church of St Leonard are frequently among the oldest in a place, and if your house is among the older ones nearby, a survey will show how the roof has been repaired before, which helps you judge what’s coming.

Choosing a roof surveyor

  • Whether you can ask questions once you have the report
  • How long the report takes to arrive
  • Whether they hold professional indemnity and public liability insurance
  • Will they check the loft as well as the outside?
