Pre-Purchase Roof Survey in Beacon End
A roof survey before you buy a house or flat in Beacon End, with drones and thermal imaging where they help. Get in touch for a price.
- Patch repairs that may hide an ongoing problem
- Blistered or split felt on a flat roof
- Roof slopes that look uneven or sagging
How a pre-purchase roof survey works in Beacon End
With a written roof report, you can go back to the seller or agent with specifics. You can ask about the roof’s history, ask for repairs before completion or rethink the price. We cannot say how a seller will respond, but you’ll be asking from facts rather than guesses. It also helps you decide whether to go ahead at all. If you’ve noticed gaps where slates or tiles have come loose and gutters that overflow or drip at the joints, we can find out what’s behind it, whatever the roof.
Houses in smaller places like Beacon End can stand more in the open than those in a built-up town, so their roofs may take more wind and driving rain. Loose ridge tiles, lifted coverings and tired flashings are the kind of things that show it. For a purchase or a new roof, those exposed edges are checked closely. Wind lifts anything already loose, so a small fault on an exposed roof does not stay small for long.
How fast the report arrives depends on the package: Basic within 48 hours, Standard in 24–48 hours and Premium the same day.

What you can safely check yourself
You can learn a lot from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.
Watch the gutters in a downpour, from a window or the ground. Overflowing water can point to a blockage or a sagging run.
What happens if roof problems are left?
The lender’s valuation is done for the lender, not for you. It looks at whether the property is suitable security for the loan, not at the condition of each slate and flashing. Our survey is done for you. Blocked gutters on homes around Beacon End overflow and soak walls, particularly where trees overhang. It’s easy to sort the cause early and slow to dry a damp wall.

What we do, step by step
We do not take risks to get a closer look. Everything that can safely be seen is inspected, and if part of the roof can’t be seen, the report says so. Most visits take an hour or two for a house, with bigger or more complicated roofs taking longer. In a smaller place like Beacon End, as anywhere, the forecast plays a part: drone flights and thermal imaging need the right conditions, while a look from the ground and the loft can go ahead in most weather.
- Once your offer is accepted, you tell us the address and when you hope to exchange.
- Access to the house and the roof space is agreed in advance.
- We start outside, looking at the roof from the ground and from vantage points.
- We then look from upstairs windows and inside the loft where it is safe.
- The report is emailed with photos and recommendations, ready to use before exchange.
Before the survey
- Keep pets in another room
- Agree roof access with the managing agent if it is shared
- Buyers: confirm access with the estate agent or seller

Advice
Honest limits
It helps to know what a survey won’t do before booking:
- A valuation or a promise of a lower price
- A structural engineer’s report
- Faults hidden behind ceilings, boards or coverings
If you are not sure which survey you need, phone 07833 053749 or email us and we will give you a straight answer. The full list of what we check.
What we look at
- Gutters and downpipes
- Clay and concrete tiles
- Flat-roofed extensions and dormers
- Chimney stacks
- The roof space
- Lead flashings and valleys
- Natural slate
Roof by roof
Natural slate
Many older homes in London and South East England have slate roofs. We check for slipped, cracked and missing slates, plus the metal clips that show earlier patching.
Chimney stacks
We inspect the outside of the stack, and it isn’t a flue or gas safety check. If a flue needs testing, we will suggest who to ask.
Beacon End homes and their roofs
If the drone is used for your survey, we check the Drone Safety Map for restrictions before flying. About 4.2 miles south lies Layer Marney Tower, a reminder of how long the area around Beacon End has been built on. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and the council can say whether a home is in a conservation area.
For landlords with property near Marks Tey station, it’s worth knowing a roof’s condition before you buy it, or before you sign off new roofing work on it. The streets around a church such as Parish Church of St Albright are frequently among the oldest in a place, and if your house is among the older ones nearby, ask the seller about past roof repairs, because older roofs often have patched valleys, replaced slates and reset ridges.

Should I get a roof survey as well as a RICS home survey?
They do different things. A home survey looks at the whole property, while ours looks only at the roof, in more detail. Our survey complements a RICS survey and does not replace one.
Is this the same as a RICS Level 2 or Level 3 survey?
No. It is a roof survey by an experienced roof surveyor, with a written report and photos. It doesn’t cover the rest of the property, which a RICS survey does.
How experienced are you?
We’ve completed more than 5,000 surveys, across 20+ years of surveying roofs.
